Special Use Policy: Reservations that involve hosting events (small or large), commercial activities, or other non-traditional uses -- including rotating groups of guests during the same stay -- require prior written approval from the host. Off-Season Disclaimer: It is typical that spring cleanings and updates do not take place until late April / early May. If your booking falls outside of Memorial Day to Labor Day, please inquire as to whether or not outdoor furniture and equipment will be available for use prior to booking.
Payment/Refund Policy: Unless otherwise stated on the property listing, all payments are non-refundable, however, should the guest elect to cancel its reservation, Marquis will use best efforts to work with the owner of the property to reopen the dates of the reservation in attempt to re-book the property (please note the decision to reopen dates is the owners'). Should Marquis be successful in re-booking the property for the original dates at the same or higher price than the original reservation, a refund less a 20% penalty, calculated as 20% on the total reservation amount, will be issued to the guest once payment is collected in full for the new reservation. If a new reservation is not made, the guest may use the property for the dates of its original reservation so long as payments have been made in accordance with the payment schedule established at the time of booking and Marquis is notified in writing 72 hours or more prior to the start of the reservation.
Note: All payments must be made prior to check-in.
VRBO charges the guest directly for their service fee and applicable taxes, while StayMarquis charges separately for the rental rate. As a result, you will see two separate charges at the time of booking-one from VRBO and one from StayMarquis.
If there is a second installment, it will be collected directly by StayMarquis shortly after the first installment.
Payment Method: Balance payments made with credit card are capped at $3,500. Payments over $3,500 shall be made by check, ACH or wire.
Security Deposit Disclaimer: Although rare, accidental damage does happen during a stay. In lieu of a security deposit, guests can rest easy knowing that this property is covered with up to $25,000 of damage protection. Coverage details are provided in the booking agreement.

had a great time
the house was perfect for my group of five friends, especially the amazing yard with the grill, pool, seating, and outdoor fire place. walking to the private beach at sunset was a nice plus too. the house is in a great location a few minutes from main street in greenport and surrounded by vineyards and things to do.

We had an incredible long weekend at Greenport Getaway. The communication was prompt informative and very helpful prior to and throughout our stay. The house itself has everything could need to enjoy and relax. It was comfortable and made us feel right at home. We went into Greenport which is a cute town and has some great restaurants. We also cooked at home. The kitchen has everything you need for that too. The description of the property is spot on. We will definitely be back.

Wonderful weekend
This was an excellent home for a weekend away. The temperatures had already dropped significantly so we were unable to use the pool but aside from that, everything was perfect. The other guests we had were very pleased as well. Highly recommend!

Beautiful One Level Wine Tasting Getaway
Beautiful, well appointed new construction in desirable Greenport area. Minutes to local vineyards and the shoreline. Comfortable for 3 couples. Kitchen was perfect for simple meals. Off season, so we didn’t get to use the pool but it looked amazing!

Memorial Day
We had an amazing time at this property for Memorial Day weekend. A short drive to the center of town and surrounding vineyards. The neighborhood is quant and you can walk to the water. The property is well maintained and the backyard space provides you with your own private outdoor area where you can lounge and relax by the pool and firepit. A great rental for anyone!

Sisters weekend success!
This is our second time back to LI North Fork, celebrating our annual Sisters Weekend. 4 adult women enjoying the food, wine and people of the area. The house was perfect for us- well equipped kitchen, super comfortable beds and extra clean home. The hat is immaculate and spacious- the pool was closed of course, but we enjoyed a fire in the pit. Greenport gem, great house, condition and location
We really enjoyed our stay. It is always great when the actual experience matches or exceeds the pictures. The house is very comfortable and everything works great. The master bedroom is very spacious (with its own bathroom) and the other two bedrooms are great as well. Nice open space with kitchen, family room and dining room. The highlight of the house is clearly the back yard. The pool and the patio furniture are outstanding. It is a very quiet neighborhood, great for walks and biking. You are a mile away from the center of Greenport (the place to be at night) and close to everything else in the North Fork. You can also take the ferry over to Shelter Island and drive your car to Sag Harbor and the Hamptons in a heart beat. Whoever rents this house should respect it the way the owner (very responsive) respects the guests.

North Fork getaway
We had a great time! The house was nicely updated and decorated and well-stocked with everything you might need to cook (if you so chose), including basics like paper towels etc. the heated pool and beautiful backyard was amazing. The firepit was wonderful too. The owners are still adding some more improvements (need to add backyard lighting for example, but they provided LED lanterns in the meantime so it wasn't an issue). I would add a couple more things like more umbrellas and side tables for the gorgeous backyard by the loungers but it didn't detract from our stay. There was a nice private beach that you could walk to (about 11 min walk). They had beach chairs, cooler, and even beach wagon we could use. Great location near town and very convenient to everything. Owner was very responsive and accommodating (offered early check in and late checkout; when the propane ran out for grill, I reached out and she reimbursed me for the new tank we bought). Overall, we had a wonderful stay and would definitely come back!

Amazing Backyard, Clean & Comfortable
This home was lovely and suited our needs well. My friends and I stayed for a birthday gathering in beautiful town of Greenport. The home is new and well appointed all around; there was not for a want. Comfy beds, updated bathrooms, house was spotless. Kitchen was easy to prepare meals with an open layout. The updated backyard made for a big highlight!! Heated saltwater pool, fire pit area, lounging chairs and lawn with perfectly fresh cut grass. Great location to get around to restaurants, beaches, wineries, shops. The property mgmt company and owner were both easy and pleasant to communicate with. Highly recommended for a Greenport Getaway!
