I remodelled this ground-floor "nook flat" (title in Cornish) to provide comfort and convenience in a Cornwall work retreat for up to a week. Every feature installed ensures domestic amenities are provided efficiently as possible, ensuring you can focus on relaxing and planning your exploration. A minimalist style with accents of bold colours, real wood, carefully optimised space and a few curios means you'll fit right into the space and feel refreshed, a peaceful residential location.
The space
*** Combined Kitchen/Lounge ***
The kitchen has been designed and fitted out to cater for the busiest cook, so you should find everything you need.
There is NATURAL LIGHT for the sink, and a separate pair of SPOTLIGHTS for the evening.
A HEATED TOWEL RAIL is located under the sink to keep dish towels dry and dry out any spillages. The HOT WATER is always available and is circulated to each tap and the shower. A HUMIDITY-SENSING EXTRACT FAN is located above the sink. RECYCLING BINS under the sink.
The SINK MIXER TAP has a pull-out rinser, the cold water to this tap (and the Washing Machine) is FILTERED with carbon and sediment filters for taste, comfort and safety.
A MICROWAVE is built-in at high level, along with an EXTRACTION CANOPY above the range/oven. The RANGE hotplates are gas-fired, and the DOUBLE OVEN has a small gas oven, large gas oven, and electric grill.
A FRIDGE and FREEZER are located at low level. The WIFI ROUTER and Ethernet Access Port are located in the small cupboard under the window.
A SMART TV is fitted on the wall on the wooden panelling. The cabinet below contains BOOKS, MAGAZINES (current affairs and local attractions) and GAMES. Some CANDLES are available for guest use where required (please use responsibly).
*** Shower Room/WC ***
A thermostatic mixer SHOWER with static drench outlet and handset are contained within a shower cubicle fashioned from modern premium finishings. Two basket shelves safely store the provided cleansing gels; body-wash, shampoo and conditioner, selected products kind to skin and hair.
Statement BASIN with pillar tap mounted on worktop with illuminated MIRROR above. SHAVER Socket provided to left. UNITS with doors have designated shelves one for each guests, the remainder allocated for spares.
Small WC has heated water DOUCHE spray under wall-mounted WC roll holder. Above is a HEATED TOWEL RAIL with thermostatic control. Dries towels and provides background space heating.
A HUMIDITY/foul-air sensing EXTRACT FAN takes care of air quality in the room and prevents leakage into the Kitchen/Lounge area.
*** Bedroom ***
A focal point is the simple, timber-panelled recess that repurposes a shelving compartment of a drying room from when the property was one whole house. A veneered desk can be used as a private and quiet workspace or as a make-up spot, with MIRROR, DRAWER, faux LEATHER CHAIR, recessed flood-LIGHTING and generous SOCKET OUTLETS.
A Bamboo open-STORAGE UNIT looks after the provided STEAM IRON and LAUNDRY BASKET.
The KING SIZE BED frame was selected for style, comfort and quality. The best mattress we could find at the price was used and is covered by a mattress protector.
A Bedside CABINET is provided on the left to provide storage for the guest, and supports the lamp. A spare socket outlet is available behind. The right side has a period-replica stand to add style and some storage for guests.
A wall-HEATER is provided, this is the radiant type and emits gentle heat to all surrounding objects in its line of sight. This is preferable to a convector heater that can move dust around with convection currents.
A removable LIGHT SWITCH controls the main light and gives guests options of 4 different types of white light, and levels of intensity.
The full-length curtains conceal the large window for privacy. The window looks out onto the communal area that can be used as exit-access only for another flat in the development.
Other things to note
PARKING
Park directly outside the flat to unload your luggage, shopping etc. but not for an extended period of time as it is an access road for other residences.
Once you've finished unloading, park on Tolver Road or Pendarves Road. The top of Pendarves Road almost always has places.
VIEWS FROM THE PROPERTY
As this pad is one of 5 flats in an old large through-terraced property, is ground level and is accessed from the rear of the property only, it does not have open views. Only what was previously the back garden for the terrace is viewed from the flat's windows. What the flat lacks in views we have made up for with the quality of fit and finish and furnishings inside.
ACCESS to EXTERNAL AREA
A table and chairs are provided outside. There is enough space for a pet to roam. The other ground floor flat has a right of way to access via the garden so this area is considered communal, though at the time of writing it us rarely used by anyone but us.
LUGGAGE STORAGE
If, for example, you arrive early and need to drop your luggage before checking in, you can store luggage at the communal area at the front of the building. You'll need to let us know and obtain the code for the lock-box to do this.
