Designed to showcase the coastline, the open-concept living space is lined with wall-to-wall windows that frame the ocean and slide open directly to the oceanfront patio for seamless indoor-outdoor living. Set just off the boardwalk, this rare retreat offers a sense of privacy while placing you right on the sand at iconic 48th Street Beach.
LIVING ROOM:
- Open-concept living/dining/kitchen layout, each space showcases stunning ocean views
- Plush sectional paired with two armchairs, plus two flat screen TVs positioned on opposing walls
- Wall-to-wall sliding glass doors open to the oceanfront patio for seamless indoor-outdoor living
KITCHEN/DINING:
- Dining table for six, plus a bar-height table for two with a secondary sink nearby, perfect for cocktail hour and entertaining
- Contemporary kitchen with granite countertops, crisp white cabinetry, and stainless-steel appliances
- Fully stocked with dishes, utensils, cookware, and bakeware for effortless meal prep
- Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.
LAUNDRY:
A stacked washer and dryer is located in the hallway. Guests must provide their own laundry supplies.
PARKING:
One designated parking space in a shared two-car garage, left side only. Street parking, both metered and unmetered, is also available.
LOCATION:
Keep an eye out for frolicking dolphins, migrating whales, and other marine life, an unforgettable sight from your oceanfront vantage point. With most destinations within easy walking or biking distance, you can park the car and truly settle in. The Newport Pier area, including the historic Dory Fishermanâs Fleet, Seaside Donuts, and Charlieâs Chili, is an easy 10-minute stroll along the boardwalk. Continue a couple of miles farther to the Balboa Pier and explore even more local favorites, including the historic Pavilion, the Catalina Island Flyer, the Balboa Island Auto Ferry, the Fun Zone, and Rubyâs Diner at the end of the pier for classic burgers and shakes.
ALSO:
The upstairs 3BR/2BA residence can also be booked simultaneously, when available, to accommodate larger families or groups on the entire property. It boasts an elevated oceanfront balcony with unobstructed ocean views. See separate listing or call our office for more details.
RECREATIONAL GEAR:

A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.
