On Point -

Located in Blue Mountain Beach this redesigned beach home perfectly displays the 30A lifestyle. Just a short walk to the beach and located on the southside of 30A this home is sure to please all fifteen lucky guests that decide to vacation here. The home comes with its own private pool (w/basketball goal) and features a TIki Bar for evening entertainment. Upon entering the home you will find sophisticated yet comfortable furnishings. Both the Main House and the Guest House feature fully equipped kitchens . The Main House living area has a large flat screen TV for entertainment and leads directly out to the pool deck. Each of the bedrooms also have a wall mounted TV. The Master Bedroom has a full luxury en suite bathroom that features two raised square sinks on vanities, a soaking tub in alcove, as well as a walk-in shower. The sleeping quarters include a King Size bed in the Master Bedroom, Queen Size beds in the two Guest Bedrooms along with a queen-sized futon and queen-sized sleeper sofa.

Main House:

First Floor: Living Room with Queen Sleeper Sofa, Kitchen with Bar Seating, Powder Room, Laundry.

Second Floor: King Master Suite with Walk-In Shower and Garden Tub, Queen Bedroom with Tub/Shower Combo, Queen Bedroom, Den with Queen Futon, Full Hall Bath with Tub/Shower Combo.

Guest House:

First Floor: Living Room with Queen Sleeper Sofa, Kitchen with Bar Seating, Full Hall Bath with Tub/Shower Combo, Laundry.

Second Floor: Queen Bedroom, Twin Day Bed + Twin Trundle.

Great location! Guest house was great for multi families. Pool and outdoor area great place for relaxing after a day at the beach! Will definitely rent again!

Great stay and prefect for families . Very close to the beach and ice cream shop down the street !

Amazing stay!!!! Everything you need for a close beach stay! Kids loved it and i also really appreciate the facts that when the back door to the pool open the alarm goes off to alerts us that kids are going to the pool!!! Very close to private beach beautiful white sand beaches pleanty of space for you and your family !!! 100% recommend this house

Needs attention

Nice but not very functional or family friendly, had a Warehouse feel. Two of the tv's failed to connect. NO furniture to put your clothes in. No propane for grill and limited silverware coffee cups. NO ICE, both fridges would not make ice.

Great location on 30A

The house had the perfect space for our group. Great location from the beach and downtown. Our only critique would be they need to get rid of the small rocks by the pool. You drag them in the house constantly and we were always sweeping the kitchen area because its like cat litter. They need larger rocks so this doesn't happen.

Great pool and close beach access!

We had three families with children stay for a week. The pool was amazing! We had it heated for a few days and all the kids really enjoyed swimming. Beach access was close-we walked each day and it was not crowded at all. We needed more seating for everyone to gather in the living room. Just not enough seating for everyone to hang out. Guest house needs an upstairs bathroom...that was a big bummer. We enjoyed our week at On Point!!!

Multi Family Vacation

Location was great and plenty of accomodations for all family members. Pool was great. Kitchen cooking items need attention. Dried food was on some of the dishware. Outdoor grill was unusable, no LP gas, evident the grill had not been cleaned in some time as there was used foil the grill.

Thank you for your feedback. We will have someone out to check the grill for replacement. In the future if the propane tank is out we do ask our guest to get the tank replaced and we will reimburse you for the cost. We hope to host you and your family again real soon.

It was a nice place but needed repairs and updates. We had a full house and needed the sleeper sofas. They were not usable and couches were ripped. Location is great house is very nice. But not having enough sleeping areas due to condition of xouches was disappointing especially for the price.

Great stay!

This property was great for our large family! A couple of things would have made it a bit better. Upstairs of the main house gets hot. Fans would be a nice upgrade for each of the bedrooms. A drawer with scissors, tape, a lighter and miscellaneous items like that would have been helpful. Lastly, some larger pots would be good for large groups too. Otherwise we loved it all!

2023 SC-TX Family Vacay

We really enjoyed our stay at On Point. Having two kitchens and the guest house was ideal with our large group. The pool was also an added bonus! The location is amazing as it is a short walk to the beach, restaurants, and Blue Mountain Creamery. The only downside of our trip was a small giraffe stuffed animal that was lost inside the property who we are so desperately trying to find as it holds a lot of sentimental value. If anyone who has a future stay at On Point comes across the giraffe we would be so appreciative if you would contact me directly at ashtondotsmith@gmail.com to let me know it has been found and then turn it into Ocean Reef Vacation Rentals & Real Estate. House is lovely. Kitchen however is not well stocked for families who do lots of cooking. Propane tanks were empty on grill and fire pit. That's not acceptable. Definitely need better/more pots, pans, etc. For instance, there was no cheese grater. That's a pretty basic item.

Nice and quiet location. Not a lot of traffic. Ice cream shop was around the corner.

We had a group of 14 staying in this house. The walk to the beach was easy. The kitchen had everything we needed. It was nice having two different kitchens and laundry. The teens felt like they had there own house. The only down fall was the air. We went in September and 72 was the suggested temperature for the house so you didn’t freeze unit. It was too hot for us at night. No ceiling fans in the bedrooms. When we did need assistance from the property manager they were polite and fast to relieve the problem.

Great home and location!

This home is just as described and suited our party very well. The guest house was a plus and was great for adult teens to have their own space. Proximity to beach was great. Short walk with a wagon and all beach necessities and you're set for the day. The only constructive feedback I would have is, I've done many rentals like this and typically there are more sundry items to get you started, i.e. dish liquid, a roll of paper towels, etc. I would have loved to have a dust mop for sand on the floor. In addition, as far as the home itself, one slight annoyance, the small pebble rock/sand surrounding the home and driveway was getting everywhere and hard to control - another reason for a dust mop. Otherwise, I would highly recommend the home for large parties or multiple families. It worked out great.

More like a cheap hotel rental

Location and amount of space was great. However to many damaged or broken items. Pool was filthy and hazy, bathroom door didn't open so you couldn't close it, firepit didn't work, outdoor fridge didn't work, room temperature never gets below 75 in some of the rooms, dryer heat doesn't work so we couldn't use the second laundry room, toilet wobbled when it was sat on, same toilet wouldn't flush, freezers are cold 3nough to freeze the Popsicles for the kids, and only 1 trash can for the road so there was always a pile of trash in the front of the property. We contacted the property manager 3 times before they finally returned a call. Once someone came out we were told everything had to be ordered in order to repair them. They never came back or offered any apologies. I wouldn't recommend the property to anyone unfortunately. We were very disappointed for a big family trip.

Not Great

This is the 9th summer that we have been to Blue Mountain Beach. This house was by far our least favorite. To start it states that it sleeps 16, when we arrived the two couch beds and futon only had sheets. We called the property manager and told them we needed blankets and pillows. They said they would get them to us the next morning. We had to get upset and let them know that was unacceptable, if the house states it sleeps 16 then we need everything tonight so we could put kids to bed. They did finally get us bedding but not until almost 11 that night. The guest house A/C was awful. The upstairs was around 78 degrees and the downstairs was 58. The bedrooms were upstairs and it was too hot to sleep comfortably and the downstairs was an ice box and unenjoyable to hang out in during the day. They came and looked at the a/c once and then never followed up and never came back to fix the issue. The house has no rugs at any doors, the bedrooms have no dressers, so we had to live out of our suitcases the entire week. I always like to unpack and settle in and we just had to stir through our luggage. Plus the rooms were so small we had no walking space to walk with our suitcases having to stay open on the ground. The knives were awful and dull, we had to buy new ones. Sinks did not drain in bathrooms. The couches are so old they had no support. Shower curtains had mildew. It did not feel like they cared about the comfort of their guests just the income. Things need updated.

Fabulous Family Vacation

This house, guesthouse and pool offered a great location for my family to enjoy a week in the sun splashing in the ocean and the pool! The home was spacious - great for family game nights - and well stocked. Dishes and linens were clean and plentiful! It was a short walk to the ocean or Red Fish Tacos (delicious!) or the Blue Mountain Beach Creamery (fabulous ice cream)! My concerns were with details - pool lights did not work, a light on the back of the house was out(replaced on the last day), the disposal didn’t work (promptly repaired on day 1) and the pull out couch was still full of sand from the last guests. All these concerns could easily have been eliminated prior to our arrival.
