Appartement au dernier étage lumineux, lumineux et spacieux (troisième étage), situé au calme dans une ancienne imprimerie du quartier universitaire, à 20 minutes à pied du Royal Mile. Grand salon double aspect avec une vue imprenable au nord et au sud. Accès Internet Wi-fi, TV, DVD, lecteur CD et radio. Large choix de livres, DVD, CD et jeux. Deux chambres doubles confortables, dont l'une peut être convertie en lits jumeaux. Cuisine bien équipée avec cuisinière à gaz, four électrique, micro-ondes, réfrigérateur et congélateur. Salle de bain moderne et élégante avec douche à jets puissants. Machine à laver et sèche-linge. Place de parking privée dans cour. L'appartement est chaleureux et accueillant, avec un chauffage central efficace et des fenêtres à double vitrage. This was our second stay at the apartment. It is very comfortable, well equipped and has beautiful views. It is very well located for the August festivals, close to most of the principal venues, with many restaurant options, but far enough from the Old Town to retain some level of normalcy.

Great stay in well appointed property

We stayed for a month and felt like it was a home away from home. There was everything we needed and more. The location was great, pub next door really friendly and it was super easy to get public transport at the end of the road, a few minutes walk away. Would highly recommend.

A wonderful stay

The time spent in Sarah's apartament was great.The area is very nice: ten, fifteen minutes max from the old town by bus.The flat is very bright, well furnished and really well equipped.Sarah was very kind and helpful.I hope to come back soon!

Wonderful!

This was a lovely stay. The beds were comfortable, the linens soft, and the kitchen was well stocked with essentials and cleaning supplies. The space is charming with beautiful views all around. Communication with Sarah was easy and pleasant. Our time staying felt like home away from home.

Perfect location

The flat’s location is really convenient especially for summer hall and the meadows, it’s very peaceful despite being so close to everything. The layout is ideal for two couples really nice communal space. Very easy clear instructions. Sarah is such a lovely host, Hopefully we will be back again!

Home away from home!

This was my first trip abroad, as well as first trip by myself, and this flat could not have been more perfect for my time. I stayed a month and it became my home instantly! Sarah is incredible as host, quick to respond and make me feel comfortable immediately. The views are incredible, the amount of sunlight is heavenly and it’s so quiet all times of day. I can’t wait to come back!

Sweet, well-appointed apartment in a neat corner of Edinburgh

Spent five days with my husband and 8yo daughter at this lovely walk up flat. It has close proximity to Holyrood hiking and running trails, a great playground on the corner of the Meadows and convenient to bus connections to Old Town, Leith, New Town and beyond. Sarah and Roderick are thoughtful hosts and the apartment has everything you need for an easy stay and then some.

Peaceful, bright and great location!

Finding a well situated place to stay with parking is a rarity in Edinburgh and this flat did not disappoint. As a top floor flat, the light comes in from both front and back windows so you are immediately struck by the natural light and the stunning views - very much worth the steps up. The entrance is narrow but not an issue to get through, Cafe Amarelo, Sambuca Italian Restaurant and Kate’s cafe are all brilliant and within 5 mins walking. Summerhall is conveniently located down the road which is our favourite Fringe venue. Sarah was really helpful and the information available at the flat goes beyond expectations. Would love to stay here again!

Beautiful flat in an excellent location!

We had an absolutely wonderful stay here! The flat was beautifully decorated and well stocked. The view from the windows was breathtaking--we were here for a month and the view never got old. The kitchen had every pot and pan you could think of needing. There were clear instructions on how to use their appliances (which was very helpful for us as international travelers). The location was also perfect. There were many cafes, pubs, and restaurants just a few minutes walk from the flat. There was also a bus stop a 5 minute walk away that had buses to almost everywhere in the city so navigation was a breeze! The hosts did warn us that the entrance into the parking lot is narrow. We rented a mid sized SUV and it was pretty tight to navigate through the space, but still possible. A smaller car would have fit much easier so I would consider renting or bringing a smaller car if you need to drive while staying here. Overall an excellent experience and I would definitely recommend staying here while in Edinburgh!

Comfortable flat - excellent location - exceptional hosts

Sarah and Roderick's handsome flat in the heart of the Newington neighborhood is as thoughtfully set up as any vrbo property we've had the pleasure of renting. It's smartly and comfortably appointed - everything done with an eye toward anticipating and meeting a wide range of guest wants and needs. Significant amenities include a superbly curated collection of DVDs, CDs and books; nicely packaged guides to neighborhood and beyond restaurants, shops and attractions; well equipped kitchen with a generous package of basic spices, coffee, tea, paper products, rubbish bags, recycle bins and cleaning supplies; splendid views of Arthur's Seat, the Salisbury Crags, the Pentland Hills, Newington and Old Town. It's an easy walk from the flat to a half dozen excellent restaurants we tried; good selection of artisanal bakeries and cafes; several well-sourced butchers and green grocers; well stocked wine and whisky shops; and friendly pubs, for example, the classic Leslie's -- and a 20-25 minute walk to many top Old Town attractions. Sarah and Roderick were a pleasure to deal with from booking to checkout. Highly recommended!

Edinburgh Marathon

In 2022 I decided to enter Edinburgh marathon, we decided not only would I run the marathon but that we’d spend some time exploring Edinburgh after. We chose Sarah’s apartment based on location with it being only a 15min walk to the start line and 25mins to the Royal Mile. What can I say the apartment had everything we could ever need and more! Sarah was a great host and even remembered nearly a year on that we were arriving late evening and therefore arranged for us to have the keys in advance ready for our stay. We had a wonderful stay and the apartment was perfectly located for exploring Edinburgh by foot, we were able to walk to Arthur’s Seat & Salisbury Crags, Edinburgh Castle & the Royal Mile, along with all amenities you could need on the door step. The only time we used the car during our stay was to drive over to Portobello Beach, which I have to say is a must, it is a beautiful beach with some lovely cafes along the front. I’d certainly recommend Sarah’s apartment if you are looking for a base to explore but also like to be away from all the hustle and bustle after a busy day.

Cozy and Welcoming

Sarah is one of the most helpful landlords we've worked with in a rental property. She was keen to make our nearly 2 month stay as seamless as possible. Any issues or questions we had were immediately dealt with. The neighborhood surrounding the flat is fantastic - we were regulars at Earthy - the local coffee shop/organic grocery store and greatly enjoyed walking through The Meadows as we headed into town. We took advantage of nearby yoga studios, bus routes and antique shops. The twin beds in the guest room were very small and the apartment was in need of a thorough cleaning. The cabinets and cupboards were full of left over items that could easily be thrown out or tidied up and the vacuum cleaner was in poor form. The services (bookshelves, bedside tables, kitchen cabnets) hadn't been properly cleaned/wiped down in some time and there was a fair amount of hair left in the carpets. Despite this, we felt very at home in the flat and greatly enjoyed the many DVDs, CDs and Edinburgh fliers, advertisements and notices in the flat. Likewise it was wonderful to have a washer and a dryer. The sunsets from the windows were beautiful and it was a real treat to see the full moon through the windows at night.

Dear Eddie and Erica, Thanks for your feedback. I am glad you enjoyed your stay at our flat. I am concerned by your comments about cleanliness, as I take pride in keeping the flat in sparkling condition. I think the problem may relate to some maintenance work we organised just before your arrival to make sure everything was ship-shape for your let; it sounds as if there may have been some settlement of dust after the flat had been cleaned. I’m sorry you had this experience. Regarding the hoover, I am sorry you had difficulty with it and am glad to report that it was working very efficiently throughout the clear-up after your let. Regarding ‘left over items’, it is my policy, in a spirit of welcome to our guests, to provide tea, coffee, olive oil, and a few other non-perishable items: the kinds of thing that can be expenive to buy for a short holiday let and that can make cooking at the flat more of a pleasure. I am sorry if you experienced this as unhelpful: I recognise that for your longer let your priorities and needs may have been different. Your feedback has given us helpful food for thought to improve future lets; thank you.

If you are looking for a comfortable and cozy place: you have found the perfect flat. Very well placed, transport is two minutes walk, as is the grocery store. The apartment is fully equipped, perfect. I highly recommend it. Thanks again, it was lovely!

Appartement très agréable.

Cet appartement est confortable, très lumineux et bien chauffé quand il fait frisquet dehors. Il est bien équipé et adapté pour quatre personnes. La vue est dominante sur les toits et au lointain (vision très large ). Les bus sont à deux pas, mais on peut aller au centre ville à pieds. A noter un magasin de produits bio à 50 mètres, qui est un vrai plaisir pour les yeux et les papilles. La propriétaire de l'appartement est charmante et à l'écoute . Nous recommandons donc cette location.

We enjoyed an absolutely wonderful stay here! The flat included everything we needed, beautiful views of the city, and very close proximity for a walk to the city center. Sehr schöne Wohnung nahe des Zentrums

Wir waren 4 Wochen in der Wohnung und haben uns schnell dort eingelebt. Alle Gebrauchsdinge waren vorhanden. Komplett eingerichtete Küche, Waschmaschine, Trockner bis hin zu Einkaufstüten und Regenschirm. Handtücher, Bettzeug alles in reichlicher Menge vorhanden. Einige Einrichtungsgegenstände sind in die Jahre gekommen und müssten mal ausgetauscht werden. Alles funktionstüchtig. 4. Stock und kein Fahrstuhl vorhanden - guten Konditionstraining! Wohnung ist auch sehr ruhig und man hört nicht viel von der Hauptstraße. Busse in die Stadt um die Ecke, sowie Lebensmittelläden, Tankstelle, Restaurants und Pubs. Wir können die Wohnung empfehlen.

Meget bra leilighet - 4 etg for oss som bor i Norge, bedre møblert enn vanlig i UK , 25 min å gå til sentrum(Royal Mile). Adresse beskr bør gjøres noe med pga at det står gatenavn Duncan Street 15/16 og det kan oppfattes som at det er to leilighets bygg ved siden av hverandre. Duncan Street 15 - leilighet 16 i 4 etg er det korrekte.

einfach perfekt

Helle ruhige und sehr saubere Wohnung, sehr geschmackvoll eingerichtet, man fühlt sich sofort zuhause. Die Lage ist praktisch, nicht direkt im Zentrum aber optimal gelegen an mehreren Buslinien , die ins Zentrum führen. Die Kommunikation mit den Besitzern unkompliziert und wohlwollend. Alles hat geklappt.

Perfect first visit to Edinburgh

This was our first time visiting the city, and we really enjoyed our week there. The check-in process was smooth, all information about the flat and the neighborhood was very clear, great communication overall. It was a nice quiet neighborhood a short walk from groceries, pubs, and other restaurants. It's an easy walk into the city center too. The flat itself was clean, bright, and spacious, and you can't beat the view. I definitely recommend it if you're traveling to Edinburgh!
