The Casetta, a charming honeymoon cottage, off the beaten track in south Tuscany
The Casetta is a lovely cottage in south Tuscany, nestled in our olive grove with lovely views of unspoilt countryside. It offers privacy, good WiFi, its own garden, and is just a short walk through the olive grove to a shop and friendly bar/restaurant. It's ideally suited for longer stays, to explore this lovely area of Italy, or for digital nomads. The Casetta is an independent building about 15m distant from the main farm house, with its own entrance and private covered terrace overlooking the olive garden and facing towards the mountain. The kitchen area, dining and living space downstairs opens onto the garden, with bedroom and shower room (shower, WC, bidet & washbasin) up a spiral staircase. There are lovely views in all directions. There is a washing machine and the kitchen is well enough equipped for longer stays. The bed is kingsize and our linens are 100% cotton.
With stunning views of rolling countryside and small hilltop villages, the restored traditional stone farmbuildings are set within ten acres of certified organic olive grove, situated on the shoulder of Monte Amiata, sacred mountain of the Etruscans.
The area is famous for its hot mineral water springs, and our farm is a great base for discovering the secrets of this lesser known area of Tuscany. Monte Amiata is a habitat for wild flowers, birds and animals such as boar, porcupine, hare and deer.
What to expect from the area: In a really wonderful undiscovered corner of southern Tuscany, the medieval hilltop village of Seggiano lies at a height of 550m on the slopes of Monte Amiata, an extinct volcano. The summit is good for walks through the cool beech forests and mushroom hunting in the appropriate season. In April and early May wildflowers abound; the countryside and views are breathtaking. There's a strong local culture of traditional food and wine production and we make sure that our guests know where to find the best places to eat and interesting places to visit. Stefania's nearby restaurant offers an excellent meal, an aperitivo or a capuccino just a short walk from the farm. Despite being 'off the beaten track' the famous centres of Italian Renaissance culture are within easy reach by car; Siena is sixty km and Florence, Arezzo and Assisi are about one and a half hours away. To the south of the mountain, towards the coast (75km) one can find Roman and Etruscan sights
In terms of the immediate vicinity the surrounding villages have shops for all non-specialist supplies, good fresh (often locally grown) food, a cinema, gym and a choice of restaurants. Grosseto is the nearest large commercial centre with national and international rail connections. The only period in which the area gets crowded is August when mostly Italian tourists escape the heat in the cities for the refreshing mountain walks and air of Amiata. In general the countryside in southern Tuscany is wilder and far less manicured than in the north of the region. There are really brilliant walking itineraries (not for mid summer) and the natural surroundings, birdsong, wildflowers and wild herbs are truly sublime in springtime. There are some decent restaurants in the area and some really excellent ones. We will give you details and suggested itineraries for day trips.
Swimming: The thermal hot pools, which can be found around the mountain due its volcanic history, are fantastic in cooler weather. The nearest, Bagno Vignone (20 minutes) is a calcium spa swimming pool, whilst Bagno San Felippo, Saturnia and Petriolo have more sulphurous water. A good way to de-stress is to have a soak under the cascade at one of the 'terme', letting the water massage back and shoulders. There is a choice of 'funky' natural pools to visit, or entrance fee-paying swimming pools. For summer bathing there is a nice privately run pool in the next village, Castel del Piano, (about 10 minutes by car), dips in local streams or a trips to the seaside or Lake Bolsena.

Wonderful!
The cottage and its location are simply beautiful with direct view at Seggiano.
There are a lot of fun activities and trips near Seggiano so we could fully enjoy every day.
Peri and her husband have also been really kind hosts who helped with problems but also led us full freedom to the cottage so we could completely feel at home.

A little bit of heaven!
My partner and I spent 8 nights in the Cassetta, and we had an idyllic vacation. First off, the cottage is so beautiful, very well appointed, and extraordinarily picturesque with views of the village of Seggiano, an elegant garden, and iconic olive groves.
Our kind and knowledgable host gave us great recommendations for restaurants (Sergio's place is a must!) and hot springs. We explored 4 different springs, went wine tasting, spent a night in Florence, and also spent time at our lovely cottage, walking the property through the olive trees, and exploring Seggiano on foot.
We highly recommend this sweet spot, especially for those who wish to explore off the beaten path, and make new discoveries not written about in tourist guides. It's a great location for visiting the many gorgeous hill towns of Tuscany, and the hot springs -- the highlights of our stay!

We can't say enough wonderful things about what a great month-long stay we had, what a great host Peri was, and the lovely location of Seggiano. The listing and photos are all accurate, the casetta is incredibly charming and very well equipped. It is nestled in a beautiful and picturesque olive grove on the outskirts of the mountain village of Seggiano. An easy 10 minute walk through the grove brings you to the main town square where you can find a nice restaurant in Bar 60 and the very well stocked COOP grocery store. Further up the winding streets in the village are another local bar, Bar Tino, with fabulous views from their outdoor patio and an excellent restaurant and bar, Antico Borgo, where you can have a great meal or drink while watching the local kids play in the street. Staying at The Casetta puts you in the best spot to enjoy the views and the countryside in this less traveled area of Tuscany. From the numerous walks and hiking trails nearby to just sitting on the patio to watch the sunset, staying here provides for a magical experience.Peri is a wonderful host who was always accessible for questions and information or recommendations on local attractions or restaurants. Even though the main house is close by, our privacy was always respected and Peri went out of her way to make sure we felt at home. Overall, this is a truly unique and beautiful place to spend a holiday!

Tranquility, Beauty and Plenty to do Nearby
We visited in August to escape the heat of Greece and could not have been more delighted. The house itself was perfect for our needs. It was charming and fully appointed with everything one might need in the kitchen or otherwise. The view from the guesthouse was really unbelievable as it looked out over a tiny valley and right to the hill top medieval town of Seggiano. There is plenty to do nearby including walks on Amiata the largest dormant Volcano in Italy which hosts a ski resort which in the summer is used by hikers. Bagno Vignoni is only a 25 minute drive away where you can experience the hot springs and dine by the ancient hot spring pool used by popes and pilgrims. The owners were very helpful, gracious and real. They answered all of our questions and helped us to find new things to do. They were always reachable but not over your shoulder. The information and maps left in the cabin were also especially helpful and David even showed us a couple of towns south of us that were well worth the drive! In all we would highly recommend this beautiful slice of Tuscany. One didn't get the sense of a packed tourist destination but rather one gets a real Tuscan feel. There are also convenient grocery stores nearby which was useful as we cooked at home many nights and picnicked most afternoons. Great Value for Money too!

We hebben een heerlijke tijd gehad. Ook onze hond heeft genoten. Het huisje staat achter het huis van de eigenaren en bood veel privacy. Uitzicht op de bergen, op het standje en een heuse olijven boomgaard. Het huisje is van alle gemakken voorzien. Peri en David zijn erg vriendelijk en behulpzaam met uitleg over de prachtige omgeving. We hebben veel wandelingen gemaakt, zijn naar Siena geweest en naar het Bolseno meer, mooie plek met voldoende schaduwplekken. We hebben veel restaurantjes aangedaan, overal was het eten goed, maar tip om als je hier verblijft een keer naar Non Solo Eat Art te gaan, op nog geen 5 minuten afstand. Zouden hier zeker nog een keer terug willen komen! Rust, stilte, prachtige omgeving en toch dichtbij het stadje....nu al heimwee

Wunderbares Wohlfühlambiente
Das kleine Haus in wunderschöner Lage war für uns sofort ein Wohlfühlort. Der gepflegte, herrliche Garten mit seine vielen Blumen, die Oliven, Zypressen und Eichen drumherum haben uns total begeistert - wie natürlich der Ausblick auf Seggiano. Die Ausstattung ließ keine Wünsche offen. Wir haben uns über die gute Ausstattung, die schöne Bettwäsche und die vielen Lichtquellen sehr gefreut, weil so etwas oft zu kurz kommt. Die Kommunikation vorher und während des Aufenthalts war exzellent.
Vielen Dank an Peri für die für uns wunderschöne Woche.

Beautiful cottage
We had such a great time at this cottage. It’s nestled on the outskirts of this small hilltop village. Perfect for relaxing and disconnecting from the world. Peri and David are wonderful. And Beastie the cat takes her job seriously protecting the cottage and welcoming you home every day.

Two perfect weeks in Tuscany
We loved staying in this charming very comfortable house . It is situated on a picture perfect property of mature and blooming gardens and olive groves . The views all around are magnificent, including the hill top town of Seggiano across the cascading valley.
It was a pleasure to see young deer and rabbits hopping among the olive trees, and we liked taking our meals outside. Often we would walk down to the local supermarket, through the olive groves. What a treat!
This property is simply to be enjoyed by being here. The aromas, the sounds of bees and butterflies and birds, the colours , will awaken your senses and leave you feeling very tranquil .
Katja was most gracious and attentive in welcoming us , and we felt that way for our whole stay. Two weeks was too short in this lovely corner of southern Tuscany.
There is much to visit and do in the local towns as the region offers ancient history, architectural gems, superb cuisine and wineries, and the most magical vistas.
Yes, this place has it all.
And we are already making plans to return.

Ein wunderschönes kleines Haus
Auch wenn die Vermieter nicht persönlich anwesend waren, wurden wir bereits vor der Ankunft mit vielen nützlichen Informationen versorgt und erwartet. Hausübergabe (und Rückgabe) verliefen dank K. problemlos. Das Haus ist ein kleines Juwel. Sehr gut ausgestattete Küche, liebevoll ausgesuchte Accessoires. Alles sehr geschmackvoll eingerichtet. Der Außenbereich geht übergangslos in den Olivenhain über und bietet schattige Plätze zu jeder Tageszeit. Obwohl das Haupthaus der Eigentümer recht nahe ist, hat man durch die Anordnung der Gebäude ausreichend Privatsphäre. Wären wir Frühaufsteher, hätten wir uns über einen Sonnenschirm gefreut. Das Vordach bietet erst ab ca. 11:30 Uhr Schatten.
Alles in allem ein schöner Ort zum Entspannen. Vielen Dank für eine wunderbare Woche.

So good it hurts to leave
What a beautiful place to chill and explore southern Tuscany. The small but perfectly adequate property is set next to the owners house overlooking Olive groves and the unspoilt village of Seggiano. We ate in the taverna at the very top of the village three times and found the food very nice and the atmosphere welcoming, we did walk it once but managed to find car parking closeby twice. Bar 60 which is easily walkable we did not like although maybe it’s more attractive when it’s warm enough to sit outside. Peri and David are excellent hosts offering help and advice prior to our arrival and the delightful Katja looked after us very well throughout our stay. We found a simply stunning restaurant in nearby Vivo d’Orcia, Taverna Del Pian Delle Mura which is now our favourite in all of Italy but others in neighbouring towns were also of a very high quality. We used the house as a base to explore the surrounding hilltop towns plus Porto Santa Stefano on the coast which is definitely worth a visit.

The cook Stefania at Bar 60's has just become a grandmother and has been away from time to time. Her stand in sous chef is not the best .... it sounds like you might have eaten there when Stef was away. Sorry that it was a disappointment.

Our third visit to this beautiful location and surrounding countryside
This is our third visit to this beautiful little house. In a stunning peaceful location. Well positioned to travel North or South. We visited Siena twice this time, which is about 80 minutes away. Enjoyed a lovely walk up to the top of Seggiano. Also visited Pienza and Cortona. Lovely little towns. The countryside is stunning. Beastie the cat also kept us company a lot of the time that we were relaxing in the garden.
Most evenings we looked a meal and eat outside in the garden
Thanks to Katja who was contactable if there were any problems (there weren't any) if the owners were not staying nearby. 10/10. Just planning our next visit..........

Charming, quaint, comfortable, spectacular views!
My boyfriend and I had a wonderful time during our stay in the charming little cassita in Seggiano! The accommodations were so charming, comfortable, clean, and above all, offered the most spectacular views of the Tuscan countryside. Peri was a marvelous host. We had daily visits from the cat, Beastie, whom we enjoyed. This was our first visit to Italy and our stay was exactly as I had pictured it to be.

An oasis amongst the olives
This is a delightful stone cottage, beautifully furnished, set amongst mature plants and flowers beside a picturesque olive grove that sweeps down to the village below. We enjoyed the quietness of the surroundings and the fabulous view of Seggiano nearby. "Beastie", the resident cat adopted us when we arrived and made us feel completely at home, as also did Peri, the owner of the property. All in all, we had a wonderful few days here and were very sad to leave. Nearby are the gardens of Daniel Spoerri, which are a curiosity to visit, but well worth going to, especially on a sunny day. But do wear your walking shoes. Castel del Piano is the closest place to go for a mixture of shops, bars and restaurants and a local market. We had a delicious meal at Taverna del Loggia. All in all, thoroughly recommended.

Schöne Unterkunft im Olivenhain
Normalerweise sind wir keine Freunde von Internetbewertungen. Bei dieser Unterkunft machen wir eine Ausnahme! Alle, die Ruhe und Inspiration in einer wunderschönen Landschaft geniessen möchten, finden hier den richtigen Ort.
In einem renovierten Backsteingebäude mit einem malerischen Blick auf Seggiano, befinden sich zwei Räume, die sehr geschmackvoll eingerichtet sind. Die Wohnküche ist sehr gut ausgestattet. Wir frühstückten inmitten einer blühenden Landschaft. Peri und David sind wunderbare Gastgeber mit nettem britischen Humor. Wir empfehlen diese Ferienwohnung gerne. Eva und Bijan

charming, warm and wonderful
I don't think we could have found a better place to stay. A lovely cottage in a wonderful town. Peri and David are great hosts who are warm and welcoming. We used Seggiano as a base from which to explore many parts of Italy and for those who wish to "get away from it all" and just hang out, this is the perfect place.

Fabulous place to stay, well equipped kitchen, stunning views and location, helpful and kind hosts.
Overall a brilliant holiday cottage in a fabulous unspoilt location in Toscana. We had not visited this part of Italy before and Peri our kind host gave us lots of valuable information both in advance and while we were at the cottage to enable us to enjoy our stay to the full. The surrounding countryside is amazingly beautiful and has lovely walks from the cottage, and further afield, as well as a wealth of historical churches and lovely hill towns. The fantastic Daniel Spoerri sculpture garden is very close and is exceptional, as is its restaurant! In fact amazing locally produced foods, pecorino, fresh pasta and other local delicacies are readily available just a short walk through the olive grove which surrounds the cottage. We had a wonderful relaxing time in Seggiano.

Peaceful and good for the soul
A quiet place - apart from the dogs barking , which you get used after a while. The scenery all around is beautiful. We spent quite a bit of time walking on Monte Amiata. Well worth a visit to recharge the batteries.

Beautiful part of Tuscany
This area of Tuscany is well worth a visit - pretty villages, wonderful scenery, easy access to Siena (if you need a city fix) and all the charm and loveliness that you would expect from this part of Italy. The house is perfect - small but comfortable with a decent bed and a good shower - and if anything the pictures don't do justice to the garden area which is full of bees and birds (and lightening bugs at night) and of course the handsome olive trees. We had a great time visiting local villages including Seggiano of course (which has a great restaurant right at the top of the village between the two bell towers). Only downside was the noise from the neighbours dogs (much more intrusive than the 'normal' sounds one might expect from a rural location) which disturbed us for the first 3 of our 6 nights and which made for unease during the first half of our short holiday. Having selected this property primarily hoping for those peaceful early mornings and silent evenings one can find in rural Italy, this was a shame, and it feels right to highlight this for others. The owners are aware of it however and are in the process of trying to resolve this (although apparently it does not bother most guests). One other tip, if you are going to arrive later in the evening make sure you pick up basic provisions on route...there wont be a welcome pack (bread, cheese or even just some water as is typical with most holiday rentals) to get you through night one ...hardly a holiday wrecker but still good to know in advance. We would certainly recommend this part of Tuscany which provided a varied, interesting and on the whole relaxing week...although you would probably need more than one week to do it justice (there is some driving to do to reach places further afield).

So glad that you found the cottage lovely, the garden and of course our venerable olive grove. Recently several guests have said that the photos don’t do justice to the beauty of the place.
We are so sorry that you experienced a downside with the neighbouring dogs, which really don’t bother most people. I don’t know what happened on that night but it must have been unusually noisy, probably due to visiting wildlife, which can cause indignant uproar in the local dog community. We took action immediately and it’s been totally quiet since then. Furthermore we don’t anticipate any further disturbance in the future, as we do take the issue very seriously and more than anything want guests to feel renewed when they come to stay.
We wanted your stay to be really enjoyable and hope that the financial reimbursement and the fact that the remainder of your stay was peaceful was some recompense. At least you left saying that a week was too short a stay.
We have noted that you would have liked some water and a welcome pack. We do provide flowers and a complimentary bottle of our extra virgin olive oil, plus larder essentials like teas and coffee. The tap water (tested by our son in law, an analytical chemist) is good drinking water, but we take note of your helpful suggestion.
We will have to try Emiliano’s restaurant at the top of Seggiano.

Yes, we make olive oil! We, Peri (who is the one pictured) and David, met by chance in Ciampino airport. We had separately decided to skip the free meal offered when the flight was delayed and after a few hours with our respective friends in Rome, both returned to a deserted airport - the flight had been transferred. So, call it destiny or chance, but we shared a taxi and discovered that we went to North London primary schools in the same road and that we shared a mutual love of southern Tuscany. We have been farming olives there, just outside the village of Seggiano, since the 80's, where I had bought a smallholding after visiting the area for teachings from a very unusual Tibetan teacher. Still learning as we go along, we have the help of farming friends and neighbours. Our hobby turned into a serious business venture when David was suddenly made redundant.
By now we are well known by, and integrated with the local community by now, largely because we work with a lot of producers. Our house was never a holiday villa, but always a working farm. The property has been slowly improved and renovated over the years, and it's been our aim to incorporate green technology wherever possible. Our land is certified organic and we are also dedicated mulchers and composters! We still travel too much and hop between Seggiano and London, where our distribution base is. And we are still in love with Southern Tuscany.
