The Roses House in Katoomba is a luxurious vacation rental that is located in the heart of the Blue Mountains. The house has a spacious and beautifully designed living area that is perfect for soaking up the Australian sun and experiencing all that the Blue Mountains have to offer. It is the perfect "home away from home" for your vacation, with all the comforts and conveniences that you need to make your stay stress-free.

Whether you want to explore the natural beauty of the Blue Mountains, relax in the luxurious surroundings of the Roses House, or simply enjoy some downtime with your family and friends, this vacation rental has everything you need to make your stay unforgettable.

This is a self-contained house with Three bedrooms. We can accommodate a maximum of 6 guests in this house. We will provide bedding for the number of customers you booked.

We can accommodate a maximum of 6 guests, including children. Exceeding the guest limit is not allowed. CCTV cameras are outside the property to ensure compliance. If we detect any extra guests (even one additional person), double the booking fee will be charged.

We provide a charcoal grill with some starter charcoal and basic tools. Feel free to bring more if needed! Please note: for safety, do not use the grill on windy days to avoid fire risk.

The heater and fireplace are not available in November, December, January, February, Match, and April every year.

The open-plan living space with plenty of natural light, along with a fully equipped kitchen and a comfortable lounge and dining area, makes for a great place to unwind and connect after a day of exploring the Blue Mountains. It's always nice to have a cozy and welcoming space to come back to after a long day out and about.

We have two locked rooms on the ground floor, each accommodating up to 3 guests. If you’re interested in accessing additional rooms, please contact us to enquire about availability and rates.

Providing entertainment options like games can make a family stay more enjoyable and comfortable. It's always nice to have a separate area where adults can relax and unwind while children have their own space to play and have fun.

• We kindly request that you respect our property and leave it in a clean condition upon your departure. Please do not move any furniture, and report any damages that occur during your stay.
• Please note that an additional cleaning fee may apply if the room is excessively dirty or messy upon checkout.
• We kindly ask that you refrain from consuming strongly scented foods, such as durian or curry, inside the room. This helps us maintain a pleasant environment for all our guests.
• Please maintain low noise levels between 10 p.m. and 8 a.m. and refrain from creating any disruptive noise.
• Smoking is strictly prohibited. A $200 charge will be deducted from the security deposit for any evidence of smoking.
• No parties or events on the premises. If such activities are reported during your stay, you will be asked to vacate the property immediately, and a charge of $300 will apply for any evidence of such gatherings.
• We kindly remind our guests that pets are not permitted in our guesthouse. This policy helps us maintain a clean and comfortable environment for all our visitors.
• If you find yourself locked out and require assistance from the manager, a $100 fee will be applicable before 10 p.m. Please be aware that we cannot assist with key-related issues after 10 p.m. each day.
• In case of a lost key, a $200 fee will be incurred for key replacement.
• The use of illegal drugs is strictly forbidden on the property. Any violations will result in immediate contact with the authorities. Violation of this rule will result in termination of your occupancy, eviction, and forfeiture of rental fees.
• Please be aware that access to the facilities in the building cannot be guaranteed, as maintenance will be conducted occasionally. We kindly ask that you adhere to the rules and available times posted on-site. Thank you for your cooperation.

Please note the following house rules during your stay at The Rose House:

* The fireplace is available in cold weather. Basic ignition tools and a bag firewood will be provided to start. Afterward, you will need to purchase your own firewood. A guide to using the fireplace will be provided.
* The front yard is dedicated to flowers, so please do not enter the vineyard.
* Smoking is strictly prohibited inside the house. Any evidence of smoking will result in a $200 fine.
* Parties or events are not allowed on the property. Any evidence of such activities will result in a $500 fine. * * * Please keep quiet between 10 pm to 7 am.
* The house is not pet-friendly.
* Please be mindful of warning signs and refrain from accessing any no-access areas in the house and backyard, as it may not be safe.
* If you notice any damages or breakages, please report them to us as soon as possible.
* Check-out time is strictly by 10 am. Late check-out will result in a charge of $100.
