Rookley Farm Lodge is an attractive stone-built spacious, comfortable house and can accommodate up to ten guests with use of swimming pool and tennis court.The Lodge is set in beautiful countryside surroundings across from the former farmyard and the attractive and historic Rookley Farm House. The accommodation consists of 5 bedrooms, two with en-suite bathrooms, one family bathroom, dining room, conservatory, well-equipped kitchen, large sitting room and doors leading to the patio with outdoor dining area.The swimming pool can be used from the last Bank Holiday in May to September and is situated in front of the house with a pool house adjacent with additional shower and wc.The tennis court is in use all year round and is accessed from the start of the driveway through a gate.The Lodge has an acre of garden leading onto fields grazed by sheep and spectacular views in a designated Area of Outstanding Natural Beauty and Site of Special Scientific Interest. The River Medina (a stream) passes one field away from the Lodge. The Lodge is situated half a mile down an unmade farm track, off the main road between Rookley and Niton, in a quiet rural location of exceptional beauty, ideal for walkers, cyclists, birdwatchers, or anyone seeking a holiday in unspoilt English countryside with easy access to all the Isle of Wight has to offer. No money will be taken unless any damage is reported at the property within 14 days of your departure.This property can accept a maximum of 3 pet(s). The charge is ÂŁ35 per pet, per week and we kindly ask that you bring your own bedding for your pet(s). Please ensure that you correctly add your pet(s) when making your booking, so this additional cost is included. If it becomes apparent that you have brought a pet(s) with you but did not advise us, we will contact you to request payment separately.There is no electric car charger on site and guests are prohibited from using the mains electric in the property to charge a car, unless agreed prior with the owner of the property. If it becomes apparent a car is being charged without approval, then the guest may be charged an additional amount to cover the extra cost. IMPORTANT INFORMATION:The Island Holiday Company are responsible for the full management of this property and should you need to contact us during your stay we are available between 9-5 Monday to Friday, We also operate an out of hours emergency service on the weekends - please refer to your property brochure left inside the property, for further information and contact details. No stag or hen parties are permitted at any of our properties. This property does not accept any more than 6 adults at any given time, this is due to the size of the bunk beds in Bedroom 2 & Bedroom 5.There is a strict no smoking/vaping policy, inside all our properties.Linens and towels are provided, but please bring your own beach towels and cot linen as necessary.Please be respectful of the property and the neighbours during your stay; leaving the property as you found it on your arrival.A breach of the above rules and guidelines could mean forfeiture of the Security Deposit.THE ISLAND HOLIDAY COMPANY ARE ABLE TO OFFER DISCOUNTED FERRY TRAVEL TO THE ISLE OF WIGHT WHEN YOU BOOK YOUR HOLIDAY THROUGH US.
