At the heart of the garden lies a heated pool (9 x 4.5 m) with semi-salt, chlorine-free water, ensuring a pleasant and skin-friendly swimming experience. Around the pool stretches a spacious tiled sunbathing area with wooden loungers and soft towels provided for guests. In the evening, atmospheric lighting of the pool, stone walls and plants transforms the space into a magical, romantic setting.
Just steps from the pool stands the large covered summer kitchen – a 38 m² outdoor living room with a brick floor, wood-fired barbecue, traditional baker’s oven and an authentic Istrian credenza. This is an ideal place for cooking, relaxing or enjoying quiet moments while children safely play in the pool.
Entering the ground floor through a charming stone walkway, you arrive in a generous hallway leading to two comfortable bedrooms. The first bedroom has its own bathroom, while the second – larger – features an en-suite bathroom and a walk-in wardrobe. Terracotta and oak floors add warmth and a traditional character. All rooms are tastefully decorated and furnished with high-quality pieces.
To the left of the hallway opens the spacious open-plan living area, combining the living room, dining area and kitchen. The living room delights with a stone wall, fireplace, cozy sofas, artwork and large glass doors overlooking the garden. A large cable/satellite TV is also available.
The rustic country-style kitchen is fully equipped: large fridge-freezer, ice maker, dishwasher, microwave, stove, coffee machine, kettle, toaster and a wide selection of utensils. A practical pantry is located next to it. Between the kitchen and the living room is a beautiful dining area with a solid Tuscan table for 8–12 people.
A charming wooden staircase leads to the first floor with two additional bedrooms and a shared bathroom. Both rooms feature new, extremely comfortable beds, plenty of storage space and lovely views of the garden and the surrounding countryside. One bedroom has direct access to a terrace with stairs leading down to the garden and pool.
A special highlight of the villa is the authentic Istrian wine cellar (“konoba”) located in the lower level, featuring brick floors and stone arches. Shelves are stocked with excellent Croatian wines, available for purchase at cost price. Next to the cellar is a small sauna with a shower – perfect for relaxation after an active day.
Villa Lipa is ideal year-round: all rooms have air conditioning, while central heating and a fireplace ensure warmth and comfort during cooler months. The entire property is covered by fast fibre-optic Wi-Fi.
