Whether you are planning a romantic long weekend, a family escape or a catch-up with friends, this home has everything you need to completely switch off.

The chef's kitchen is the centrepiece of the home and is fully equipped for everything from lazy Sunday breakfasts to long dinner party evenings. The open plan living and dining flows effortlessly to the alfresco outdoor entertaining area, where you can dine under the stars or sip your morning coffee surrounded by the beautiful sprawling garden. The kids will absolutely love having space to run and play outdoors.

When the Southern Highlands evenings cool down, gather around the gas fireplace and feel the chill of the Highlands melt away. Ducted air conditioning throughout the home keeps everyone comfortable year round, no matter the season.

The home comfortably accommodates up to six guests across three thoughtfully designed bedrooms. The king master suite serves as a true retreat, while the queen bedroom and a twin room featuring two king single beds that can be combined into one king provide flexible options ideal for families or mixed groups.

Both bathrooms have been brand new, finished to a high standard and ready to impress.

High-speed WiFi, a dedicated workspace, smart TV, free on-site parking and seamless self check-in via lockbox round out everything you could need for a stay that feels effortless from the moment you arrive.

Ascot House is just minutes from Bowral's best restaurants, award-winning wineries, beautiful Corbett Gardens, the Bradman Museum and the boutique shopping that makes this town so special. In spring, the famous Tulip Time festival is right on your doorstep, and in autumn the turning Highland leaves create a backdrop that is simply breathtaking. THINGS TO KNOW

* Checkin details will be sent either the night before checking in, or the morning of check-in for security reasons.

*The home has security cameras around the property facing only the garden and driveway. Rest assured, no cameras encroach on the privacy inside the home.

*If you'd like to combine the 2 single beds into 1 king bed, please let us know upon booking.



HOUSE RULES

* Check-in after 3 pm; check-out before 10 am. Fees may apply for changes. Approval required first.

* No smoking allowed

* Strictly No parties or events allowed.

* No Pets allowed.

* Guests must follow NSW Short Term Legislation.

* All guests are required to accept our booking Terms and Conditions in the Pre-arrival check-in form, as well as provide a valid ID and card details for security.

* Max 6 overnight guests, 3 day visitors, 9 people total at any time.

* Only approved guests/visitors allowed (written permission required).

* Strict no-smoking policy; $500 fine may apply.

* Respect neighbours; keep noise low, especially after 9 pm.

* Breaking rules may result in eviction without refund (STRA terms apply).

* Date changes allowed only if more than 1 month before check-in, subject to approval/surcharges.
