With 8 bedrooms, the manor can accommodate up to 16 guests, allowing them to experience the splendour of County English living. The estate provides a range of activities for guests to enjoy, including barbecues on the boma firepit, invigorating swims or paddle boarding on the lake, tennis matches on the private court, 7-aside football games on the lawn, table tennis in the Rose Garden summerhouse and alfresco dining in the Boathouse. Fishing enthusiasts can fish for rainbow trout and carp, with rods and tackle provided. There is even a trout smoker available.
Next to the lake, there is a boathouse made of Cotswold stone. It has a simple but fully functional kitchen, high-speed Wi-Fi, a toilet, and swimming towels. The boathouse area has a large fire pit inspired by South Africa, with cooking grills and plenty of seating. Guests can also use a separate gas BBQ, outdoor tables and chairs, and an herb garden. The property covers 20 acres of parkland and orchards, perfect for leisurely walks and exploring.

Among these, four rooms boast luxurious super king beds, two offer twin beds, and two can be arranged as either twin beds or super king beds. In total, the house comfortably accommodates up to 16 guests.
The grounds surrounding the property are exceptionally private and untouched, offering stunning views of the Cotswolds in every direction. The village is conveniently located nearby, with a renowned pub, butcher, cafe, and farm shop all within walking distance. Additionally, the charming towns of Chipping Campden, Broadway, Stow on the Wold, Chipping Norton, Daylesford, and Soho Farmhouse are just a short drive away.

The house boasts a remarkably exquisite, traditional Cotswold garden, which is occasionally accessible to the public and the Garden Club of America. Positioned in front of the house, the gardens face directly west, allowing for the last rays of the sun and uninterrupted panoramic views all the way to Broadway Tower, located 5 miles away.
On the southern side, the tortoise garden, accompanied by its 70-year-old resident, Heather, provides a tranquil haven for enjoying an evening beverage while revelling in the equally breath-taking vistas. Situated to the east of the house, the tennis court is adorned with netting adorned with roses and offers splendid views of the nearby church.
A true gem of the property is the rose garden, an enchanting walled sanctuary adorned with a plethora of rose varieties in various shapes, sizes, and colours. Overlooking this picturesque scene is a delightful summerhouse with open sides, equipped with power, lighting, and broadband. This idyllic spot serves multiple purposes, whether it be unwinding with a good book, finding a peaceful workspace, practicing yoga, or indulging in al fresco dining.

For both kids and adults, there are paddle boards, a rowing boat, and various other water toys available.

For fishing enthusiasts, there are both fly and coarse fishing rods, and the lake is abundant with trout and carp, providing ample opportunities for a successful catch.
Al Fresco dining
On the banks of the lake, adjacent to the boathouse, we have a spacious fire pit inspired by South African culture. This fire pit is perfect for cooking over an open flame or simply enjoying the ambiance at any time of the day. Additionally, there is a gas BBQ available, and the boathouse itself is equipped with a dishwasher, fridge/freezer, sink, cutlery, crockery, glassware, and a toilet, ensuring that al fresco dining is made easy and convenient. To provide shade, we have two beautiful oak tables that can seat 16 or more guests, along with director's chairs and large parasols.

For those who wish to have a picnic, there are 20 acres of grass parkland waiting to be explored. With numerous shady spots, it is the perfect setting for a delightful outdoor meal.

A wonderful flat lawn next to the lake is ideal for playing croquet or having a casual kickabout. The walnut trees in the vicinity are adorned with swings, and in the park, there are two football goals for those seeking a more competitive game. The gravel area in front of the house has also witnessed many exciting petanque battles.

For fitness enthusiasts, we offer a Peloton exercise bike and simple weights in the rose garden. Additionally, there are several beautiful walking and running trails in the local area, allowing guests to stay active and enjoy the scenic surroundings.
