The Space:

The downstairs is one open level. Living, dining, and kitchen sit under double-height ceilings and walls of glass that face the pool deck and the woods. Floors are polished concrete. The living area holds authentic mid-century pieces, including an Eames rocker, Nelson accents, and a working record player.



The kitchen has wood cabinetry, a gas cooktop, full-size appliances, and a marble-topped island. The dining table seats six beneath a Noguchi-style paper pendant.



Upper Level

Upstairs is a single open room used as a second lounge and workspace, with a sofa, a TV, a library wall, and a desk with a printer. High-speed Optimum Fiber internet, tested over 500 Mbps, supports video calls and streaming throughout the house.



Bedrooms (sleeps six)

Primary: California king with an en suite bath.

Bedroom 2: double bed with a desk and printer.

Bedroom 3: queen bed.



Bathrooms

Two full baths finished in penny tile and marble. The primary bath has a soaking tub, a separate rain shower, and double vessel sinks. The second bath has a vessel sink and a step-over tub.



Outdoor

A heated lap pool runs along a wood deck with full wooded privacy and no visible neighbors. Loungers and a dining set are provided. There is an outdoor shower and a charcoal grill on the deck. Pool heat is available approximately May through September for a fee of $45 per day.



Setting

The home sits on a wooded lot in a quiet Southold residential area, private and set back from traffic. The elevated rear deck is a decorative architectural feature and is not accessible to guests.



Seasonal

Outdoor amenities, including the pool, deck furniture, and grill, are typically stored between Columbus Day and Memorial Day. If your stay falls outside that window and you plan to use the pool, please inquire before booking.

Important Details

-Primary renter must be at least 25 years old.

-Pets: non-shedding dogs only, with prior approval, $200 per pet. No cats.

-Central air conditioning.

-Exterior security cameras are present, disclosed per platform requirements.

-Septic system: only toilet paper in the toilets. No wipes or feminine products.

-For stays of 21 days or more, utility expenses, including electricity and gas/oil charges, will be calculated based on the actual duration of the guest's stay upon receipt of the utility bills from the Owner.

-For reservations of 29 nights or more, a refundable security deposit is collected prior to arrival.



Guest Access:

Guests have access to the entire house, the pool, and the deck. The elevated rear deck is not accessible.

The home is on Soundview Avenue in Southold, on the North Fork.

Southold Town Beach (Long Island Sound) – 4 min, 1.5 mi

Kenney's Beach (Long Island Sound) – 5 min, 2.0 mi

Croteaux Vineyards – 6 min, 2.5 mi

Love Lane shops & dining, Mattituck – 11 min, 6.5 mi

Greenport Village – 15 min, 8.5 mi



Getting Around:

A car is recommended. North Fork beaches, farm stands, vineyards, and restaurants are spread out and are not well served by public transit. The nearest Long Island Sound beach is less than 0.5 mile away (about an 8–10 minute walk). Southold LIRR Station is approximately 3 minutes (1 mile) by car.

Cancellation Policy

Bookings canceled at least 30 days before the start of the stay receive a 100% refund. Bookings canceled at least 14 days before the start of the stay receive a 50% refund.



Guest Insurance

Guests are required to sign a Rental Agreement. A property damage protection policy is included for stays under 29 nights. This policy covers incidental damage to the home during the stay. It does not cover trip cancellation due to illness or other personal reasons. A refundable security deposit is collected prior to arrival for stays of 29 nights or more. Report any incidents promptly.
