Tucked away in the peaceful seaside village of Kingsdown, this charming two bedroom cottage with private parking offers a wonderfully relaxed escape by the sea. From the garden, a pretty pebble path winds gently down to the beach, where rows of pretty beach huts sit against the backdrop of the sea. Inside, the cottage has a warm and inviting feel, thoughtfully arranged for comfort and ease. The owners have decorated with coastal hues of blue and green throughout, echoing the colours of surrounding landscape. The sitting room is a cosy spot to unwind after a day spent exploring the local area, while the kitchen is well equipped for everything from lazy breakfasts to relaxed suppers. Upstairs, the bedrooms are just as inviting, with a king size room and a cheerful twin - perfect for families or friends sharing. The ground floor shower room features a modern walk in shower, ideal for rinsing off after sandy beach walks or a refreshing dip in the sea. To the rear, a lovely private garden with a lawn offers a great place to have morning coffee in the sunshine or an evening glass of wine as the sun goes down. With the dog friendly beach just moments away and the gentle charm of Kingsdown all around, this delightful cottage is perfectly placed for a classic seaside stay and one that you'll want to return to time and time again.

Dining Room
A good size dining room with a dining table and seating for six people. There is also a small sofa in this room. A patio door leads to the garden.

Kitchen
Kitchen galley style with freestanding fridge/freezer, electric hob and oven, dishwasher and microwave. There is a Nespresso Vertuo coffee machine. A stable door leads to the garden.

Utility
Useful utility area with a washing machine, tumble dryer and storage space. There is a drying rack too.

Shower Room
Bathroom with a large walk in shower, basin and WC.

First floor
Bedroom
Sleeps 2, with Kingsize bed, side tables and lamps. Fitted wardrobe, chest of drawers and desk mirror.

Bedroom
Sleeps 2, with two single beds, bedside tables and lamps, wardrobe and chest of drawers.

Garden
There is an enclosed garden with a lawn area, outdoor table and chairs and a gate leading to the beach down a pebble pathway.

Parking
Free parking on a driveway to the left of the property for two cars, and further free on road parking on the road or on Kingsdown beach.

Accessibility
The bathroom is on the ground floor, and bedrooms are on the first floor. The stairs are carpeted with a handrail on one side.

Check in is 4pm and check out is 10am
Bed linen and towels are provided

There is a garden with seating and direct access to the beach
Wi-Fi access is strong and suitable for home working

Travel cot and high chair available, please add at the point of booking if you would like these for your stay and note that cot linen is not provided
Dogs are welcome for an additional charge of £25 per stay
There is a washing machine and dryer in the kitchen, no laundry tablets provided
A starter pack of sundries such as toilet rolls, washing up liquid and hand soaps are provided to get you started, but you may wish to bring more for your self catering holiday - especially if staying for over a week

We would respectfully ask that the following house rules are adhered to, to avoid any damages to our beautiful home.
Please note check out is 10am. Please ensure you vacate on time to allow our housekeepers to enter the property and prepare it for the next guests.
Smoking is not permitted in the property at any time.
Please note for insurance purposes the number of guests must not exceed the total occupancy of the house.
For fire safety reasons please do not use any candles in the property.
Please be respectful to neighbours. Quiet hours are between 11pm and 9am.
Parties and loud music are not permitted.
