Beautiful and family friendly, this vacation home has something to offer for all guests! From the home theater to the princess castle and boys sports loft, this house is truly amazing! ALL NEW BEDDING AND DISHES. Updated Farmhouse look with updated new carpet and paint . USB outlets in parts of the house. THE PARKING Is the best feature. DONT fight for the few public parking spots in the crammed Resort Communities. We host many groups that bring side-by-sides, boats, trailers. We can park several vehicles securely and off the streets. ITS a HUGE BONUS for those with Toys:)

Downstairs:

GRAND CANYON (Sleeps 2) Master Bedroom with NEW king size upolstered bed, TV, modern chairs, round table with two chairs and beautiful bathroom with XL jetted tub and separate shower. There is also a toddler bed in the extra large walk-in closet.

ARCHES : (Sleeps 2) NEW California KING bed and nightstands , + a closet. There is a full bathroom just off the ARCHES and BRYCE CANYON rooms that they share. BOTH HANDICAP ACCESSABLE ROOMS and bathroom

BRYCE CANYON: (Sleeps 2) New lower king bedroom set, lower to the floor, for ease with older couple or ADA needs, and a closet.

Theater with ten reclining chairs, large flat screen TV/DVD/cable.

ZION (Sleeps 2) NEW iron CA king Bed with nightstands, double doors that close for privacy. Front Entry DEN

The Family Room has seating for 8, and the open kitchen has seating for 20. There is also a Harry Potter cupboard under the stairs that has a twin size mattress

Upstairs:

SNOW CANYON: Large family suite(Sleeps 4) Leather CA King set, NEW Full sofa sleeper and closet.

CAPITAL REEF: (Sleeps 5) large Family Suite Black CA King bedroom set, NEW Full sofa sleeper and twin mattress in closet with sheets that can be thrown on the floor + closet.

Girls Loft: (Sleeps 7) Girls loft features a castle -play area/ bed, with a single princess bed on top and play kitchen area on the bottom. There are three white trundle sleigh beds, which can each sleep 2 people for a total of seven twin beds.

BOYS LOFT: (Sleeps 8) Boys loft has a twin size trundle bed two full-size trundle beds, which have twin mattresses underneath them. The room also sports a flat- screen TV and Xbox system with game chairs and large bean bag chair

LAKE POWELL: (Sleeps 4) Large family suite with king bed, and Queen sofa sleeper. There is also a full size bathroom with tub and double vanity, washer and dryer and blue oversized chair

The house has a total of 7 private bedrooms with king size beds, a girls loft, and a boys loft. A Harry Potter themed hide out under the stairs with a twin bed. There are 22 separate beds on this property. There are also 4 large full bathrooms, two upstairs, and two downstairs. The house has the capacity to sleep 36 people in beds when the sofa sleepers and twin mattress are utilized. We have WIFI and upgraded cable throughout the house. There is grass in the front yard, and the back has concrete and layers of rock as ground cover. There is a new 20-jet Jacuzzi hot tub, which is heated year-round on the back patio. There is also a NEW basketball hoop and kids playhouse. A new playground and huge grass area are a hit. The yard is over an acre and there is also an area that can be used as a campfire gathering area. Horse shoes and a gas firepit for SMORES are also included. Free weights and a air hockey table , ping pong, fooseball and championship basketball game, are in the garage. Extra picnic table and buffet table are stored in the garage for outside gatherings. New upgrades between guests may suprise you.

The kitchen is fully stocked with everything you need to cook for a crowd. These are a few of the items included in the kitchen:

There is an outdoor sectional sofa and large round table under a cabana in the backyard as well as 12 patio chairs. The BBQ is enclosed in a large unit with countertop space and hosts 4 outdoor barstools. The Jacuzzi and a basketball court area are adjacent to the eating and sitting outdoor areas as well as the gas Fire pit and chairs.



There is a extra guest fee after 20 guests of $10 per person

I love this property and you will find as time goes on that I will use my experience as a Finish Carpenter to add special touches to this home as time permits.

Pourquoi avoir choisi cet hébergement ?

This property is Fantastic- located in the Heart of southern utah- its location is perfect to grab supplies from Wal- Mart or Costco and yet you feel like you are in a rural small town. This home sits on a dead end street with fields and wildlife on three sides. This home allows kids to run and be free, without the fear of cars and other hazzards. The best part of this location- You are not on top of each other as many vacation rentals are townhomes with guest just through the wall. This home is set up for your privacy and enjoyment. AMPLE parking for all guests, and dont forget to bring your boat or ATVs. Watch for wild turkeys, and the occasional red fox. Deer seem to find their way to the flower gardens and bushes many evenings, and the neighbor just south has mules and horses that many like to pet- In the evenings- enjoy a incredible sunset looking across the fields to the west where you may hear a occasional cow MOO.
I purchased this property as a investment and project- The home was built in 2009 and I am currently transitioning it into a REAL modern Farmhouse. As a finish carpenter- I will constantly be updating moldings and trim and new paint and unique touches between guest- The home is in great shape- just wanting to put my own personal touch to it:) It sits on over a half acre and so much potential. I have grand landscaping plans for a large grass field for kids to run, or play volleyball or set up a night time outdoor theater. In the near future we hope to add a private pool just for the guests in the home-
