One double bedroom and a futon style sofa bed that can sleep an additional 2 guests in the sitting room. When linen is required for any guests for the sofa bed this will be charged as an extra. The cottage is so well setup for a comfortable stay, especially for a couple. Carina & Victor have done a lovely job with the furnishings and stylish decor. The bed is comfortabe and the kitchen downstairs has everything you need to self cater. We enjoyed catching the train to Edinburgh from Esbank station, which is a short drive with free parking. Highly recommend.
We found the cottage to be a very interesting design of the outwardly past century and inwardly modern. Victor and Carina have made the cottage a cosy place to land. The area was so delightful. We walked along tracks that took us to bubbling steams. So much flora and sunshine. Easily went on the train to Edinburgh a couple of times.
The garden cottage was an absolute stunning property in a perfect location for everything we needed. The hosts were super accommodating and very friendly.
Amazing stay, great property, , clean, everything exactly as described. Host is very friendly and kind.

My stay at the cosy cottage was very enjoyable. Victor and Carina were very hospitable and provided anything I needed. The cottage itself is a great size and has everything you would need for a short stay.
The owners of this cottage were the sweetest! And they made sure that we were taken care of! Also shared with us the best restaurants to visit! We cant wait to come back!
The hosts were very nice, greeted us when we arrived, even though we arrived very late. They had some milk in the fridge for our morning tea and coffee which was very thoughtfull. After that first greeting we really didnt see much of them. Which was also very thoughtfull, we were in our little vacation world. They wer also very quick to respond to all communication. The cottage itself was very clean and very well kept. It had everything we needed. The directions for internet, trash removal, and transprotaion areound the area were all very clear and helpful. There were three of us. I stayed on the futon sofa and the other two had the bedroom. It was a very comfortable stay.
We had a lovely time in the cottage. Even though there was a problem one night with the alarm, the owners quickly and adequately solved it. The communication was clear and friendly.

We had a wonderful time! We came for our honeymoon and Victor and Carina made us feel so welcome! The area is so quiet and beautiful, with many places for lovely walks nearby. The cottage is perfect for two people, and the back garden is so nice for meals.
We stayed 4 nights while visiting our son over Christmas. It was the perfect location. Cosy, comfortable, clean and just what we needed. The hosts were welcoming, friendly and unobtrusive.
We stayed here not wanting to stay in Edinburgh proper. We couldnât have been happier⊠my husband was ready to move in! Weâll hopefully be back in the future.

My friends (3) and I were wonderfully surprised by this stay. Hosts were beyond helpful, and fast to respond. Beautiful property and cozy atmosphere. The cottage is well organized and EXTREMELY clean. One of the best places I have stayed in. It is easy to get into Edinburgh but does take 45 minutes by one bus.
Overall a wonderful experience and a great place to stay if you are making a trip to Edinburgh and area. Definitely would stay here again!
Overall ok but bed in lounge needs to change , not suitable for adults who wish to use it for than one night , or if you have mobility problems it to low , it tipped over when you get out of it. Otherwise they stay was enjoyable.
This little cottage is even better than the photos. We so enjoyed the nature walks right from the cottage, including to Rosslyn Chapel through sun dappled forest and sheep fields. It was an easy 15 minute drive to Edinburgh to see all the sights there. The owners are wonderful! We would definitely recommend this cottage.
While traveling with our 15 year old son we stayed the weekend in this lovely cottage on the property of Victor an Carina just south of Edinburgh. The hosts are showed wonderful hospitality and the cottage is comfortably set up to sleep three (or four). Great attention to details of all we needed for a comfortable stay including notes for outings in the area and for getting to Edinburgh by bus or train. We definitely want to return to this beautiful cottage with wonderful hosts.
The cottage was comfortable, cozy, tranquil. Easy access to roadways and sites. The family who owns the cottage also owns the Cannonball Restaurant just outside Edinburgh Castle. Thatâs a must also!!!
Nice cottage in a quiet neighborhood a short drive from Edinburgh. The cottage is next to the ownerâs house. There were two deliveries that came to ours instead of the main house and some workers at the main house. Because the bedroom looks out onto the driveway and main house it was not as secluded as I thought. But it was mostly quiet and there is a small private garden in the back. There was easy access to Rosslyn Chapel and other hikes and a nearby pub. We enjoyed our stay.
Our family business is hospitality. We grow produce in our Kitchen Garden that we deliver to our restaurant on a daily basis. The cottage is on the edge of the garden and has its own small herb garden in the private courtyard at the back of the property.
The local area is very beautiful. Although we are only 5 miles out of the city centre we are surrounded by the countryside. There are lots of beautiful walks and the famous Roslin Chapel is only a few miles away
The cottage was built in the 1870âs but has been refurbished significantly internally. It still holds the charm of a period property but has all the modern essentials you would need.
