The Space:

Azure Breezes is your modern sanctuary by the beach! Nestled on the vibrant Isla Verde Beach, this re-designed 2-bed, 2-bath offers great beach views from every room, a fully stocked kitchen for extended stays, and a washer and dryer.



Isla Verde Beach is one of the most beautiful beaches on the island, and it is renowned for its pristine shores and vibrant atmosphere, making it the ultimate urban beach experience in the Caribbean.



Azure Breezes is just a short stroll away from a myriad of dining, casinos, and nightlife options. This apartment is only 5-8 minutes from the airport, and it offers a designated parking for one vehicle so you can explore the island at your own pace. Azure Breezes comfortably sleeps 4 adults in two king beds.

BUILDING CONSTRUCTION NOTICE: WE’D LIKE TO INFORM YOU THAT THE BUILDING IS CURRENTLY UNDERGOING IMPROVEMENTS TO THE HANDICAP RAMPS AND SURROUNDING SIDEWALKS. YOU MAY EXPERIENCE SOME CONSTRUCTION ACTIVITY OR NOISE DURING THE DAY WHILE THIS WORK IS BEING COMPLETED. THIS IS STILL ONGOING. ONCE COMPLETED, WE WILL REMOVE THIS NOTE.



PLEASE NOTE: THIS BUILDING WAS BUILT IN THE 1980'S. THE APARTMENT WAS REMODELED AND HAS BEEN KEPT IN FANTASTIC CONDITION, BUT THE COMMON AREAS OF THE BUILDING ARE DATED.



NO SMOKING ON THE BALCONIES AND COMMON AREAS (CIGARETTES, TOBACCO, MARIJUANA, OR CANNABIS). WILL BE FINED $50.00 INSTANTLY.



THE BUILDING DOES NOT ALLOW ANYONE TO HANG CLOTHES, TOWELS, MOPS, OR OTHER ARTIFACTS ON THE WALLS OR BALCONY RAILINGS. WILL BE FINED $50.00 INSTANTLY.





LIVING AREAS



Step into the spacious living areas of Azure Breezes and be greeted by panoramic views of Isla Verde Beach. Relax in the living room, which offers a comfortable sofa where you can unwind and enjoy the stunning scenery or simply lay back and watch your favorite shows on the big flat-screen TV.



The adjacent kitchen island offers seating for 4 adults so you can enjoy your favorite meals.



Enter the balcony, and you will feel like you are literally on the sand. It does not get closer to the beach than this!





KITCHEN



Azure Breezes has a modern and fully stocked kitchen, you'll find everything you need for a convenient stay. With modern appliances, ample counter space, and stunning beach views cooking and dining in has never been more enjoyable. It features a 4-burner stove, an oven, a microwave, a toaster, and a coffee maker. Plus, with nearby grocery stores and markets, stocking up on essentials is a breeze. The kitchen opens up to the living room, so you are always socializing with the rest of the group.





SLEEPING ARRANGEMENTS



Retreat to comfort in the two well-appointed bedrooms of Azure Breezes. Both rooms feature king beds, ensuring a great night's sleep for up to 4 adults.



Each bedroom offers its own TV for your entertainment needs and stunning beach views. The master bedroom has an ensuite bathroom with a shower.



The apartment also has a dedicated 2nd full bathroom with shower.



PACK AND PLAY (SUBJECT TO AVAILABILITY):



We can leave a complimentary Pack and Play at the property upon request. This should be requested upon booking or no later than 5 days before arrival. Pack and Plays are subject to availability.





GETTING AROUND & PARKING



We recommend moving around via Uber if staying within the general Isla Verde and San Juan area.



If you decide to rent a car, this unit offers one (1) assigned parking spot.





LOCATION



Azure Breezes is located on Isla Verde Beach, Puerto Rico. This is arguably the best urban beach in the Caribbean. The beach is 1.5 miles long, and the Isla Verde strip has a long list of dining and nightlife options. The apartment is 5 minutes from the airport and has car rentals, supermarkets, a Walgreens, and multiple hotels and casinos within walking distance.



There are many things to do in the surrounding areas; here are some of our favorites:



Chill at the beach! It is one of our favorite beaches in Puerto Rico and a must-do if you are staying at Azure Breezes. The apartment has beach chairs, towels, and coolers for a long day at the beach.



Lunch or dinner at La Placita de Santurce, a local market with 20+ restaurants and awesome nightlife. We love Santaella restaurant, a local cuisine with a modern approach located in La Placita.



Shop at The Mall of San Juan. This brand new mall is a 10-minute drive from the apartment and has excellent shops and dining options.



Explore the El Yunque Rainforest. El Yunque is an easy 30-minute drive from the property and is the only rainforest under US Flagship.



Spend a day in Old San Juan. Azure Breezes is a 15 min drive away from the oldest city in all of the US. There is a lot of history and great food and drinks to savor.



Other Things to Note:

STARTER AMENITIES



At West Indies Vacation Rentals, we strive to provide top-notch amenities, ensuring our guests feel at home during their stay.



All properties come with freshly laundered bed linens and towels. We provide 2 bath towels per guest and 1 beach/pool towel per guest.



We provide a set of disposable essentials to help you get your vacation started comfortably. These include:



- 1 set of hotel-size soap and shampoo (per bathroom)

- 3 garbage bags

- 1 roll of paper towels

- 2 rolls of toilet paper (per bathroom)

- 1 dish soap

- 1 dish sponge

- A small amount of laundry detergent



Please note that we do not provide unlimited disposable amenities. It is the guest’s responsibility to review what is included in the property and stock any additional items needed for the duration of the stay.



Most properties also include at least 2 beach chairs and an ice cooler. You may reach out to us 5 days before arrival for confirmation.





HOUSE RULES



RENTAL AGREEMENT: All bookings require a signed Short-Term Rental Agreement, which will be sent upon confirmation of your reservation. Guests must upload a valid photo ID (no selfies) that matches the name on the credit card used for the booking. The agreement must be signed within 48 hours of booking or prior to entering the property, whichever comes first. Check-in instructions will not be provided until the agreement is completed.



NO SMOKING: Smoking is not permitted anywhere on the property. A $500 smoking fee will be charged if this rule is violated.



NO PETS: While we are pet lovers, pets are not permitted at the property at any time. A $300 fine will be charged if this rule is violated, and guests may be asked to leave the property.



QUIET HOURS: Quiet hours are from 10:00 PM to 8:00 AM. Please be mindful of noise during these hours out of respect for nearby residents/neighbors.



UTILITIES (WATER & ELECTRICITY): In the event of an interruption to water or electrical service, the host is not responsible for hotel, alternate lodging, or transportation expenses. If service is interrupted for more than 3 hours, guests may cancel the reservation and request a refund for unused nights only. Nights already used are non-refundable.



MAXIMUM OCCUPANCY: The maximum occupancy is 4 adults/children at all times, including visitors.



OCCUPANCY ENFORCEMENT: Occupancy limits are strictly enforced. Exceeding the maximum occupancy may result in immediate cancellation of the reservation or removal from the property without refund.



TOWELS & LINENS: Towels and linens are provided for normal use only. Please do not use them for cleaning or allow them to be stained with food, grease, or other substances. Charges may apply for damaged or stained items.



TOWEL HANGING: Please do not hang towels or any other items to dry in areas visible from outside the unit. A $100 community fine may apply if this rule is violated.



SUBLETTING: Subletting or re-renting the property is not permitted.





CHECK-IN / CHECK-OUT TIMES



Check-in begins at 4:00 PM, and since this is a self-check-in unit, you can arrive anytime after that.



If you’d like to check in earlier, please contact us the day before your arrival, and we’ll confirm availability. When possible, early check-in typically starts around 11:00 AM. Please note that early check-in is subject to availability and depends on our cleaning schedule.



If you need a guaranteed early check-in, you will need to book from the night prior to ensure the property is ready upon your arrival.



Check-out time is at 11:00 AM. For late check-out requests, please reach out the day before your departure, and we’ll be happy to check availability for you.





TRAVEL INSURANCE / HURRICANE SEASON



We strongly recommend that all guests purchase travel insurance, not only during the peak months of Hurricane Season (July to October) but also throughout the year to cover unexpected events such as travel delays, pandemics, or other unforeseen issues.



Travel insurance is inexpensive and can reimburse travelers for most expenses associated with canceling travel outside of the cancellation window; however, coverage will depend on the policy purchased. Make sure to review and understand the options before purchase.

Starting 5 days before arrival, your designated Property Manager will also be available to answer any additional questions you may have prior to arrival. You’ll get all the essential property information 48 hours before arrival, as well as the Property Manager’s direct contact, so you’ll have support when you need it - before, during, and after your stay.
