The House at the Beach is a double-upper Victorian villa (built 1871). It is a beautiful home from home, equipped and decorated to a very high specification, with stunning views over North Berwick’s west beach, harbour, and the RNLI lifeboat station. The window seat in the sitting room is a favourite place for visitors to watch all the activities on the beach, sailing boats, boats from the harbour to the islands, as well as the regular training launching the lifeboat. Modern wooden sash and case windows let in the summer's sea air and keep out the wind on breezy days.
The house features original art throughout, along with several quirky elements. It also provides beach equipment, including bodyboards, windbreaks, and beach chairs.
Livingroom/dining room
The elegant living room takes full advantage of the exceptional views over West Bay and Craigleith Island. It’s lavished with all the little extra comforts to get you feeling right at home, including a flat screen Smart TV with streaming service, and complimentary WiFi.
Glass doors lead to the sophisticated dining room, again, offering uninterrupted views of the sea, never missing the frequent stunning sun sets.
Kitchen/Dining Area
The spacious kitchen and dining area is warm and bright with morning sunlight and is fully equipped with everything you need to cook up a treat to enjoy at the breakfast table. The integrated appliances include a dishwasher, washing machine, tumble dryer, microwave, oven and hob – and that all-important coffee machine!
Bedrooms
Choose from four beautifully decorated bedrooms, each offering unique charm. Three boast glorious sea views, with two featuring en-suite facilities. The fourth bedroom overlooks the private square and Berwick Law.
Please note we do not provide hypoallergenic bedding in our properties.
Bathrooms
In addition to the two en-suite bathrooms, there is a spacious family bathroom featuring a corner bath with an overhead shower, and a handy cloakroom with toilet and wash hand basin.
Outdoor Space
The private pretty garden, shared with our neighbour, is a real sun trap when it’s a little breezy elsewhere. Great for sunbathing or an alfresco breakfast or lunch.
Access to the property is by a short, private road with one parking space for guests staying at The House at the Beach. There is an external electric socket to safely charge an EV.
If you are bringing more than one car, please note that public parking in North Berwick can be complex, as restrictions are set by the local council and may change seasonally and from year to year. We strongly recommend checking current parking regulations in advance of your arrival. Unfortunately, parking availability and enforcement are outside our control, and we are not able to assist with parking arrangements on the day of check-in - https://www.eastlothian.gov.uk
This property welcomes a pet. One dog only.
Book Now To make a booking you can book directly through this site. All you need to do is select your dates and the number of guests. The price will be calculated for you. You are required to pay a 20% deposit payment with a minimum payment of £150.00 or higher which secures the property, this payment is non refundable in the event of a cancellation. Then, 42 days prior to your arrival date the balance will be payable with a separate refundable damage deposit of £300.00 due 7 days before your arrival date. Your refundable damage deposit will be held until you depart and then automatically refunded back onto your card within the week after you depart.

Great communication with the owner. Superb location with sea views from several rooms. Modern kitchen, comfortable beds, many amenities, off street parking and within a short walk to shops, pubs, etc. The personal touch from the owner was much appreciated as well.

This property is situated down a lane, attached to other holiday accommodation. The one and only entry door leads straight up a staircase to your accommodation spread over 2 floors. The lounge looks out onto the beach and sea. You could sit for hours just watching the world go by. Dining room, kitchen, toilet and a double en suite bed room complete the first floor. On the second is another double and two twin bedded rooms and a bathroom. We kept in touch by WhatsApp for anything we wanted to know about the property. They have thought of everything holidaymakers may want - including a glass fronted wine cooler fridge! Within 300 yards is the harbour and the Seabird Centre. There is plenty to read, watch, press in interactive games, along with a small cafe, that you could spend many hours there. The main street has a lot of independent shops, including 2 supermarkets. We can highly recommend The Sugar Mountain for excellent ice cream, chocolates and other sweets. The North Berwick Fry fish and chip shop nearby is very good. Always busy but they serve first class food, quickly and efficiently. Also check out the Herringbone restaurant.Take a trip on Sula 3 to the Bass Rock and Craigleith Island to see the Puffins, Kittiwakes, Shags, etc nesting there. Travel a few miles west to East Fortune and The Museum of Flight. Step on board the first Concorde, test your flying skills while still on the ground, hear about their conservation work and enjoy the cafe food. 5 stars from us!

We had the most amazing stay at this beautiful house on the beach in North Berwick with our family.
