Set in the picturesque enclave of Point Leo, this three-bedroom home with easy walking distance to the beach, invites guests to pause, exhale, and settle into a rhythm guided by sea breeze, sunlight, and the scent of salt in the air.
Designed by Pleysier Perkins, Peninsula Palm Springs is a modern coastal sanctuary where mid-century California spirit meets the effortless ease of the Mornington Peninsula. Featured in The Design Files and winner of Inside Outâs 2024 House of the Year, it has also been shortlisted for Grand Designs Australia Magazineâs 2025 House of the Year. Each accolade recognises its rare blend of architectural integrity and laid-back livability.
Breeze-block walls, coloured glass, and warm timber panelling recall the golden days of Palm Springs, while a distinctive angled roofline and sculptural brickwork anchor the home firmly in Australian soil. Inside, sunlight filters across terrazzo benchtops, cork floors, and soft sage cabinetry, creating a rhythm of texture and tone that feels at once timeless and contemporary.
The layout is effortlessly sociable, with an open-plan living, dining, and kitchen space bathed in natural light. Full-height glass frames the garden and pool, while the central courtyard dissolves the boundary between indoors and out. The sunken lounge, curved and inviting, feels almost cinematic; a space for slow afternoons, records spinning, and long, easy conversation as dusk settles.
True to Pleysier Perkinsâ philosophy, beauty here lies in simplicity and material honesty. There is a quiet richness to every surface: brick, cork, timber, and glass, with no plasterboard in sight. Light and ventilation are treated as design features, with louvres and glazing that capture the sea breeze and the shifting sun.
Three beautifully appointed bedrooms line the central hallway, tucked behind pastel plantation shutters. The master suite offers a calm retreat with its own ensuite, while the additional bedrooms provide comfort and flexibility for families or friends. The third bedroom, with twin bunks and a rumpus-style layout, gives younger guests their own playful hideaway, a place to dream, build forts, and wander straight outdoors once the sun is up.
For additional guests, a beautifully restored camper is available on request at the time of booking. It provides sleeping space for up to two guests and adds a touch of nostalgic adventure to the experience.
Outdoors, the home celebrates everything the Peninsula does best: sun, space, and simplicity. Mornings begin with coffee and scrolls from the nearby Point Leo Store, afternoons drift between the pool and the pages of a book, and evenings invite stargazing beneath the coastal sky to the quiet hum of the waves beyond.

Point Leo captures the very essence of the Mornington Peninsula. A place of vineyards and surf, winding coastal roads and still moments. Wineries, beaches, boutique villages, hot springs, and walking trails are all close at hand.
Point Leo & Shoreham beach are just a short stroll away, no car required. The local general store offers essentials and freshly baked treats that disappear fast. (our favourite are the freshly made sandwiches on focaccia, or the cinnamon scrolls, quite the crowd pleaser!)
The foreshore offers additional open space for play and a nearby playground for younger guests to enjoy.

-The primary guest must be aged 28 years or over. We do not accept bookings from groups where most adult guests are under 28, with the exception of children accompanied by adults.
- Parties, events, or gatherings are strictly prohibited at this home.

- Smoking is not permitted in or around the house.
- Children must always be supervised around the pool area.
