The Space:

Inn Sunnybrook is a warm, sunny three-bedroom home on a quiet street in Sunnybrook, one of Rotorua's leafier suburbs on the southern side of the city. The standout is the covered, north-facing kwila deck off the lounge - it catches full afternoon sun and is the spot to wind down after a day on the trails, at the lakes or in the hot pools.

Each bedroom is carpeted and warm, with its own oil column heater for the cooler months. Sleeps 6 in total. A sofa bed in the second living area adds flexibility for a child or extra guest. All bedding and linen supplied.

One bathroom with a walk-in shower, a large vanity and a heated towel rail, plus a separate toilet so the morning rush is easier. Towels supplied.



- LIVING AREA -

There are two living areas. The main lounge has two leather sofas, a smart TV and sliding doors opening straight onto the sun deck. A second, more relaxed sitting room gives everyone room to spread out - handy for the kids, a quiet read or a second screen. At the heart of the home is an open-plan kitchen, dining and living area filled with natural light, with garden views on two sides. The kitchen is well set up for groups, with black stone benchtops, a striking red mosaic splashback, a five-element cooktop with stainless rangehood, a wall oven, dishwasher, microwave and a full-height fridge-freezer with water dispenser. A gas floor heater in the dining area keeps the whole home warm right through the Rotorua winter.



- OUTDOOR AREA -

The covered, north-facing kwila deck off the lounge is bathed in full afternoon sun - the spot for an evening wine after a day out. There's also a covered side porch with a bistro setting for a quiet morning coffee, plus an easy-care lawn and garden. The home is finished in locally sourced redwood cladding, a nod to the forest just down the road.

Dedicated laundry with a washing machine, sink and drying rack.



- PARKING & GARAGE -

Off-street parking plus a separate garage that's ideal for storing bikes and gear - handy after a day on the Whakarewarewa trails.



Guest Access:

Guests have exclusive use of the whole house - all three bedrooms, both living areas, the kitchen, bathroom and separate toilet, and the laundry. Outside, you have full use of the covered sun deck, the side porch, the garden and lawn, off-street parking and the separate garage for bikes and gear. Make yourself at home. 🏡



The Neighborhood:

Sunnybrook is a quiet, established suburb on the southern side of Rotorua - a friendly mix of families and locals, with leafy streets and a relaxed feel. It sits close to Te Puia and the Whakarewarewa geothermal valley, and it's a short drive to the Redwoods Whakarewarewa Forest, the region's hub for mountain biking, walking and running trails. Central Rotorua, the lakefront, the shops and supermarkets are around ten minutes away, along with the city's famous hot pools - Wai Ariki and the Polynesian Spa. The lakes, gondola and wider geothermal attractions Rotorua is known for are all within easy reach.



Getting Around:

A car is recommended for making the most of your stay, and the home has off-street parking plus a separate garage. Te Puia is about 7 minutes away, with central Rotorua, the lakefront and the hot pools around 10 minutes, and the Redwoods Forest, Skyline gondola and luge, Canopy Tours and Zorb all a short drive. Rotorua Airport is roughly 17 minutes on the eastern side of the lake.
