We had a lovely stay here with a large family. The kids loved the garden and the house and there was plenty of space for everyone (4 kids, 6 adults plus dogs). The location is fantastic with a 10-15 min walk to Bembridge Beach, and a number of shops, takeaways and pubs within a short walking distance.
We had a fabulous week in this spacious property. The garden was beautiful and the kids loved the huge trampoline. Only a few minutes walk from the amenities in the village and 10mins walk to the beach. Friendly welcome from the owner. Would definitely recommend for a large family group and will be back next time we are heading to the Island.
Ant powder on floor by garden doors despite knowing small children and infant would be coming.Mouldy bread left in bread bin.Master bed shower must have been leaking for some time and became VERY smelly.Angered by 60 fee for very well behaved dog.Bedding is âtiredâand not enough pillows.A borderline ok rating..Just
Great house, garden and location made this a great break for our group, aged 11 to 70. The open plan design of the kitchen dining area worked really well for our large group, the kitchen is really well appointed and really does cater for the amount of people accommodated, unlike many other properties. The beds were really comfortable and the bedrooms spacious with plenty of storage. The large garden is large and has sun from morning till evening. The location was a big draw for us, the beach, independent eateries and convenience stores are all within a short walking distance. Highly recommended.
Had a fantastic 9 days with family and 2 dogs, though there were a few small gremlins.
Location was fantastic and house lovely, though there were cobwebs in several areas particularly the lounge and dining area roof atrium. The towels were musty and were not body towels. The Television set-up was poor and could do with updating, on a rainy day this was lacking in our opinion. For the amount of money we spent in the past we have received a generous welcome pack and thought this would have been a nice addition here. Overall we really enjoyed our stay and would happily come back.
The house met all our needs but we would have liked a downstairs toilet for children and older people. The tap delivering boiling water should have had a warning label above it. One of our party scolded his fingers. We would have liked a kettle. The toilet brush in the large bathroom needed replacing. Some lightbulbs were not working. The skylight above the dining table was full of cobwebs and dead flies. We did try to vacuum them down. The garden was lovely and the children enjoyed the trampoline.
We were very pleased with the property - it satisfied our needs perfectly and our grandchildren certainly enjoyed the house and garden.
We have nothing detrimental to say at all about our stay.
We were a multi-generational group, 9 adults and 3 grandchildren, 1,2 and 4 years. We had a fantastic week, the house is even better than it looks in the photos with a wonderful, fully equipped kitchen and lots of living space downstairs. We had plenty of space and ate often in the garden which has a large table and chairs and a trampoline that kept the grandchildren occupied. Bembridge is a lovely little town with shops and pubs and cafes. We cannot fault the house, perhaps a ping of milk on arrival would have been appreciated for 12 weary travellers. Super house for a multi generation family holiday!
This was a great house for 3 grandparents, 4 parents, 2 children, I baby and 3 dogs. The only thing we all commented on was that it was a shame that there isn't a loo on the ground floor.
The owners were friendly and communicative.
What a great house, perfect for our family. 6 Adults and 4 children (11-5 age) pleanty of bedrooms and bathrooms. We all had a great time. Would stay again.
This house is a great place to stay we had a baby crawling stage.
We enjoyed and stay and would return. My only advice is to supply some coat hooks by front door for wet coats. And it would have been easier to have a downstairs loo especially if you g or elderly are staying.

Great property and position but niggles need sorting out
We loved the house and the location but our arrival was not smooth. We opened the door to a sauna, it was a fantastic week of hot weather. The freezer was off and we had brought masses of pre cooked frozen meals. It took a day for the freezer to get to optimum temperature. The internet code which we had been sent on our pre-arrival notes did not work and I run a business. The windows on the first and second floor could only be opened by 1 inch due to window locks. There were no fans. Therefore it was impossible for anyone to sleep on the top floor in a sweltering 42 degrees. Office workers go home for less than this. We rang our hosts a number of times but the response I would have termed as 'unhelpful' to start with. Finally we put our frozen food next door in their freezer and their son sorted out the internet and our family friends who were meant to sleep on the top floor moved down to the two sitting rooms. For the money which we paid, we would also have expected that the sofas would be clean, unworn and unstained and, in one case, broken. This is the seventh time which we have stayed on the Isle of Wight and, while we loved the house, we expected a better standard, similar to those other properties which we have loved in Bembridge, Ryde and Appuldurcombe.
The perfect house for our family consisting of eight adults, one infant and a large dog. A good location to discover the local walks and surrounding areas of Bembridge. Looking forward to the next visit.
We stayed with 3 generations of family with young children and grand parents. The house worked really well and the owners helped configure the bedrooms to accommodate the different requirements (i.e. beds for kids in one room etc..). Plenty of space for 12 of us with a large kitchen diner and garden. Lots of space to socialise or to escape! Thank you we had a wonderful holiday.
An excellent house for an extended family in a good location. The large garden with gas barbecue was a bonus in this sunny week and the children loved the trampoline. Good choice of beaches within ten minute drive or walk.
Large house, Ideal for families, but rather grubby in places. Bath towels and bed sheets well worn and smelly I'm afraid, we had to re wash all and air outside, not aware on booking, some of the house was out of bounds including I presume a ground floor cloakroom which is a pain with grandchildren. Pillows and cushions need cleaned and airing or replaced. Otherwise, great location, close to amenities.
Property good for 11 people, but only two were able ,because of covide to use it, we have leant an expensive lesson, never ever book any accommodation more than two or three weeks before you wish to use it.
We had the pleasure of staying at Newlands in Mid September 2020. We were wowed the minute we walked through the door. The pictures really don't do this lovely house justice. Hayley was lovely - there to greet us, show us what we needed to know and give us any information we asked about the island but then left us to enjoy our temporary new home. The kitchen is magnificent, bright and really well equipped. Being lucky enough to have some late summer sun we were able to enjoy the fabulous garden too. The bedrooms were large with plenty of storage. The location is fantastic, just a stone's throw from the village where the local pubs and restaurants have social distancing down to a fine art and are very welcoming. Bembridge beach is also just a short walk from the house. It really is a perfect, comfortable base to explore the Island. Thank you Hayley and family!

House was well equipped and spacious with a lovely garden and a much used trampoline. We also were provided bikes of all sizes.
Large kitchen and dining area which was great for a large family, and lots of bathrooms.
We are a family with two active sons and two very active dogs that have lived in Bembridge for over ten years. Indeed, three of the four of us are born and bred here! Before we moved to the mainland due to work commitments, Newlands was our family home and we still see it as such. As a family, we sail, cycle, walk and enjoy music amidst many other activities. We visit frequently using a small separate section of the house and still enjoy the Island now as privileged visitors!
Newlands is perfectly located down a quiet road, close to the village centre and all its amenities. There is lots of parking, and a large garden (at its best in late Spring). Bembridge itself is a friendly village with lovely independent shops and plenty of things to do so you never have to leave! Many people come to Bembridge year after year and, having been permanent residents ourselves for a good while, we can guarantee it is a great place to stay!
Visitors love the space and often remark that Newlands is much larger than they even expected and had everything they needed. Bembridge is surrounded by remarkably quiet beaches, even in the height of summer and the Isle of Wight has some lovely unspoilt areas to walk and enjoy. The island is very proud of its local food producers and has some lovely places to visit including Carisbrooke Castle and Osbourne House.
