Located in the very heart of the City of Greater Geelong, this modern and well equipped two-bedroom apartment features everything you need, surrounded by everything you could want. Tucked away on Baylie Place and overlooking Ryrie Street, the local shops, cinema and restaurants are a few steps outside your door. The modern interior offers comfortable and private living spaces with everything catered for, this hidden gem is perfect for work trips, families or couples off to explore the area.

ENTRY: This luxury apartment features a private entrance on Baylie Street with contactless check in via Electonic lock. Your code and check in details will be sent 24 hours before check-in with local host on call to assist. Please note there is a camera on the street monitoring the entrance.

PARKING: This property does not have a designated parking spot however a large car park is a short 15 second walk from the entrance. Overnight and weekend parking is free, 4 hour paid parking 9:00am - 5:30pm Monday to Friday.

WIFI: Unlimited and complimentary, password will be provided on check in.

HEATING & COOLING: The property features split system heating and cooling.

KICTHEN: Fully equipped kitchen with: Toaster, kettle, microwave, coffee machine (Nespresso Essenza Mini, Pods), dishwasher, oven, fridge. Complimentary selection of tea, coffee, sugar. Spices, oil provided.

DINING: We have a dining table set for 4 guests with 2 more seats are the kitchen bar.

LOUNGE: Comfortable velvet couch with TV and Chromecast. Apps for Amazon Prime, HBO, YouTube available, we ask that guests use their own accounts to log in. Netflix account free to guests.

BEDROOM CONFIGURATION: Please note all towels and linen are provided.

Bedroom 1 - Queen Bed, built on robe with separate workspace and wall mounted TV. This bedroom overlooks Ryrie Street (Sleeps 2)

Bedroom 2 - 2x Single beds, built in robe, books and games with a view of Ryrie Street (Sleeps 2)

BATHROOM/ LAUNDRY: Spacious bathroom with shower, toilet and basin. Complimentary shampoo, conditioner, body wash and hair dryer provided. All towels, bathmats and hand towels provided to each guest; we recommend guests bring their own beach towels when planning to visit the beach. Laundry facilities in unit with washing machine (7KG LG), dryer, iron and ironing board for guest use. Washing powder provided.

PETS: Pets are not allowed at this property.

MISC: With respect to our neighbors this property has a few rules:
- Required age to book is 25 years of age.
- No smoking or vaping inside this property.
- Quiet times are 10:00pm to 8:00am.
- We have a strict NO PARTIES POLICY, this includes Hens, Bucks, schoolies or events.
- We welcome children but please note guests will need to climb a single stairwell to enter the apartment from the street, no baby gates are installed.
- The windows in both bedrooms open up, there is no fly screen. Please use caution.
- Other mature special occasions upon enquiry- which must not exceed the homes sleeping capacity.

HOUSE RULES & TERMS

GENERAL:
All bookings are accepted on the basis that you have read, understood, and agree to abide by our Terms & Conditions and House Rules.
• Please treat our home as if it were your own
• Respect our neighbours at all times
• Strictly NO smoking
• Not suitable for Schoolies, hens, or bucks parties
• Minimum booking age: 25 years
• Please follow parking guidelines provided

CHECK-IN / CHECK-OUT:
• Check-in: From 3:00 PM
• Check-out: By 10:00 AM
Late check-out must be pre-approved (fees apply)
• $110 per hour fee for unauthorized late departure
• Contactless check-in via key safe
• Keys must be returned to the lockbox on departure
• Failure to return keys may incur management/replacement fees

COOKING:
• Cooking strong-smelling foods (e.g., curries) will incur a $450 deep cleaning fee

PET POLICY:
• No pets allowed

UNAVAILABILITY:
If the property becomes unavailable due to unforeseen circumstances (e.g., fire, storm, damage):
• You will be notified immediately
• Alternative accommodation will be arranged where possible
• If not, a full refund will be issued

We are not liable for additional accommodation costs.

PARTIES & FUNCTIONS:
• Strictly NO parties or events
• NO Schoolies
• Breach will result in immediate eviction without refund
• Additional charges may apply (cleaning, damages, etc.)
• We reserve the right to evict guests breaching house rules
• No disturbance to neighbors at any time
• Noise must not be audible outside after 10:00 PM

LINEN & TOWELS:
• Linen and towels are provided
• Leave used items in bedrooms/bathrooms on departure
• Extra linen available upon request (prior to arrival)
• Pool properties include pool towels
• Charges apply for damaged or heavily stained linen

STAYS:
• 1+ week: Optional housekeeping (fee applies)
• 2+ weeks: Mandatory housekeeping (additional fee applies)

YOUR RESPONSIBILITIES:
• Carparking guidelines must be followed as provided in check in details and the listing. Unless electric vehicle charging stations are provided and listed within the home- electric vehicle charging is not permitted. Overloading circuits can occur and create issues. Please check with us prior to booking with any questions re parking your vehicle or charging facilities.

You are responsible for:
• Damage, breakages, theft, or loss
• Reporting any issues immediately
• Do not exceed maximum occupancy
• Excessive noise (day or night) may result in eviction without refund

LOST KEYS / LOCKOUTS:
• $100 call-out fee + replacement costs

DEPARTURE REQUIREMENTS:
Before leaving, please ensure:
• All rubbish is placed in bins
• Dishes washed and put away
• Dishwasher emptied
• All food removed from fridge
• BBQ cleaned after use ($100 fee if not)
• Remove excess rubbish (charges apply if left behind)
• Leave property clean and tidy
• Return furniture to original position

STRICT POLICIES:
• Smoking inside = $400 penalty
• No illicit drugs permitted
• No intoxicated persons allowed on property

ACCESS & LIABILITY:
• You must allow access for repairs/services during reasonable hours
• We are not liable for loss or damage to personal belongings during your stay

CANCELLATIONS:
Please ensure you have the appropriate level of travel insurance for any unforeseen events which may prevent you from travelling. The cancellation policy agreed to at the time of booking is firm. Direct booking/VRBO/STAYZ cancellations outside the cancellation policy will incur a $50 admin fee for bookings less than $1000, bookings greater than $1000 will be at a rate of 5%.
