There is linen provided for the King size bed Only. ALL Other Linen IS BYO Bedding provided - doonas, pillows and blankets: guests must bring their own sheets & towels.
The Farmhouse is situated on 5 acres of predominantly bushland, just a few minutes drive from the beautiful Waratah Bay.
The dual level home features the central living/dining/kitchen and bedroom spaces on the botton floor, with an additional lounge space upstairs sporting views over farmland and the bay beyond. Drive up the driveway and be greeted with generous parking space for boats and the family's cars. There are plentiful birds and native wildlife, including resident black cockatoos and the occasional Koala family. There is a well maintained walking track around the perimeter of the property, large grassy clearings for a kick of the footy or other games like Finska, Bocce and Badminton.
More about the house: The Eastern wing of the home contains the Master bedroom and ensuite, with a king bed (linen provided for this King bed Only). Walk through the mud room/second living space which contains childrens books, toys, board games and more. Enter to the hub of the home which shares the main living, dining, study and kitchen.
The Coonara wood heater radiates throughout the main lounge space through winter, accompanied by 2 comfy couches, poised to take in the view. Up the flight of stairs is the lookout - or third living space. There is a single sized day bed for a nap in the sun, some comfy couches and a smart TV. There is an additional study area in this lounge.
The dining table seats 10 individuals. For all of your home cooking needs, there is a large electric oven, with a gas 5 burner stovetop, single door fridge/freezer, dishwasher, kettle, microwave and toaster. For your morning brew, there is a DeLonghi coffee machine, that takes ground coffee. Additionally, there is a large coffee plunger, which also takes ground coffee. Large windows flood this space with natural light and a view out into the back garden + outdoor entertaining space.
In the laundry, there is a washing machine, with the clothesline mounted to the west wall of the house. Through the hallway in the western wing are three bedrooms. The first has 1 double bed, and a day bed on the window, ideal for a toddler or small child. The second bedroom has a queen bed and a single bunk bed (2 singles and 1 queen). The third, has 1 queen bed. There is a bathroom with a shower cubicle, bathtub and separate toilet (accessible through bathroom).
The Garden: The outdoor dining set seats 8 under a shade sail, with additional bench seating around the outdoor fire pit. Please check fire restrictions and use with the utmost caution/care. A firewood supply is not guaranteed. There is a hammock for a nap in the sun, and a medium gas BBQ for outdoor cooking.
Whilst the house is fully fenced, it is NOT secure, but has ordinary stock fencing. There is a secure pet kennel and run available, which is best suited to smaller dogs or those not inclined to jump. Please monitor your pets, as there is livestock in the surrounds of the property, which if disturbed will incur consequence. No pets on couches or beds.

- Guest Access
You have use of the entire house and yard. You do not have access to the sheds on the property, other than the car port. Guest access information will be provided the day of your arrival via email. This will include details on how to locate the property, where to locate the key safe, and the key safe combination to access the keys.
- Neighborhood
Waratah Bay is an approximate 8 km drive (8 - 10-minute drive) to Sandy Point. Waratah Bay is a traditional beach town, with no shops or service station. Closest store for supplies is the Sandy Point General Store.
The Shallow Inlet, famous for wind surfing and fishing is a short 10 minute drive. Other nearby recreation facilities suitable for children and families are in the town of Sandy Point. These include the mini golf on the foreshore, the Surf Lifesaving Club, Children's Playgrounds, Tennis courts and a half basketball court.
Numerous recreation and relaxation facilities are within reach, in close by Sandy Point, Foster and Fish Creek townships. Activities such as golf courses, bush walks, fine restaurants and of course the South Gippsland's popular wineries and art galleries. Accessible to both Wilson's Promontory and South Gippsland the location makes it an easy drive to the popular Squeaky Beach, Sandy Point, Inverloch and Port Franklin.
- Getting Around
Whilst the beach at the Gap is only a couple of kms' away, you will need a car to enjoy this property.
This home is not in town, so transport is essential.
Waratah is a lovely Village to stroll around, however getting beyond this you will need your own car or bike. If you require electric vehicle charging, there are locations at Sandy Point Mens Shed, Fish Creek + more. Electric vehicle charging is prohibited at our holiday homes.
- Other things to note
Due to the closure of the Gippsland Power Stations, during peak times (i.e. the middle of summer) we are prone to power blackouts. Mobile phone coverage can also be poor, travellers are advised to use Telstra for the best coverage in our area. This is unfortunately completely out of our control. This property is on tank water and septic systems.
1. Checkout time is 10.00 am sharp on the day of your departure, unless you have made other arrangements with Prom Coast Holidays prior to your arrival. Failure to vacate the Property by 10.00am sharp will result in one extra night's accommodation fee being charged to the credit card tendered.
2. Smoking is strictly prohibited inside the Property. If you smoke outside the Property, all cigarette butts must be cleared and put in the bin. Failure to clean cigarette butts may result in an extra cleaning fee charge on the credit card tendered.
3. All holiday rental Properties are fully equipped with the exception of linen which is not provided unless specified in writing (e.g. Sheets, pillowcases, towels etc) a small complimentary supply of cleaning products (soap, detergent, etc ) is supplied.
4. Unless otherwise specified in writing, firewood for wood heaters is not supplied. Wood is available for purchase at the Sandy Point General Store, BP Fish Creek or Foster. Outdoor fires are only permitted in accordance with local fire restrictions.
5. The Maximum number of persons (including children) permitted to occupy the Property is included in the Property description. Overcrowding, extra guests and parties are not allowed. If there is evidence of overcrowding, extra guests or parties at the Property at any time, the booking will be terminated immediately, all monies forfeited and any costs incurred as a result of the misuse of the Property will be payable by you or charged against the credit card tendered.
6. Tents, caravans and the like are strictly not permitted at the Property at any time.
7. If upon your arrival the Property is not clean, or it comes to your attention that the Property has been damaged, you must notify Prom Coast Holidays staff immediately so that we are able to inspect and arrange to rectify the problem promptly. Claims for compensation Will NOT be considered should Prom Coast Holidays not be advised of any issues on checkin.
8. Prom Coast Holidays is not responsible for, and you hereby release Prom Coast Holidays from, any liability in respect to any injury, debt, damage, loss, cost, delay, expense or inconvenience caused directly or indirectly by your occupation or use of the Property.
9. Prom Coast Holidays accepts no responsibility for guest's personal property left in, or near the Property.
10. Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm & 8am, during arrival or departure, and at any time throughout the occupancy. Offensive noise is prohibited and may result in immediate termination of your booking, all monies forfeited, and any costs incurred following misuse of, or damage to the Property will be payable by you or charged to the credit card tendered. Guests and visitors must not engage in anti-social behaviour. Strictly NO Schoolies or Bucks/Hens Nights.
11. You are responsible for any damage caused to the Property or the loss of, or damage to any items provided at the Property, including but not limited to the floors and floor coverings, furniture and fittings, kitchen utensils, crockery, glassware, cutlery and you must pay to Prom Coast Holidays the full cost of replacement or repair of any such items lost or damaged. All damage, breakages and losses are to be reported to Prom Coast Holidays immediately. All furniture and equipment must be left in the Property and as originally found.
12. You are responsible for the safekeeping and replacement of accommodation keys. Duplicate keys are not always available. If Keys or remotes are lost, you are responsible for the cost of changing locks. Should Prom Coast Holidays be required to attend the property after hours due to fault of guest (i.e. losing keys or locking themselves out) a service charge of $200.00 will be deducted from the credit card tendered.
13. If you do not leave the Property neat and tidy, Prom Coast Holidays will charge you an additional cleaning fee. Any spillages, the fridge and benchtops must be wiped, dishes washed, dried and put away clean, BBQ cleaned (if used), and all garbage must be wrapped and placed in the garbage bin provided. Please put bins out on the nature strip Sunday night for rubbish collection.
14. Prom Coast Holidays is a property management company, managing this house on behalf of the owners. Should you need to get in touch with us regarding a matter which is not urgent, please contact our office onorduring office hours. A/H (emergency) contact details will be provided in guests Check in email.
15. Electric Vehicles: Please note the charging of Electric Vehicles is not permitted at the property. Power usage is monitored and a surcharge of $50 per day will apply for excessive power usage. EV charging stations are located at Sandy Point Mens Shed, Foster, Fish Creek & Yanakie townships for your convenience.
Strictly No Parties, Schoolies, Bucks or Hens nights permitted at this property.
Smoking is strictly prohibited inside the Property.
