Overlook the surf and sand from this third-floor 3-bedroom, 2-bath oceanfront condo! Just steps to Sea Colony's half mile of private beach and oceanfront pools, this one-level resort retreat is home to a living and dining area, well-equipped kitchen, den, full hallway bathroom and two bedrooms, including the master suite. Accessible without stairs. Central air conditioning, washer, dryer, and more. 3 TVs, DVD, Wifi.

Great location. The rest...

We loved the location - Sea Colony east is always lovely with it's water views. This condo needs some TLC. We were lucky to book a place on Memorial Day weekend last minute so we appreciate the availability but the owner needs to take a look at the condition of the outdoor furniture and indoor carpets.

Everything about the place was as listed, checkin and checkout were easy. No issues besides housekeeping walking in without knocking about 15 minutes before checkout telling us they were there to clean.

Sea Colony Great - 312 Harbour House Fine

The residence is dated and needs many household updates, both in terms of decor and comfort, as well as function and safety. It served our purposes for this particular trip, however it was underwhelming considering the cost and associated fees. The Sea Colony property was very pleasant, convenient to the beach and amenities (walk to Bethany), with great access to the beach and pools. We would not return to 312 Harbour House but would look for other residences within Sea Colony.

Some good and some disappointing

We chose this unit because of the outdoor table pictured on the site. But the table was so rusty that it couldn't be used. A portion of one leg broke off while we're there. Vacasa did eventually remove it and hopefully a new table will be provided. The sliding door to the balcony was eventually repaired, but for the first few days it took all of our strength to slide the door. It was nice that there was a vacuum, but we found that the vacuum would just spray the dirt back in the room rather than in the canister. We eventually had Vacasa provide a dust pan so we could clean the floors. The kitchen was well stocked, the beds were comfortable and the air conditioning worked great.

OK unit but AC broken and unserviced

The unit had linens, towels, all kitchen amenities, and even some toiletries. HOWEVER, The air conditioner was not working all week. We set to 70F upon arrival. Temperature kept going up all week never got below 76 all week while unit was running. We kept all doors and windows closed all week to prevent air heating up. Please repair the AC.

2 Day Stay

Beautiful view. Comfortable furniture. Quiet! Loved the pool area!! Had a great time walking on the beach. I felt very relaxed. On a negative side… the Keurig machine was broke. We only brought K-cups. So we spent a lot of $ at Dunkin Donuts. Not happy about that! The tv off of the living rm didn’t work. Later on, found out the garbage disposal never worked. Started the dishwasher before we left…. Well, water and foam started to come out from the bottom! We made the most of it! Wendy Leone

312 Harbour House

The unit is actually (2) bedrooms with a den that is a bonus bedroom, so that was a pleasant surprise. There is definitely signs of wear & tear and the sweeper did not work, so that was bothersome.

312 Harbour House - 2nd time

This was our second time staying in 312 Harbour House as a family of four in the past two summers. We chose 312 in summer 2021 because it had been mostly updated and was reasonably priced compared to properties in similar condition. As a bonus the unit is located at the end of the building so you only have neighbors on one side and there are no walkways going past bedroom windows. Which gave some peace of mind with a couple of young kids staying in the unit. After looking at other Sea Colony options for summer 2022 we decided to stay in 312 again as it remained to be one of the better updated and priced units available. It was also nice to know exactly what to expect in the unit for kitchen amenities and cookware. The unit also has a covered parking space below the building and is close to the beach access walkway. Summer 2021 was a great stay without any issues, however upon arrival for our 2022 stay we discovered that the unit had not been cleaned following the previous occupants with beds unmade, used linens in piles and floors unswept. After contacting Vacasa a cleaning crew was dispatched within an hour to address the situation. An additional call was necessary to get new linens after the used ones were removed by the crew. We were happy for the quick response, but it just made for a more difficult arrival after a long drive when you can’t settle in after unloading kids, food and luggage. This is the reason for 4 stars instead of 5. Pluses: updated, private, reasonably priced, covered parking, comfortable fit for 4 adults and 2 kids, good access to Sea Colony amenities, newer washer and dryer Minuses: not clean on arrival (2022), after two years we still haven’t figured out how best to use the stovetop burners Recommendations: update main bedroom bathroom, refresh kitchen utensils for completeness (measuring cups, etc), update bedding, pillows
