Cozy Duplex in the Picturesque Graça

Situated on the highest of the seven hills, this duplex is located in the diverse neighborhood of Graça. The apartment is a tribute to its neighborhood, where Lisbon maintains its essence and harmony between residents and tourists. ￫ Building
The apartment is located on the 1st floor of a building (with no elevator) in a typical Portuguese building placed on the highest hill. Perfect for business travelers or couples looking for some nice days in Lisbon, with all the city's main attractions and amazing viewpoints within a walking distance.

￫ Bedroom
The apartment has one bedroom with a double bed.
There are no windows in the bedroom, on the upper floor, only a skylight over the bed.

￫ Bathroom
The apartment has one interior bathroom with shower.

￫ Living Room
The living room has a flat-screen TV, a comfortable sofa, a writing desk, air conditioning and dining table for 2.
Beware there is only one window in the living room, next to the seating area.

￫ Kitchen
The kitchen is fully equipped with a fridge, washing machine, dishwasher, iron and coffee maker (coffee not included).

￫ The property is Self-Catered. Complimentary basic items are provided for your arrival, including first-day toiletries, toilet paper, etc. These items are offered on a welcome basis only - replacements or re-fills are not provided.
￫ Bed and bath linen are provided according to the number of guests confirmed in the reservation. For stays longer than 7 nights, additional bed and bath linen will be provided for free at the check-in.
￫ The Cleaning Fee included in your reservation covers the check-out cleaning only. Extra cleanings or fresh linens can be requested during your stay and are subject to an extra fee - these requests must be done with at least 24 hours in advance.
￫ Check-in time starts from 14:00 to 22:00 (additional cost of 25€ for check-ins after 22:00). Only one set of keys will be provided.
￫ We are obligated by Portuguese law to collect our guest's Passport information.
￫ Check-out must be done until 11am. Before leaving, please place the keys on the main table.
￫ During the stay, the guest is responsible for the safekeeping and proper use of the property's keys. Please avoid leaving them in the lock or mailbox. In the event that a specialized technician is needed for door opening or in case of damage to the key and/or lock, the costs associated with this service will be the responsibility of the guest. In case of key loss, a penalty will be applied.
￫ The property is equipped with noise decibel monitoring sensors. This system performs advanced analysis while ensuring the privacy of our guests, as no cameras are used, and no sound is recorded. Only noise levels are measured, thus guaranteeing the tranquility and comfort of everyone during their stay.
￫ Crib and baby chair are available upon request and subject to an extra fee.
￫ For stays equal to or longer than 28 days, monthly consumptions exceeding €150 will be charged separately. By making the reservation, the guest agrees to these terms.

CHECK-IN/CHECK-OUT.:

- Please confirm your check-in time as soon as possible so we can arrange everything specially for you.
- Flexible check-in and check-out are available upon request, but only if the property is available. These requests must be done in advance.
- Late Check-In Fee.: 25€ after 22h00.
- Late Check-Out Fee.: Possible if the property is available, but it’s subject to a payment of a 25€ fee.
- Early Check-In Fee.: Possible if the property is available, but it’s subject to a payment of a 25€ fee.


CLEANING and LAUNDRY.:

- Bedding Sets and Towels are provided according with the number of guests.
- The Cleaning Fee covers the check-in/check-out cleaning only.
- For longer stays it's possible to arrange extra cleanings (with an additional cost).
- For stays longer than 7 nights, extra linen will be provided.
- The apartment is always cleaned by a professional cleaning service. If there's something that doesn't meet your standards, please contact us.


OTHER RULES.:

- Make sure you are up-to-date on travel restrictions/requirements. We may ask for additional documentation according to government guidelines.
- Children’s High Chair and Baby Crib available by request (extra cost of 25€).
- The silent period in Portugal is between 22h00 and 08h00, and night rest period must be respected. The apartment is in a residential area and you should be aware that social events and other activities that might disturb the neighbors are prohibited.
- During the stay, the guest is responsible for the safekeeping and proper use of the property's keys. Please avoid leaving them in the lock or mailbox.
