You'll have a great time at this secluded riverfront property in the Yacolt Burn State Forest, perfect for family vacations, romantic getaways, a workation, or weekend with the guys/gals!

Riverscape is located on 0.67 acres, set far back from the road and next to the Washougal River. Beautiful Dougan Falls, Naked Falls and Reeder Falls are a few minutes drive away!

The wrap-around deck provides a covered area for outdoor dining (propane BBQ grill provided) and a sitting area which includes a propane gas fire pit table and propane outdoor heater.

Relax under the stars in the 6-person hot tub that overlooks the Washougal River.

A circular stone fire pit is located on the property, perfect for toasting marshmallows or hot dogs. Roasting sticks and wood are provided.

Enjoy watching a variety of birds that frequent the trees and hanging birdfeeders placed around the home. We even have 3 bald eagles that often make appearances!

AMENITIES:

Starlink high-speed internet available throughout the property via a mesh Wi-Fi network.

There is a computer work station equipped with two 27-inch monitors, a choice of two HP docking stations, keyboard and a mouse with wrist pad.

Each bedroom has a television with Roku streaming services. Sign-in with your personal account to watch Netflix, Prime, Disney+, etc.

Each bedroom has an AC unit, during the summer months.

Every bed is prepared with luxury 800 thread count cotton sateen sheet sets, 100% Natural Talalay Latex pillows (hypoallergenic even for guests with a latex allergy!) and down-alternative duvets.

Landline telephone available for domestic and emergency calls. Cell phones work using Wi-Fi calling (Verizon is the only network I have seen that has been able to make and receive phone calls on the property using cellular data).

DOG OWNERS (2 max):

Dogs are absolutely welcome at Riverscape! The lot is fully fenced; bed, treats and waste bags are provided. The pet fee is $75 for up to a 7-day stay. Since VRBO does not yet provide variable fee settings, the fee will will be manually adjusted up to an amount of $300, for 29 day stay. *NOTE* Pets must not be left alone in the house for any amount of time during your stay.

There is no fee for service animals; documentation must be provided to the host upon booking. Emotional support animals do not qualify for a fee waiver.

RIVER ACCESS: There is no river access at this property, but Dougan Falls and Naked Falls are just up the road and have delightful swimming holes.

FISHING: There is no fishing from the property as it is one mile upriver from the hatchery, which is a designated spawning area. Fishing is allowed downriver from the hatchery with the appropriate license.

Riverscape is accessible by car, located about an hour's drive from Portland/Vancouver. Parking is on site for up to 4 vehicles, including a designated spot for Level 1 EV charging.

Washougal and Camas are a 30 minute drive each way, so it is highly recommended to do grocery shopping for your stay before you get to the house. There is a local general store, Washougal River Mercantile, located 7 miles from the house for anything you forget. They also have a surprisingly good wine section!

HOUSE RULES:

-A house manual will be available in the property.

- No smoking, vaping or drug use of any kind is allowed anywhere on the property. A violation shall be fined $250.

-Parties are not allowed. Everyone in your group (max 8) must be accounted for in your reservation, including pets (max 2 dogs). Any noise or disturbance complaints from the neighbors will result in a $500 fine.

-It is understood and agreed that the owner of the property will not be liable for any damages or injury to guests or other occupants and their property from whatever cause arising from the occupancy of the property, including the use of on property amenities.

-The property is pet friendly, however, pets are not allowed on the furniture. All pets must be accounted for in your reservation. Pet waste must be collected and disposed of.

-If there is any damage to the property, furniture or any items on the property, a repair, replacement or special cleaning fee will be charged accordingly.

-HOT TUB: Please shower before entering. Do not use bubble bath, oils or salts in the hot tub.

-We are on a septic system, so please do not put anything other than toilet paper into the toilets.

-We do have recording RING security cameras on the premises. They will be used during the check-in and check-out periods. These must not be covered or otherwise tampered with.

-Allow the host to address concerns during your stay. Contact the host immediately if there is any problem or dissatisfaction.

-Campfires are allowed in the designated fire pit only when permitted by law. No fires during burning bans. No bonfires are allowed.

-For your safety, there is no river access at this time. Please do not climb over or otherwise try to bypass gates to access the river.

ANY violation of a house rule will be subject to immediate cancellation of your reservation - without refund.
