Surrounded by a large fenced garden (approximately 3500 m2) with many trees, flowers and a well-kept lawn, the villa has a comfortable patio with barbecue, ideal for alfresco meals, and a private pool (7 x 4 meters, depth 1.4 meters), equipped with sun loungers.

Guests also have access to a five-a-side football field surrounded by the greenery of the park and a private parking (4-5 places).

Internal Description

Villa la Bruscola is spread over 3 floors, it can accommodate up to 9 people for a total of 5 bedrooms and 3 bathrooms. Pets are not allowed.

Basement floor: In the basement you will find: a games room with pinball and table football, a bathroom with shower, a living room, an equipped kitchen and a laundry room.

Ground floor: The ground floor consists of: a dining room, an equipped kitchen, a living room with a TV corner.

The sleeping area is made up of: a single bedroom, a twin bedroom, 2 double bedrooms (including one with ensuite bathroom with bathtub). The single bedroom and the twin bedroom share a bathroom with shower.

First floor: The top floor houses a double bedroom, a sitting room and a large terrace.

Prices and conditions

Included in the price: Utilities (water, gas, electricity); house, garden and pool maintenance.

Excluded from the price: Final cleaning (200.00€). Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).

Security deposit: Customers are required to pay 300.00€ security deposit (credit card), which will be returned at the end of the stay upon any damages.

Großzügiges Anwesen mit erheblichen Altersflecken

Herzliches Willkommen und Einführung in den Hausgebrauch durch Giuseppe und Haushälterin-ausschließlich in Landessprache. Erster Eindruck-morbider Charme. Schlafzimmer und Bäder frisch geputzt. Alles in allem wirkt aber das große Haus abgewohnt, verstaubt (viele Spinnweben), Risse in Decken/Wänden. Untere Etage wurde ausser dem "Spielzimmer" nicht genutzt, da die mitgereisten Damen sich dort unwohl fühlten. Die Küche ließ zu viele Wünsche offen - elektrische Geräte waren nur mit grösster Vorsicht zu bedienen und Besteck, Gläser, Geschirr (aus verschiedenen Epochen reichlich vorhanden) mussten am ersten Tag von uns grundgereinigt werden. Pool, Terrasse und Liegestühle haben uns etwas entschädigt und wurden durch den liebevollen Giuseppe fast täglich gepflegt. Abenteuerliche Anfahrt (sehr steil-nichts für Sportwagen). Um das riesige Potenzial des Hauses und Anwesens auszuschöpfen, sind einige Investitionen notwendig. Als Gesamteindruck hat uns das Preis-Leistungsverhältnis ziemlich enttäuscht.

Nice house and area, unproffessionel management. Can't recommend

Cleaning: basic cleaning is performed upon arrival but be advised that there are spiderwebs all over the place Pool: the pool area is sorrounded by trees, so we spent at least ½ hour each morning and afternoon cleaning the pool. A poolman came by a couple of times he didn't clean the pool but presumeably checked the levels and inserted tablets . Surroundings: lots of trees and bushes which means lots of bugs outside as well as inside. One of the party sat in a sofa in the downstairs area for 10 minutes when he rose he had more than 30 mosquito bites. AC: there isn't any. There was 4 fans of which one wasn't working. That's is quite insufficent in a house of 500 sqm in the summer. Gameroom: we couldn't get the flipper machine to work and there was no darts for the dartboard. The management said they would get back to us with information on this but they never did. The house: its big and have lots of room for everyone. It has the 5 bedrooms as stated although during a hot summer with no ac you can't sleep in the topfloor bedroom. It's like a sauna. When the house was booked, payed for and 3 days in to when we were staying there, it was listed as having 5 bath rooms it does not. When I complained about this, the management changed the description on this website. It's still listed as having 5 baths on other websites. Welcome: we're welcomed by the cleaning lady and her son. She was nice and talkative when she walked us through the house. All her talking was though done in Italian. Management: worst ever experienced. According to the listing and confirmation payment was due 50% a month before arrival and 50% 2 weeks before arrival. However 6 months before arrival my credit card was debited 242 euros without any notice. When I wrote to the management their reply was that this was their company policy and they have forgotten to inform me. I let this pass as we still wanted to the house but note to management: you can't change the condition after the reservation has been confirmed. Communication with the management worked fine until I complained about the state of the house. They never came back with info on how to make the games work in the gamesroom, they didn't take responsibility for there not being 5 baths but simply changed the description. However they did offer to send someone back to clean. The management has not responded to my last messages explaining the errors with the house even though I have sent reminders. Highly unsatisfactory

Mooi huis, top omgeving

Een mooi, groot huis met gezellige vertrekken, verschillende balkons/terrasjes en een rustige ligging. In de buurt is echter genoeg te beleven met Florence en Bologna binnen het uur en ee heerlijk meertje op 10 minuten rijden. De vaatwasser werkte niet briljant, dus wat extra aandacht voor een schone vaat, maar verder helemaal top!
