Rental Agreement & House Rules
By booking, you agree to follow these house rules. Violations may result in additional charges and/or cancellation without refund, at the host’s discretion and in accordance with Vrbo policies.
1) Property Access & Parking
Rear access only. The suite entrance and guest parking are exclusively via the alley behind the property.
Do not enter the front yard/house or cross into any neighbouring properties. These are private property and entry is considered trespassing.
2) Who Can Book & Check In
Local bookings: Reservations by Cranbrook residents require prior host approval.
No third-party bookings: The booking guest must check in and stay for the full reservation. Adding or substituting another primary guest requires host approval before booking.
ID check: Host may request government photo ID at check-in to verify the booking guest.
3) Guests & Minors
Maximum occupancy: 6 guests total in the suite at any time (including day visitors).
Minors: Guests under 19 may not be left unattended in the suite.
4) Pets
Standard policy: One dog per booking unless pre-approved in writing. Dogs may not be left unattended in the suite (crated or not).
Service animals (BC law): Certified guide/service dogs are welcome and not subject to pet fees. Damage, extra cleaning, or rule violations remain the guest’s responsibility.
Not permitted as pets: Cats, ferrets, rabbits, rodents, birds, or farm animals.
Furniture: No pets or pet food on beds or furniture.
Cleanup: Pick up all waste in the yard and alley and dispose of it in provided bags/bins.
5) Smoking, Vaping & Cannabis
Outside only. Smoking, vaping, and e-cigarettes (including tobacco/cannabis) are allowed outdoors.
No smoking/vaping inside the suite at any time. Use outdoor ash receptacles; do not litter butts.
6) Kitchen & Cleaning
Dishes: Wash, dry, and put away dishes and small appliances before checkout.
Pots & pans: Hand-wash only (do not place in the dishwasher).
Deep clean: Extra-heavy cleaning beyond standard turnover may incur an additional charge.
7) Equipment & Storage
Large gear: Bicycles, skis/snowboards, and similar items must be stored in the designated outdoor area as directed by the host. No bicycles/large gear indoors.
8) Mail
No mail forwarding to the property. Any forwarded mail will be refused.
9) Wild Game
No cleaning or processing wild game on the property (including hanging meat or leaving entrails/remains).
10) Quiet Hours
Quiet hours are 10:00 PM – 8:00 AM. Please respect neighbours and the suite environment.
11) Communication Policy
Primary contact method: All communication with the host/co-host must take place through the Vrbo messaging app. This ensures details are logged and responded to quickly.
Outside channels: Text, phone, email, or social media messages are not guaranteed to be received or answered.
Arrival updates: Guests must send their estimated arrival time (between 4:00 PM and 10:00 PM) via Vrbo before heading to the property. Once received, the host will provide the lockbox code.
Quiet hours & support: Hosts are unavailable from 10:00 PM – 8:00 AM. Messages sent during this time will be answered the next morning unless it’s an emergency.
12) Check-In / Check-Out
Check-in window: 4:00 PM – 10:00 PM.
Unauthorized late checkout may incur a $100 fee or be treated as an additional night if availability is impacted.
Fees & Remedies (Summary)
(Applied only if applicable and allowed by Vrbo. Amounts are before tax and may be combined as needed.)
Unauthorized/Unapproved Guest: $100 per person
Pet on furniture/bedding: $500
Indoor smoking/vaping evidence: $500 + actual smoke remediation if higher
Pet waste not picked up: $100
Deep cleaning (excessive mess): $100 minimum
Unauthorized late checkout: $100 (or additional night if occupancy is impacted)
Policy breaches (trespassing, third-party booking, gear indoors, wild game, etc.): May result in charges and/or cancellation without refund.
