The Space:
Right in the heart of it all in Playa del Carmen with the famous 5th Avenue at your doorstep and a 2-min walk to the best beach in Playa, Mamitas’ Beach! This place is a great place to stay in Playa. Even longer-term stays are perfect because you won’t need a car. You can walk just about anywhere in town. The famous 5th Avenue is at your doorstep and just a block & a half down you’re at the beach and Caribbean Sea! You’ll even find a Starbucks at your corner and an Ah Cacao cafe, a Walmart supercenter, pharmacies, convenience stores, and more, just steps from your condo door!

Getting Around:
The condo is a 45-minute -to an hour drive (depending on traffic) from the Cancun International Airport (CUN), 55.1 km/34.2 miles away. When you arrive at the property, if you’re arriving by car, there are 6 parking spots at Coccinella Condos on a first-come, first-serve basis. If none are available, you may park in the street but be aware of the paid parking meters that are in effect from Monday to Sunday, 10 am to 10 pm, except for official holidays. You’ll have to look for the parking post to pay the meter and display your receipt on your car’s dashboard. Luckily, however, this property is so centrally-located you won’t even need a car. Everything is within walking distance. For any sightseeing or activity further away, you can easily rent a bike, take a taxi, or go by ‘colectivo’ (shared-ride vans) where you need to go.

- Wi-Fi, TV w/cable, bed linens & bath towels are provided free during your stay.

- We provide a few basic essentials like some bottled drinking water, soap & toilet paper. But please note, these are not replenished during your stay. If you need more, you can pick these items up at the nearby convenience store or Walmart.

- Guests will be requested to sign a Rental Agreement upon booking confirmation.

- A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

- For short-term reservations (2-29 nights) electricity is included. For reservations of 30 nights or more, electricity is not included and there is a fixed fee.

- Please note that for stays of 30 days or longer, there is a required mid-stay cleaning at an extra fee.

- Important to note: this area experiences some noise at times since it’s close to some bars and restaurants on 5th Ave, but inside with doors/windows shut, lessens the noise so it’s not as bad.

- Lastly, long-term stays are available. There’s plenty of laptop-friendly workspaces and good WiFi so it’s great for the remote worker!

- The local team works from Monday to Saturday from 9am to 5pm and on Sunday only in case of emergency.

HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis, or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited and excessive noise will not be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed.
- No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters will be required to provide a government ID on the day of checking in or during their stay.
- Please avoid moving furniture
- Pets are not allowed.
- Please avoid hanging towels or clothes on the balcony/terrace railings.
- It is requested to use the Safety Deposit Box for all your valuables. We will not be held responsible for any loss or theft.
- Pool and common area regulations and opening hours have to be respected. The use of musical devices in common areas is prohibited. Glasses, glass bottles, food or coolers are not allowed in the pool, the use of disposable or plastic glasses are allowed.
- We ask that you please adhere to the rules of the condo complex during your stay. You’ll be required to acknowledge and sign upon arrival.

Great location, convenient to Mamita's beach, 5th Ave. is just steps away, great little pool, condo was furnished well and full of amenities, especially the beach chairs, washing machine and most importantly a mini refrigerator for the bottled water, which they delivered! Can't wait to go back.

Comfortable Clean Affordable place to stay

Comfortable Clean Affordable place to stay. Overall we enjoyed our stay at the condo. Just know, as the listing shows it’s just off 5th so expect the local clubs to be loud. Would we stay here again, yes. Everything is in walking distance, including the convenience store on 1 Avenida Net. where you can get your paper towels and toilet paper. The property manager was very quick to respond to our emails, especially when our flight was canceled, they were able to accommodate us the extra couple nights.

Very nice room...

... but sooooo noisy!!! It was impossible to get any sleep before 3 AM when using the room facing the street: big parties - including karaoke - every night in the bars. Otherwise well located, and easy access to a grocery and convenance store (5 minutes walk). We enjoyed ourselves.

TOO LOUD Had to LEAVE

Charming apartment ruined by the noise coming from a steak house across the street, measured volume on phone and it was 70db, this volume can damage hearing with sustained exposure, this is more than usual street noise which as someone who lived in midtown Manhattan for 20 years I don't mind. No refund, we had to just eat the full cost of the week's stay. Perfect place if you are deaf or if you plan to be out every evening from 5 till 2am. Playa has a noise pollution problem big time. The description of this place does mention noise, so it is accurate in that way, but do know that noise here is next level. I hope Playa gets some kind of noise ordinance in place.
