The Space:
An incredible choice of stay - a gem to find in the heart of Playa del Carmen! You’ll love the incredible roof deck pool and bar/lounge with wonderful views of the Caribbean Sea! A perfect way to relax one day and spend the day at the pool lounging or sunning and just being! The ICONO Playa also has a fitness room to get your workouts in.

This 1,477 sq. ft. (137 sqm) condo on the 5th floor of a 5-story building and features:
- A luminous open living space with a super comfy sectional sofa, stylish furnishings and cushy poofs for extra seat space. Plus, there’s a flatscreen Smart TV for relaxing downtime moments at home.
- There’s a great square glass dining table and plush cushioned seats to seat 6 comfortably for a nice meal at home or to use a laptop-friendly workspace. There is a cool portable cocktail bar on wheels to place your libations and mixers to liven up the dinner conversation and/or keep your favorite cocktails or wine within reach!
- A fantastic top-floor private balcony directly off the living room through the floor-to-ceiling sliding glass doors. Step outside for some fresh air anytime or enjoy your morning coffee al fresco.
- A fully-equipped kitchen with high-end stainless steel appliances and all you’d need to prepare meals at home.
- There’s a breakfast bar and two bar stools to enjoy a coffee or “chat” while someone else cooks.
- There are 3 stylish bedrooms in the condo, all with queen-sized beds and 3 full bathrooms to comfortably accommodate up to 6 guests.

Guest Access:
You’ll enjoy full exclusive access to the condo & private balcony.. You’ll also have access to the complex's fabulous amenities like the rooftop pool and lounge areas, gym, BBQ and free parking. *NOTE: The gym, and BBQ require one-day advance reservations at reception. Free parking is for one normal-sized car, no trucks, and is on a first-come-first-serve basis.

The Neighborhood:
The condo is just a 2-min (4 block) walk to the famous 5th Ave and 5 blocks to the beach! You'll be within walking distance to it all!
- Take a short stroll to the famous pedestrian walk street, 5th Avenue, lined w/restaurants, bars, boutique and souvenir shops, malls, street performers and loads of people-watching!
- Just another block and you hit the beach at 6th St. to the beach there, or walk a few blocks to 10th St to the popular Zenzi Beach Club.
- The condo is just ½ block from 30th Ave, with lots of “local” shopping & services including a Super Walmart! It’s literally just a 2-minute walk away!
- Vibrant shopping malls nearby like Paseo del Carmen outdoor shopping mall, Quinta Alégria and the shops at Calle Corazón.

Getting Around:
The condo is about 54 km/34 miles or about a 45-50 min drive from the Cancun International Airport (CUN). It’s best to prearrange your airport transfers. There are shared-ride and private vans as well as rental car options. Let us know if you need any assistance. We’d be happy to help!

If you’re traveling in a rental car, there’s a free underground parking spot for a normal-sized car (no trucks) at the Icono Playa complex on a first-come-first-serve basis. You can park in the street too but please be aware there are parking meters all throughout downtown Playa del Carmen. You need to look for the meter, pay with coins or debit/credit card in advance, and display your parking pass in the dashboard.

The condo complex is in the heart of Playa del Carmen, you can walk pretty much anywhere in town and not even need a car. You can also rent a bike or go by taxi around town. And lastly, there are two ADO bus stations in Playa, with buses departing to Yucatan Peninsula destinations and other Mexican states. Great for day trips or excursions out of town. ADO stations:
- 5th Avenue and Benito Juarez
- 20 Avenida Norte and Calle 12

- Paseo del Carmen Shopping Mall - 10-min walk (1 km/.6 mile)

- Walmart - 3-min walk (270 m/.2 mile)
- Bio Natural - organic/natural store - 10-min walk (1 km/.6 miles)

Golf
- Hard Rock Riviera Maya Golf Course - 8-min drive (2.8 km/1.8 mile)

Other Things to Note:
The sauna is out of service until further notice.

To use the condo amenities like the gym, jacuzzi and/or BBQ grill, you need to make a reservation one day before at reception. For the BBQ, there’s a 500 peso deposit that is returned as long as you clean the BBQ adequately when finished using it.

They are painting the building during which the balconies will be off limits from Monday through Friday from 9 am to 6 pm and Saturdays from 9 am to 2 pm. The work should be completed by Monday, Oct 2, 2023.

There is no daily housekeeping service but a mid-stay cleaning service can be requested for an additional fee, and for stays over 7 days, cleaning is complimentary.

Long-term stays are available. There’s a laptop-friendly space inside. Great for the remote worker!

We’re happy to assist you with other services like weekly cleaning, airport transfers, tour info, and more. All of these services can be booked by contacting us prior to your arrival.

We provide a few essentials to make you feel more at home when you arrive, like fresh towels, drinking water, some soap, shampoo and toilet paper. Please note that these items are not replenished during your stay. If you’d like a grocery service/delivery, just let us know and we can arrange that for you.

Electricity is not included for long-term stays of 28 days or more. A meter reading will be recorded on the day of your arrival and then again on the day of your check out. Electricity for long term stays are charged a fixed rate of $5.22 pesos per kWh. The consumption will be charged through the booking platform or deducted from your security deposit.

Guests will be requested to sign a Rental Agreement upon booking confirmation

A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

HOUSE RULES:
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) is allowed inside the condo, and the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $200 penalty.
- No parties or events are permitted, illegal activity is prohibited and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during their stay.
- Please avoid moving furniture
- Pets are not allowed.
- Please avoid hanging towels or clothes on the balcony/terrace railings.
- It is requested to use the safe box in the rental for all your valuables. We will not be held responsible for any loss or theft.
- Pool and common area regulations and opening hours have to be respected. The use of musical devices in common areas is prohibited. Glasses, glass bottles, food or coolers are not allowed in the pool; the use of disposable or plastic glasses is allowed.

Interaction with Guests:
The place is self-check in. The keys are in the lockbox and the access code to the lockbox will be provided to you before your arrival.

You’ll have complete privacy during your stay, but we’re available 7 days a week, should you need anything- just send us a message.

Great location but short on amenities
Overall great property. Many local restaurants in the area and an easy walk to the beach. Upon arrival discovered there were no beach towels provided and limited bathroom towels. No dishwasher detergent to be found and while the balcony is nice would be useful if there was any chairs or tables located there.
