Villa Nivora is an elegant and welcoming two-story villa located right on the Lake Maggiore. It sleeps eight people. From Villa Nivora you will enjoy an enchanting view of the lake Maggiore and of the mountains. Villa Nivora is 580 square meters (6240 square feet). It features a private swimming pool, direct access to the lake, a private patio, a private garden, air conditioning (please read description below to check in which rooms the units are installed), winter heating and WI-FI Internet access.
You will be approximately 900 meters (990 yards) from the center of Ispra, where you will find restaurants, shops and the tourist port. You will find the closest restaurant at 1 km (roughly 1100 yards), a grocery store at 1.1 km (roughly 0.68 miles) and the bus stop at 1.2 km (roughly 0.75 miles).
You will reach Villa Nivora from the parking area without having to climb any steps.
To stay at Villa Nivora you will need a car. You will be able to park it free of charge on the premises. The parking space is suitable for up to eight cars. Please note that access to Villa Nivora is along a 200-meter (660-foot) unpaved road. Direct Access to the Lake
From the property you will have a direct access to the lake and to a pebble beach, which offers changing rooms. You will reach it going down a route that includes approximately 33 stairway steps.

Swimming Pool
The swimming pool is 5 meters (16 feet) large by 10 meters (33 feet) long, 1.25 meter (4.1 feet) deep. It is an infinity pool and can be heated if requested (additional cost applies -- please enquire with our staff). The area is equipped with a sun umbrella, sun loungers, a gazebo and an external shower. This area is also equipped with a small sofa, and it is partly shaded by awnings and by a perfumed pergola. From the swimming pool you will enjoy an enchanting view of the lake Maggiore and of the mountains. The pool is open all year round.
Patio
The patio is 200 square meters (2150 square feet) large. It is partly shaded by a roof and by an awning. It is equipped with wood benches and with a table, chairs and a sun umbrella. Here you will also find a brickwork barbecue and a small wood-fired pizza oven. From the patio you will enjoy a spectacular view of the lake Maggiore and of the mountains.
Garden
The garden is 350 square meters (3770 square feet). It is partly shaded by trees. It is equipped with sun umbrellas and sun loungers. From the garden you will enjoy a splendid view of the lake Maggiore and of the mountains.
Entrance LevelLiving Room
The living room is paved with wood. The ceiling is sloped and is made of wood. The furnishings are warm and welcoming, and include three sofas and two armchairs. There is a small fireplace made of glass. The dining table can accommodate eight guests. In this room you will find a television (local channels). From the living room you will be able to enter the patio and the garden through four French doors. The room also has two windows, as well as two roof windows. It is equipped with an air conditioning/heating unit.
Kitchen
You will be able to enter the kitchen from the first living room. It is equipped with a six-burner gas cooker, an electric oven, a large refrigerator with freezer, a dishwasher, a microwave oven, an Italian-style coffee-maker, an American-style coffee-maker and a kettle. From the kitchen a French door will take you to the patio. The room also has a window.
Bedroom 1 with en-suite bathroom
You will be able to enter the first bedroom from the second living room through a corridor. The floor is paved with carpet. The room has a matrimonial bed (160 cm/63 inches, wider than a queen-size bed). From the bedroom you will be able to enter the garden through a French door. The room also has a large panoramic window, and it's equipped with an air conditioning/heating unit, and you will also find a ceiling fan. This bedroom has an en-suite bathroom, equipped with a washbasin, a toilet, a bathtub with shower wand and a hairdryer.
Bedroom 2
You will be able to enter the second bedroom from the second living room through a corridor. The floor is paved with carpet. The room has a matrimonial bed (160 cm/63 inches, wider than a queen-size bed). From the bedroom you will be able to enter the garden through a French door. The room also has a large panoramic window, and it's equipped with an air conditioning/heating unit, and you will also find a ceiling fan.
Bathroom 1
The first bathroom is equipped with a washbasin, a toilet, a bathtub with shower wand and a hairdryer. You will be able to enter the bathroom through a corridor.
Bathroom 2
The second bathroom is equipped with a washbasin, a toilet, a large shower and a hairdryer. You will be able to enter the bathroom through a corridor.
Bottom LevelBedroom 3 - a suite with en-suite bathroom
This suite is made up by three interconnected rooms: a sleeping area, a sitting area and a bathroom. You will be able to enter the third bedroom from the corridor going down five steps. The floor is paved with wood. The room has a round matrimonial bed. There is a practical fireplace made of glass. The furnishings include a L-shaped sofa and a desk. There is also a cooking area. The kitchenette is equipped with a two-burner induction cooker, a small refrigerator without freezer and a kettle. In this room you will find a satellite smart TV, and you will also find a Turkish bath. From the bedroom you will be able to enter the swimming pool through two French doors. The room also has two glass walls, and it's equipped with an air conditioning/heating unit. This bedroom has an en-suite bathroom, equipped with a washbasin, a toilet, a jacuzzi bathtub and a hairdryer. The bathroom is open-plan.
Bedroom 4 with en-suite bathroom
You will be able to enter the fourth bedroom through a corridor. The floor is paved with wood. The room has a matrimonial bed (160 cm/63 inches, wider than a queen-size bed). In this room you will find a television (local channels), and you will also find a sauna. From the bedroom you will be able to enter the swimming pool through a French door. The room also has a glass wall, and it's equipped with an air conditioning/heating unit. This bedroom has an en-suite bathroom, equipped with a washbasin, a toilet, a fully enclosed shower and a hairdryer (the bathroom has a second door that opens into the corridor).

You will be able to reach the laundry room through a corridor. Here you will find a washing machine, an iron and an ironing board at your disposal.
