If you’re yearning for a peaceful rural escape in the Borders with scenic walks on the doorstep, and with a magazine-worthy interior designed for social living with family and friends, look no further than Overthickside. Located just over two miles from the historic market town of Jedburgh, this four-bedroom, two-bathroom home has been extensively renovated and features a striking interior scheme by a renowned local designer.
This single storey house has a flowing layout that combines the practical zones you’d want from a rural home – including a bright wood-panelled access porch with ample space to offload coats and boots after a day’s adventures – alongside a wonderful open-plan living space with large windows that frame the far-reaching views over the surrounding countryside.
Featuring a mid-century-modern sideboard and a large L-shaped sofa for cosy evenings watching a movie together, the seating area also has an inset electric fire for instant warmth on chillier days. Sliding glazed doors open from the dining area onto a patio, creating a seamless indoor-outdoor flow, and the house sits within a large and enclosed lawned garden, making this ideal for families with younger children.
Cream Shaker-style cabinetry and timber worktops keep the mood airy and bright in the kitchen, and there’s a breakfast bar where you can perch with a morning cuppa and take in the views through the sliding doors.
The games room is a wonderful feature of this home. With casual seating and a wood-burning stove, this space is perfect for those days when you want to relax for a few hours playing pool.
Each of the four bedrooms is individual in its design. In two of the bedrooms, layered statement wallcoverings, lighting and textiles create an eclectic look, while the third bedroom pairs an antique bedstead with kilim-style bedside cabinets and a dreamy mountain-scape wallpaper. The fourth bedroom offers a more understated aesthetic with a subtle wallcovering and upholstered bed, but with punchy pink and orange accents in the cushions and contemporary artwork – all highlighting the individual feel as you move through this interior.
The bathroom and shower room are beautifully contemporary, and again these spaces offer pops of colour – as with the apple green double vanity unit in the bathroom – and accents in the different materials used, including matt black fittings partnered with warm wood finishes in the shower room and modern brass fittings with a textured tile finish in the bathroom.
Overthickside is perfectly placed for exploring the Borders. Jedburgh is only a short drive away and offers independent cafes and shops to browse within the historic Market Place and Canongate, and there’s a lovely riverside walk along the banks of the Jed Water, starting from Jedburgh Abbey, one of four great abbeys established in the Scottish Borders in the 12th century. If you feel like a bigger challenge, you’re also close to the St Cuthbert's Way, which is one of the most scenic and varied long-distance walking routes in the UK, so you can stride out for miles before returning for a hot bath and a relaxed evening back at Overthickside.

Bedroom one with king size bed, side tables, built-in wardrobe with hanging space and storage, wall-mounted Smart TV. Dressing room which may be ideal for a travel cot.

Bedroom three with double bed, side tables, built-in wardrobe with hanging space and storage.
Bedroom four with 3' twin beds, with zip and link option which can be configured to a 6' super king.
Family bathroom - bath with shower over (rainforest head with separate mixer), heated towel rail, double basin, and WC.
Family shower room - with shower (rainforest head), heated towel rail, basin and WC.
Please note due to the size limitations of the property, Overthickside Cottage is only felt suitable for a maximum of 6 adults with two additional children accepted.
OUTSIDE
Large enclosed garden comprising a wrap-around patio and lawn. This benefits from far reaching views across open Borders countryside. Outdoor furniture with extendable table and chairs, and a separate picnic bench. A brick barbecue is available (charcoal not supplied).
Secure storage for bikes and outdoor kit may be possible on request only.
PARKING
Ample private parking on the gravelled drive to the front of the property.

One dog is welcome at Overthickside Cottage at a cost of £20. A further dog may be considered on request, subject to details.

All bed linens and towels are included. Duvets and pillows are duck down - alternative options may be available on request - please enquire. Hand soaps and shower/bath wash are provided. Hairdryers are available in each bedroom.

Gas (LPG) central heating throughout the property with radiators which are thermostatically controlled. Electric fire in the sitting room. Wood burning stove in the games room/snug (initial basket of logs supplied). Underfloor heating in the bathrooms along with heated towel rails.

The property is detached and sits in a large garden. There is a large barn (occasional use) and a further property at the end of the drive off the main access road - both in separate ownership.
