Impressive property that enjoys a quiet location in attractive rural surroundings, just 2.5 miles outside the historic town of Fakenham, with its shops and eateries. The surrounding countryside is perfect for those who enjoy leisurely country walks or cycle rides, whilst there are numerous stately homes and estates which make excellent destinations for day trips, including those at Houghton Hall, Sandringham, and Holkham Hall. Holkham is also home to a simply stunning coastal estate which boasts a huge sandy beach backed by pine trees, offering particularly picturesque seascapes which famously provided the backdrop for the film ‘Shakespeare in Love’. Family entertainments such as "ROOAR dinosaur park" and the Hunstanton "Sealife centre" can be found within a 30 minute drive.
The ground floor of this beautifully restored 18th century barn is entirely given to an open-plan living area comprising a stylish open-plan lounge/kitchen/diner. An exposed wooden beam runs along the centre of the room, acting as a separating line between the lounge area and the kitchen/diner. The corner sofa offers an inviting spot to relax and unwind with family or friends whilst enjoying the warmth from the stainless-steel wood burner, perhaps with a favourite film on the TV/DVD. A large wooden dining table seats six, beyond which there is a second dining area at the island breakfast bar in the kitchen which is well-equipped with an oven, hob, microwave, dishwasher and an American-style fridge/freezer. A washing machine and tumble dryer, meanwhile, can be found in the pool house for those who need to do laundry. Tucked away in the corner of the open-plan living space a door opens onto a cloakroom with WC. Wooden stairs lead to the bedrooms on the first floor, which have all been finished to the same high standard as the downstairs living area. The master bedroom is an attractive sanctuary-like retreat with a double four-poster bed, plenty of storage space, and a glossy en-suite shower room with a shower and WC. There is also a twin room and a bunk bedroom which benefits from reinforced glass in the floor-level window. The bathroom can also be found on the first floor of the property and offers a deep freestanding bath and WC.
The property benefits from excellent shared facilities which include an indoor heated swimming pool and a large games room with table football, pool table, and table tennis, (there is a diary in the games room for guests to book time slots). In addition to this, guests enjoy access to an impressive seven acres of grounds which includes a shared courtyard seating area with garden furniture and a BBQ. There are also grassed areas and paddocks to explore which provide plenty of space to relax and play. There is off-road parking for three cars.
