The space
Set on a private 16-acre rural property near Lavers Hill, this stunning 4-bedroom house is designed to comfortably accommodate up to 12 guests, making it the perfect setting for large family gatherings, group getaways, or an incredibly spacious and luxurious retreat for a small family.

Ultimate Basecamp: Situated near Lavers Hill, you are centrally located between the famous Twelve Apostles and the charming coastal town of Apollo Bay

Our property is located close to the Lavers Hill Police Station, providing an easy-to-find landmark for your arrival and an added layer of security for your stay.

Our property features two spring-fed dams. They are beautiful to look at and are a great spot to quietly observe local birdlife and frogs. Please do not swim in the dams, and supervise children closely around the water's edge. Can spot the platypus if you are lucky.

Our resident alpacas visit the house every morning between 7 and 9, offering a unique, private wildlife viewing experience right from deck

Bedroom 3 : Fitted with a comfortable Queen Bed, smart TV and built-in robe with ample space.

Bedroom 4 (The Bunk Room): Ideal for children, friends, or younger travellers, this room houses Two Triple Bunk Beds , sleeping six guests comfortably. (Please note the upper bunk is for kids only, age 6 and above)

Common Bathroom: A true highlight of the home, featuring a stunning freestanding soaking tub, a spacious walk-in shower, and a beautiful skylight, offering a spa-like experience.

Main Living Room: The heart of the home, featuring a magnificent wood fireplace set into a stone feature wall. It offers comfortable seating, a smart TV, split AC, dedicated work station and huge glass doors leading to the deck merging indoor/outdoor living.

Central Island & Seating: A vast island serves as a fantastic prep space, offering seating for four guests —ideal for casual breakfasts or wine while cooking.

Coffee Station: A dedicated area includes a fully automatic coffee machine for your daily caffeine fix.

Storage & Supplies: Ample cupboard space is available to store your groceries. We ensure the kitchen is stocked with essentials, including a full set of quality cookware, serving dishes, and a complete knife block and emergency supplies.

Outdoor Deck & Pool: An expansive deck space perfect for BBQs, morning coffee, or simply watching the alpacas graze. The private outdoor swimming pool provides a refreshing focal point for warm days.

Please note: Pool heating is weather-dependent and may not reach swimming temperatures during colder periods.

Laundry Room: A dedicated space with a high-quality washer and dryer for your convenience, ensuring you can pack light.

*****Our property is set in a peaceful rural rainforest environment in the heart of the Otways, yet close to cafes and shops. You may spot unique local wildlife around the house—including Black Otway Snails, which are harmless and protected. Please avoid disturbing them and take care when walking outside at night.


Weather & Power: Conditions can be temperamental, and power outages do happen occasionally.

Wildlife: We are in the middle of a forest. While the house is professionally cleaned before every stay, insects or small critters may occasionally enter after our inspection.

As we manage this property remotely, we appreciate your help in solving minor issues that may arise. However, for serious or urgent situations, we are always available to assist and can attend the property personally within a couple of hours.

Adrenaline Option (Zipline): For the true thrill-seekers, book the only Zipline Tour in Victoria, soaring up to 30 metres above the forest floor on a guided eco-adventure.

Johanna Beach – Rugged, Untouched & Breathtaking

Approx. 15 minutes’ drive

Known for its dramatic coastline and powerful surf.

A favourite spot for sunset walks, photography and nature lovers.

Quiet, peaceful and perfect for relaxing by the ocean.

Rainforest Thrills: Experience the magnificent Otway Tree Top Adventures, including the thrilling Treetop Walk and Zipline Tour, just a short drive of around 15min.

Waterfalls & Walks: Spend the day exploring the lush trails and cascades of the Great Otway National Park, including Hopetoun and Triplet Falls.

Dining Gems: Enjoy local culinary delights with breakfast at Yatzies and a fantastic dinner at The Perch nearby(Less than a km of walk).
Guest access
Guests have full access to the entire house, outdoor deck, BBQ area, swimming pool, and surrounding open spaces within the property grounds.
There is ample space for outdoor activities, and guests are welcome to use the lawns and designated outdoor areas.
Please note:
Any locked cupboards, sheds, or storage areas are not accessible to guests
Maintenance areas and utility sheds are restricted
Paddocks are part of the property. If you open any gates, please ensure they are securely shut after use.
If a gate is already open when you arrive, please leave it open.

There is plenty of open space for tents; however, tents and camping equipment are not provided by the host and must be supplied by guests.
