With a north-easterly aspect, the apartment enjoys cooling sea breezes in summer and warm sunlight in winter, along with impressive views across the ocean, marina, and landscaped grounds.

Positioned high enough to capture outlook and airflow — yet sheltered from excessive wind — the balcony is an ideal place to unwind and enjoy the scenery.

The only exception is during major events such as the Gold Coast 500, when parking restrictions may apply.

- This studio is located within a permanent residential complex. It is not suitable for parties, events, or excessive noise.

- Quiet hours apply from 10:00pm to 7:00am.

- Quiet behaviour is required in corridors and common areas at all times.
