Set across the upper slopes of Kennedy Point Vineyard, this private hilltop estate brings together two well designed homes with wide sea views, quiet outdoor spaces, and room for groups to settle in comfortably. With vineyards below and the coastline stretching outward, it is a place suited to long lunches, shared meals, and slow days spent between decks, gardens, and views.
The Space:
Kennedy Point Vineyard Estate is arranged across two separate dwellings that sit within the vineyard grounds, allowing groups to stay together while enjoying space and flexibility. The layout works well for extended families, multi family groups, or retreats where shared time and privacy are equally important.
The Guest House is calm and light filled, surrounded by pĆhutukawa trees and open outlooks. Its open plan kitchen, dining, and living area flows directly to a sun soaked patio with BBQ, outdoor seating, and space for relaxed meals throughout the day. A wood burning fire keeps the home comfortable during cooler months, and the kitchen is fully equipped for everyday cooking and shared meals. Three bedrooms and two full bathrooms provide an easy, practical layout, with two queen rooms and a third bedroom set up with two singles.
The Hilltop House sits slightly higher on the ridge and enjoys expansive sea views from most rooms. This larger home is arranged across two levels and centres around a generous kitchen with a large island that anchors the living spaces. Floor to ceiling glazing fills the interiors with natural light and opens onto wide decks and outdoor entertaining areas. Outside, there is a BBQ, pizza oven, and both indoor and outdoor fireplaces, making the home comfortable and usable year round. Four spacious bedrooms each have their own ensuite, allowing guests to spread out while maintaining privacy and comfort.
Together, the two homes form a cohesive private estate with views, outdoor space, and multiple gathering areas. Parking is available on site for several vehicles.

Guest Access:
Guests have exclusive use of both homes, the surrounding decks, gardens, and outdoor entertaining areas for the duration of their stay.
Check in is from 2:00 pm and check out is by 10:30 am. Early check in or late check out may be available for an additional fee and will be confirmed closer to your stay. These options cannot be offered when there is a same day guest changeover.
There is ample on site parking available.

The vineyard cellar door is a short walk from the estate and offers organic wine tastings in a relaxed setting overlooking the bay. It is an easy way to start or end the day without needing to leave the property, and a rare experience to have so close at hand.
A short drive brings you to Ostend, where you will find supermarkets, bakeries, bottle stores, and casual cafĂ©s for everyday supplies. Ostend also hosts the islandâs weekend market, a local favourite for fresh produce, food trucks, and handmade goods, giving visitors a glimpse into everyday island life beyond the vineyards.
The estate is well positioned for exploring Waihekeâs food and wine scene. Casita Miro is nearby and known for its Mediterranean share plates and hillside terraces, while Tantalus Estate and Stonyridge Vineyard are popular choices for long lunches set among the vines. For a more relaxed beachside option, Three Seven Two at Onetangi Beach offers thoughtful cooking with a coastal outlook.
Onetangi Beach itself is a short drive away and is one of the islandâs longest and most swimmable beaches, with calm water, beachfront cafĂ©s, and space for long walks along the shore. The estate runs on rainwater tanks, as is common on Waiheke Island. Guests are asked to use water thoughtfully during their stay, particularly for showers, laundry, and outdoor use.
