This was our second time staying in this home with our two young children. Itâs a quiet neighborhood with great views. It is comfortable and has everything we need as a home base for our Moab adventures.
House and host where great but if you are going to Moab for ATV/UTV riding might want to look for another place. Know ALL of the rules and adhere to them otherwise there is a lady that lives there that will take pictures immediately! No recreation vehicles in the driveway or even in the garage. Make sure your outside lights are turned off before 10pm. (She took pictures at 9:50pm) We had to park our trucks and trailer down the road due to no parking in the subdivision. I still gave it 4 stars even with the snitch lurking.

Beautiful house! Clean, and stocked with everything you need, BUT things you need to know before you book this house:- They don't disclose the parking situation before booking the house! We received an email 24 hours prior stating we cannot have trailers, campers, ATV's or UTV's... Which we had all of those. We would not have booked the house it we had known this (which is maybe why they don't disclose this information...). There is parking down the road a ways, but there is a No Parking sign, just part of it is poorly taped off. We parked there, but didn't get a ticket, so I guess it's okay, or we just lucked out. There is room for 3-4 standard sized cars. Nothing else. Recommendations:- Disclose parking situation in ad- Take the memory foam topper off the downstairs bed- Put low light path lights outside on the sidewalk. I understand the HOA wants the outside light off after 10pm, but we had kids sleeping in the garage. They were scared without a light and adults can't see without light. Someone is going to get hurt!Issues we had:- We arrived at 4:09 and the cleaner was still cleaning. There had been a fire that started from an outlet upstairs when he plugged in the vacuum, and the mantaince guy came shortly after that to check it out. - There is a MAJOR leak in the watering system out back. - The shower light in the downstairs bathroom isn't working. - Also there was a stain on the bed upstairs.
The location was quiet, beautiful, and only 10 minutes to town. The kitchen was very fully stocked , although we did have to buy our own spices and such. Beds and bathrooms were comfortable. We did have an issue with the hot tub and shower, property management came over that same day to fix it. One suggestion would be in the garage trundle bedroom, some more accommodations to make it feel more like sleeping space, maybe some side tables, and we had to track down our own pillows and pillowcases. The garage ended up being a nice place to sleep because it was in a separate building space and was much quieter, although it's important to know if you had to use the bathroom, you had to briefly go outside then back into the main house. We moved the trash outside of the garage so that it didn't smell bad where people were sleeping. All in all, it comfortably slept 7-8, the garage would be okay for people who are laid back. We would certainly return again!!!!
We loved our time at this house. The hot tub was wonderful and the house was clean and well stocked with supplies. Loved being outside of town. Would stay here again.
