The property was very clean and tidy. Everything was excellent about the property. Looked out of the French doors on Christmas Eve and the field it looks out on had a herd of reindeerâs running around in it , how festive. Will book this property again, Many Thanks , Wendy& Peter
We really enjoyed our stay, the cottage was clean and peaceful. Lovely garden + views! The owners are really helpful and respectful of your privacy. We will definitely want to come back in future.
We found Little Brook to be Cute, Clean and comfortable with everything needed for your stay. (With the exception of soap or handwash in the bathroom sink).
Would definitely recommend to anyone wanting a quiet stay in a good location.
I just loved the property, cosy and quiet. Janet and Grant were lovely and helpful. Great location if you want to rest from the noise of the city. Plenty of walks and things to see around the area. We had great weather and so were able to enjoy beautiful starry skies at night-something impossible to see in the city.
Overall I really enjoyed my stay and will definitely recommend to friends :)
We spent two very pleasant weeks in this atmospheric holiday home. We immediately felt at home. It was very pleasant to talk to Janet and Grant, they were always ready with interesting suggestions tailored to our needs. We enjoyed our walks in their beautiful garden. There is much to see in the area, especially for those who enjoy gardens and historic buildings, but there are also plenty of quiet and easy walks that almost literally start from their garden. Highly recommended!
The flat was set in a spectacular garden positioned over the ownersâ garage and was completely self contained. The flat was very cosy and spacious for two people. Deck chairs were provided for use in the garden which would have been wonderful if the weather had allowed. The flat is very central for site seeing being just a few miles from most places and situated away from the daily hustle and bustle. We were very comfortable in here and would definitely try to rebook if we found ourselves back in the Rye area.
Beautiful clean property on amazing large grounds. Property was all we wanted and more. Excellent location- not far away from lots of things to see and do (Hastings, battle, camber sands, Winchelsea etc) Close to pubs & a local shop! Lovely & friendly hosts also. Another highlight has to be the hosts dog Narla- really made our stay actually as we are animal lovers. Also enjoyed a lovely meal we cooked on the fire pit we had access too out back. Fully equipped kitchen, very comfortable bed and pillows. Everything you need is in Broad oak!! Amazing value for money. No complaints at all! Canât wait to return.
This place is very cute and cozy, in a very lovely location with parking on site. There's a kitchen if you want to cook for yourself, and it's a nice space to just hang out. My husband and I particularly enjoyed sitting outside and stargazing as we don't normally get those in London!
The only things we didn't like was that there were spiders everywhere (thankfully my husband is willing to get rid of them) and also it would benefit from being a bit better stocked. They provided dish soap, but no handsoap in the bathroom and no rubbish bags. It also said tea and coffe was provided, but the instant coffee we found was very old.
Overall enjoyed, but if i had been by myself with all those spiders it would have been a bigger problem for me.
This is a good sized property for two people including a very large bed and comfortable armchair and settee with a separate, well equipped kitchen and a balcony that gets the morning sunshine for breakfast. The decor is in a medieval/victorian style, presumably to reflect the age and style of the barn in which it sits. There is a good sized television with Freeview channels and WiFi is fine. The grounds give plenty of outside space if you wish to sit there. Although located on an A road there is little traffic noise to be heard and the outlook from the balcony is over greenfields and trees. There is good road access to the coast and we particularly enjoyed visiting Bexhill West Parade, Dungeness (Bosun's Bite in Rye Harbour for breakfast on the way and the Prospect at lunchtime, Greatstone sandy beach, Prospect cottage), Great Dixter gardens, Seddlescombe Golf Club (although the course maintenance needed improvement).
While the property is neat and tidy, we think some maintenance is due. The steps leading to the front door are a bit rickety (small metal bracket appears to be holding up one side of the top step). From the top of the steps to the front door is a shallow step in the path which is quite easy to miss being made out of the same brick. The shower cubicle does need at least regrouting or preferably replacing ( we noticed this mentioned in a review in 2019) and the bathroom door, whilst in keeping with the property, is a loose fit and might be improved with a more soundproof one.
We complied with all the instructions regarding the end of our stay in stripping beds, hoovering and removing rubbish. Overall we had an enjoyable stay during a week of fantastic weather.

Pleasant place to stay, roomy for 2 people. Kitchen not particularly well equipped for guests like us who cook in.Road traffic noise somewhat intrusive but we live in a very quiet place.Friendly owners.Locked gate entrance a bit of a pain but not a deal breaker.Excellent location for visiting gardens.
A good base to explore East Sussex. A very spacious sitting room / bedroom with a separate kitchen & shower room. We enjoyed visiting Rye, Tenterden & Bodiam Castle.

This is a lovely place to stay in a beautiful area. All that it looks to be on the website it is. The only thing worth foregrounding (though the website is actually clear about this) is that the property is located in the middle of the owners' property, opposite their house, so if you want complete rural isolation, you're not going to get that. But the owners are friendly and very much keep to themselves if you don't want to chat. This is typical of the consideration they show in the upkeep of such a nice place to stay--which in all other respects is quiet with a lovely spacious garden to sit in and relax on your own and undisturbed--so in that resepct you absolutely do feel you are in the heart of the countryside.

Little Brook is in the beautiful grounds that Janet has spent 15 years cultivating and is opposite our main house. We have been renting Little Brook to holiday guests for over 10 years.
We decided to let Little Brook so holiday guests could enjoy the location as much as we do. It is centrally placed for Rye, Hastings, Battle and Tenterden. There is so much to do and see in the area, even we haven't managed to see everything!
There are lovely countryside views from Little Brook and many walks directly from the property. The property is conveniently located on the A28 and is only a 20 minutes drive from the historic citadel town of Rye with its cobbled streets and ancient buildings. There are fine pubs all within a 10 - 20 minute drive and beaches including the world famous Camber Sands are within a 20 - 30 minute drive. Historic 1066 country waits to be explored including Battle, Hastings and the ancient Cinque Port town of Rye with its plethora of cobbled streets. Also visit Bodiam, Sissinghurst Gardens, Great Dixter and Batemans. Take a trip on the Kent and East Sussex Railway, or why not fly to Le Touquet in France for the day from Lydd Airport. Shop, pub and restaurant 1 miles.
