Sycamore Cottage - a traditional 2 bedroom stone cottage within the grounds of Arniston House
Located on the stunning Lime Avenue drive to Arniston House Sycamore Cottage is one of 4 charming stone cottages which housed the foresters for the estate in days gone by. Set in a sunny tranquil courtyard the cottages overlook fields to the north. The cottages also have an area of peaceful garden for visitors' use. A timeless place to relax in the country yet only 30 minutes from the center of Edinburgh with all its attractions. Arniston is an ideal base for families with pets. We are accredited with the Good to Go scheme ensuring our compliance with strict Covid-19 protocols.
We very much enjoyed our stay at Sycamore Cottage. It was extremely comfortable and far enough out of the city to be beautifully quiet. We will definitely book again.
Stayed here at Arniston many timesx. All the cottages are of a high standard.
Beds are super comfy and cosy
The kitchen has everything you need although we tend to ear out most of time.
We love it here for walking the dogs most other dog owners staying here are respectful.
There is lots to do from Arniston and only a short drive to Edinburgh however reccomend park and ride or jump on train at Gorebridge/ Newtongrange .
We stayed in Sycamore Cottage. It is poorly designed with little usable space for a family. It was filthy, e.g. pubic hairs all over the bathroom floor and a radiator in the kitchen (for hanging tea towels) with about 30 years of dust and grime in it. The grounds itself are nice and well maintained, just not the Cottage.
Enjoyed another relaxing stay with Arniston Cottages. Henrietta is always on hand to ensure you have everything you need. The booking process is easy and you receive regular email updates and information prior to your stay.. A super 3 night stay with our dogs, taking advantage of the lovely walks through the estate. Supermarkets and other amenities only a short drive, or we had food delivered easily from local restaurants. Found dog friendly pubs too so enjoyed a lovely lunch with the dogs in tow. The cottages are in beautiful surroundings with a small paddock/garden where you can let the dogs run freely without fear of them upsetting any wildlife/farm animals. We will definitely be back again to enjoy the friendly and relaxing hospitality of Edinburgh and it's surrounding areas. Top Marks!
We loved it! Everything about it, the area, how it was kept up, and of course, Henrietta was wonderful. The location was absolutely beautiful. We already are trying to schedule another stay for next summer.
We thoroughly enjoyed staying in the Sycamore Cottage. Wonderfully comfortable furnishing and pleasant decor. Beautiful country setting. Would definitely recommend it and stay again.
Loved the Arniston cottage. The inside was clean and welcoming, easy parking, and peaceful area to walk around. There are sweet pigs, Bruno and Sophie, that love scratches behind their ears and eating our apple cores! We ran into the owner (Iâm assuming) who introduced us to the pigs and since it was time to feed the baby lambs he let us watch and also hold one of them. We also got to meet his sweet dogs, Fin and Pepper. It was a great place to stay while visiting Scotland for the first time.
Lovely accommodations. Peaceful and very quiet. Remote yet easily accessible to the train for 25 minute day trips to Edinburgh with free parking at the station. Communications prior to arrival were promptly responded. All amenities were as described in the VRBO descriptions. We had a thoroughly wonderful stay and would book here again in the future.
the cottage lived up to all that was advertised. it was an amazing experience to live in a cottage that was likely built in the 18th century. all the updates made it a modern stay in history. truly wonderful. our sons were thrilled by Boris the pig and his blind mate and fed them every morning. if you stay here, take the tour of the Manor House. Arniston is a fabulous working farm.

My family and I had a beautiful week in Scotland at Arniston house. Henrietta was a wonderful host and was very attentive to anything we needed during our stay. We did a tour of the property as well, so much history and beauty on site.
My family, The Dundas family, have owned and lived at Arniston for 450 years. We very much enjoy welcoming visitors to the estate to experience the timeless beauty of our home. The current mansion house was built by William Adam in 1726 and many of our cottage visitors enjoy the guided tours which run from May to mid-September. We are so fortunate to live in the country yet we have Edinburgh with all its attractions just a short train ride away.
The stunning setting for our properties is always remarked on. Arniston is a designated designed landscape with many ancient broadleaf trees and wonderful woodlands to explore with pets. We have the best of both worlds as the buzz of our capital city, Edinburgh with all its attractions is a 25 minute train ride away.
