- Bedroom 2 is comprised of 1 x King bed and one set of King single bunk beds
- The garage isn't accessible for guest use, there are three spaces in the driveway and road parking is available
- The pool is not heated. Please keep in mind for pool usage.
Our local council has noise restriction times being:
After 10pm Monday - Thursday
After 11pm Friday - Sunday
Please keep this in mind for the neighbours.
- A small amount from every booking is donated to local charities â a booking with Professional Holiday Homes supports local communities.
- The total price stated includes a credit card fee of 1.9%. Please note that in the event of cancellation, the credit card fee will not be refunded.
- Please note that we supply a number of basic pantry items at each property. We are, however, unable to guarantee the availability of all pantry items. 3 toilet rolls are supplied per bathroom. You may wish to bring additional supplies with you.
- Internet in regional areas can be inconsistent and uninterrupted supply is not guaranteed. We will not provide compensation for failure or unexpected unavailability of internet services.
- Whilst the majority of properties provide access to streaming services, guests may be required to log in via their own accounts.
- Please note that firewood is only supplied from May to September.
- Fencing: Whilst the property is fully fenced at the rear, there are small gaps in the fencing outside the small picket fenced area with the fire pit. Pets will need to be actively supervised outside of this area. Front garden unfenced.
- Air conditioning: The property has air conditioning in the living area, rumpus room and bedrooms 1 - 4.
- This is a families only property and only permits a combination of adults and kids up to the maximum capacity. No groups of adults are permitted unless an intergenerational family group. Please specify this if booking more than 8 adults.
- We welcome responsible guests that will not cause disturbance to our neighbours.
- For our pet friendly properties, pets are welcome inside but not on furniture or beds.
- After booking you sign a rental agreement. Please contact us prior to booking if you'd like to view a copy.
- No schoolies, parties, bucks or hens groups are permitted.
- We reserve the right to request photographic proof of id such as driverâs license or passport.

We work in a people business and very infrequently things go wrong - if this happens we will do our best to rectify the situation immediately. In busy periods it may take us a few hours to get to messages so picking up the phone is the fastest and best way for us to provide you with the support you need in an urgent situation.
As we are a licensed real estate agent you can be assured that all properties are fully insured, meet fire safety standards and are registered with NSW planning.
