As you approach the Granary, through the rolling North Cotswold countryside, turning down narrower yet narrower country lanes, you'll feel like you're a million miles from the hustle and bustle of everyday life. Turn into Rectory Farm's drive, passing the handsome farmhouse on the left, and head to the end of the drive. Here you'll find the most unusual, reverse-living barn with its dramatically tall ground-floor windows and just the sound of nature to accompany you.

The Granary sleeps five guests across three ground-floor bedrooms (one king-size, one zip-and-link king/twin and one single), with an ensuite shower room, a family bathroom and a separate cloakroom. On the first floor there's a spacious, open-plan living space with a living area and balcony affording breath-taking views, a study area, a kitchen, and a dining area with French windows that open to a raised sundeck that looks out over the owner's beautiful garden and orchard.

This thoughtfully converted barn has so much outside space for guests to enjoy, including a patio with dining table, chairs and BBQ to one side, the fabulous sundeck with comfy sofa seating outside the kitchen and dining area and the owner's beautiful gardens, with a lawn where guests can play croquet, badminton or volley ball (equipment provided). For keen cyclists, there's a secure and immaculate garage, along with track pumps and hanging hooks. So, bring your bikes, bring your sporting gear, bring your walking gear or just bring yourself and a book and sit in the sunshine reading on the sundeck.

Ground Floor

Entrance Hall:
Step through the front door into a long hallway with stone floor tiles, off which are the bedrooms, cloakroom and a handy cupboard where you'll find plenty of hooks for coats, room for walking boots, two guest umbrellas and a large torch.

The Bedrooms:
All three bedrooms are on the ground floor, each with a view out through fabulous picture windows to the garden, patio and rear side of splendidly handsome Rectory Farm. Each room has thick, slatted wooden blinds for privacy and to ensure a good night's sleep. The bedrooms all have beautiful, wooden flooring, providing a warm and natural feel in each room.

Bedroom One:
At the far end of the hallway is the elegant and bright ensuite master bedroom. This lovely room is furnished with a king-size bed, bedside chest of drawers and reading lamps, a large chest of drawers with a radio and a fabulous selection of novels on the shelves above, a large mirror and an antique corner chair. There is a walk-in wardrobe with a hanging rail and storage for ironing equipment and a clothes airer.

Ensuite Shower Room:
The small but well-equipped ensuite features a corner cubicle shower, with a handheld showerhead, a toilet, a wash basin with mirrors above and a shaver point to the side, a vanity unit for personal items, and a heated towel rail.

Bedroom Two:
The sunny and light second bedroom features a king-size zip and link bed, which can be set up as two small singles (75cm wide) on request. To either side of the bed are bedside tables with reading lamps, one with a radio/alarm. The bedroom has a built-in wardrobe, with hanging space and a free-standing chest of drawers, and two antique chairs to sit on and watch the wildlife in the garden.

Bedroom Three:
The first bedroom as you step through the front door features a full-size single bed (91cm) and a large Tintin picture, making it perfect for a child, a single friend or a playful grandparent! Bedside tables are provided to either side of the bed as well as a reading lamp. The bedroom has a built-in wardrobe, with hanging space and a chest of drawers, and an antique chair to cast your clothes onto or sit and enjoy the view.

Family Bathroom:
Immediately opposite bedrooms two and three is a compact, family bathroom, with a full-size bath with overhead shower, a wash basin with a mirror over and a shaver point, and a heated towel rail.

Cloakroom/Utility Room:
Just to the left of the entrance is a handy cloakroom with a toilet, wash basin and a washing machine/tumble dryer.

First Floor

Head up the wide, wooden staircase, with a handrail, to the fabulous, open-plan living space - cleverly designed to highlight and make the most use of the original A-frame barn, its exposed timbers and the fantastic view. Up here you'll find the kitchen, dining area, study area and living area, with plenty of room to spread out across the four zones. The beautiful, antique pine floorboards provide style and a warm feel to the feet. A permanent stairgate is provided at the top of the stairs.

Living Area:
At the far end of this superb, open-plan room is the stylish living area with its stunning view out across the rolling Cotswold countryside. The living area is furnished with two large, leather sofas, an armchair, an unusual wooden coffee table, a Smart TV, foot stools, and lights to read by. A large bookcase holds a great choice of books and DVDs. French windows open onto a balcony from which guests can sit and drink in the view.

Study Area:
The living and dining area is neatly separated by an open space - giving the feel of a much bigger property - with a desk and chair set to one side, making this an ideal workcation zone.

Dining Area:
A long, rectangular table comfortably seats five guests, with room for a highchair if needed. Light streams in through the Velux window above the table and the French windows to the side of the area, making this a wonderfully light and welcoming space to dine and entertain. Open the windows and bring the outside in!

Kitchen:
Although the living space is open plan, the fully equipped kitchen feels like a separate room, with its contrasting tiled floor and a layout that's closed on one side. Light pours in through a Velux window onto the worktops and appliances, which include an oven, hob, microwave, fridge-freezer, dishwasher and double sink.

Outside

First Floor Sundeck:
French windows open out from the dining area to a south-facing, raised sundeck, with a fabulous view over the garden. The deck has comfy, rattan-style sofa seating and a coffee table. It's a beautiful space to relax with a drink after a day exploring the local attractions in the Cotswolds and Warwickshire. A gate (with bolt) opens to a staircase that leads down to the garden and patio.

Ground Floor Patio & Gardens:
To one side of The Granary, immediately in front of the bedroom windows, is a large patio with an outdoor table, seating for five, and a charcoal barbecue. The patio is surrounded by the owner's stunning south-facing garden, which guests are free to use, explore and play croquet, badminton and volley ball on. Opposite the steps that descend from the sundeck, is a wooden stile that leads to a delightful, ancient apple orchard. Guests are invited to pick apples when in season to enjoy during their stay.

On the far side of the patio there is a secure garage available for guests to store their bicycles. Driveway parking for 3 (or 4 small cars) is directly outside the cottage.

Perfect stay!

We stayed here for 2 nights and it was the perfect break! The house is beautiful with all the amenities you need. The garden was lovely and our dog thoroughly enjoyed running around and seeing the sheep every morning. The surrounding were amazing and incredibly peaceful. Would definitely recommend staying here and we will be returning next year!

A wonderful find! Such attention to detail. Care has been taken so that we had everything we needed for a comfortable stay. Very peaceful and easy to find. It's closeness to Stratford and Oxford made it a good location . Will come again

Great stay with the family

Beautiful location, lovely warm accommodation, we enjoyed the views and had everything we needed for a family get away. Easy reach of Blenheim and great base for visiting. Was very cold during our stay, the Granary was very warm and cosy. EV charger available. Good communication with host who kindly posted back home left item. A great stay and we will visit again

Disappointing

The grounds were beautiful and the ground floor bedrooms looked comfortable. However, upstairs had an invasion of cluster flies & house flies on all doors & windows. We felt unable to use the kitchen or other facilities. As it was getting dark and we had overseas guests, we made arrangements for alternative accomodation. We were refused a refund as we didn't wait for the flies to be removed, even though we were informed that they would return in the morning.

Amazing property in beautiful location.

The Granary exceeded all expectations! The property is beautiful, comfortable and clean and the upside down set up with the bedrooms downstairs came in really handy with the current heatwave as they stayed lovely and cool. We had full use of the huge garden, just to sit and relax or play with the dog.

We had a lovely weekend and the cottage was great in a great location. Weather was good and we enjoyed sitting on the deck. The dogs also enjoyed playing in the garden. Thank you.

Beautiful surroundings

We very much enjoyed our stay at the Granary at Rectory Farm. The accommodation was spacious and had all the facilities needed. The garden was stunning and the views from the upstairs living area was beautiful. We also vey much enjoyed the selection of games and books available. There were a few things that could be improved. The doors at either end upstairs were dirty and needed cleaning, one of the doors upstairs we could not lock, the seating outside had a rip in one of the rattan chairs, there was a missing railing on the balcony that could be dangerous and part of the decking needed replacing. There was a chipped cup in the downstairs toilet that would be best removed and a broken ornament of a hare on the balcony that didn't need to be there. The master bed was also extremely soft but that is a personal taste. All of the above are however small things that did not detract from the enjoyment of our stay.

Lovely place with a couple of improvements

The property is lovely, its got everything you need! There were a couple of things which were broken such as the bin which is a bit unhygienic, and also currently the other property on the land is being renovated, so it was a bit of a building site. Other than those things it was great. The communication was very fast and accommodating. Would recommend.

Ideal place to stay, surrounded by fields, a beautiful garden and very peaceful. The place was comfortable with all we needed, kitchen well equipped and everything was easy to find. The guidance and welcome pack were extremely helpful. We found the place with ease and enjoyed the drive through the country. We will be recommending the place to friends.

Lovely property location - terrible disruptive buiding works !

Unfortunately the stay was far from meeting our expectations of a nice holiday or that of previous ones at other rental properties due to the building work issues . Firstly on arrival the property looked like a building site with the field in front of the property full of builders paraphernalia, stacks of bricks, large holes and plant equipment etc. The driveway had compromised access due to the works encroachment and the owned had trouble placing her car where it would not cause an obstruction for the whole visit. The building site was actually right next to the property and not a small portion of the garden as stated, which was not what we were expecting especially as the property has the bedrooms on the ground floor with large windows looking right onto the building site. We turned a blind eye to this as your note below ensured the works would not detract from our holiday, however when we met the owner our concerns were raised again as she kept reiterating this point that the building work would not impact on us which made us very suspicious. Rightly so as soon as the builders came onsite the next day at 7am, the noise started, clanking of bricks and trowels, drilling, radios, plant equipment diggers etc moving right past the property bedroom windows where we were trying to sleep with two primary aged children. This was only exacerbated by the fact the area is so quiet without the building activities which is the reason we came on the holiday in the first place. We had to therefore keep the blinds permanently closed in these rooms to avoid builders (young men) being able to see straight into the bedrooms of my wife and young children. This came to a head one morning when the owner came ringing on the doorbell when we were trying to have breakfast wanting her plumbers to come into the property to do some testing. this was more of an ultimatum as opposed to a request but either way totally in appropriate. This resulted in a health and safety issue afterwards where the plumbers had accessed a manhole right next to the property and left the cover off with no warnings signs or barriers which our children could have fallen straight into. No one ever followed up or came back to close this so we had to replace the cover ourselves for safety reasons. The driveway was constantly obstructed by cars and vans at different times and as the property is at the end of the drive it was difficult to get in or out when needed adding unnecessary stress to the holiday. Again this came to a head one day as an additional van appeared one day completely blocking us in and when we wanted to go out in approaching the worker were met with an attitude of why it was so difficult and we should not have been there. His manner during this exchange resulted in much distress for my wife and caused one of our children to cry, which was totally unacceptable. It is our opinion that the property should not have been offered for rent during this building works period

Characterful barn conversion in excellent location but some cleanliness issues

The "upside down" house works well and, as the weather was very good, the decking area was a great asset. It's in a perfect location with Stratford, Broadway, Bourton on the Water and many other beautiful places within a 30 min drive. The beds and the lounge area were very comfortable but there were some disappointing aspects of cleanliness (mouldy bread in the bread bin, socks on the bedroom floor and the kitchen sink and the surfaces could have been cleaner too). The heat built up a lot and a visit from Boris the bat discouraged us from leaving the doors open! However, the setting is great, the garden wonderful and the owner was quick to deal with the one query we raised. WiFi and television options further ensured that we had an enjoyable stay. We would return.

Delightful stay

We had a fantastic short break in the Barn. Everything we could possibly need for a family of 5 with teenagers. Comfortable and beautifully decorated throughout. Lovely views and outdoor space too. Wouldn’t hesitate to recommend. Thank you for a wonderful stay.
