The main living area opens directly onto a large deck with uninterrupted views across the bays, creating an easy indoorâoutdoor flow throughout the day. From morning coffee to sunset drinks, the deck is a natural gathering place, with palms providing both privacy and a distinctly coastal feel.
Inside, the open-plan kitchen, dining, and living area is warm and welcoming, with timber-lined walls, generous natural light, and views that remain front and centre. The kitchen is well equipped for everyday holiday cooking, and the layout works well for shared meals and relaxed time together.
The bedrooms are positioned to feel calm and private. The main bedroom opens to the deck and morning light, the queen room is quiet and settled, and the twin room suits children or friends sharing. Each space feels connected to the surrounding greenery rather than neighbouring properties.
On the lower level, a second outdoor zone sits among the palms and garden plantings. This area includes a spa pool, outdoor shower, and BBQ, and is sheltered and private, ideal after a swim or for unwinding in the evening. The garden itself is well established and lush, reinforcing the sense of seclusion that defines the property.
A private track leads directly down to the waterâs edge, where guests can swim, sit on the rocks, or simply watch the changing tides. This easy waterfront access is a standout feature and one that shapes the way the home is used throughout a stay.

Guest Access:
Guests have exclusive use of the entire home, including all indoor living spaces, upper deck, lower outdoor area with spa, garden, BBQ area, and the private track down to the water. On-site parking is available.
The Neighborhood:
Kennedy Point is one of Waihekeâs most peaceful coastal pockets, close enough to everything, yet quiet and sheltered with native bush, palm groves, and slow-moving coastal roads. From the property, itâs just minutes to the islandâs standout vineyards including Kennedy Point Estate, Te Motu, Tantalus, Stonyridge, and the always-popular The Heke Brewery, known for its smokehouse, whisky bar, and relaxed family-friendly lawn.
Oneroa Village is a short drive away, offering boutique shopping, cafes, galleries, and dining. Palm Beach and Onetangi Beach each sit within easy reach, with safe swimming, long stretches of sand, and great beachside restaurants. The area also connects to several coastal walking tracks that follow the shoreline toward Blackpool, Surfdale, and Oneroa.
Getting Around:
The closest bus stop is at Kennedy Point, just a short walk from the property. Services run between Matiatia Ferry Terminal, Oneroa, Surfdale, Ostend, Palm Beach, and Onetangi, making it easy to reach the beaches, towns, and major vineyards without needing a car. The bus routes also pass close to The Heke Brewery, along with several wineries in the Onetangi Valley.
Taxis and ride services are available but can be expensive, especially during peak times. There is private parking at the property if youâre bringing a vehicle, and the location makes it easy to explore the island at your own pace.

The property is supplied by rainwater tanks, which is standard on Waiheke. We encourage guests to be mindful of water use, short showers and thoughtful use of appliances help support the islandâs sustainability.
