Wonderful place

There were tiny issues but nothing to ruin our stay. I would love to stay in the same neighborhood in the future.

Loved the pool!

It was a good stay and we enjoyed ourselves, but the diahwasher didnt work properly so we had to wash dishes by hand. We are on vacation, who wants to do that!

The owner of property was amazing with communicating and my family loved the area

I cant honestly say this was an awesome vacation..... there was something for everyone there. My 88 year old grandmother got in the hot tub and my 2 year old grandson enjoyed the kiddie pool area. Truly something for all ages. We will definitely be returning

Great property. Some guests were confused because it’s 2 gates you have to go to the main gate and check in to get your parking passes to get in the other gate to get onto the property. So if they could let visitors know that it’s 2 gates across the street from one another and only security at the check in gate that would be very helpful but nothing negative about the house or property. Also Nova Vacation was great with any questions asked and making the booking process quick and smooth. We loved it and would return. Thanks again

The house was okay had a lot of broken things in the house cabinets doors TVs etc. the pool was unusable when we got there it was dirty and had clumps of hair floating in it. No outlets worked in the whole entire house and the cleanliness was subpar. We had spent three days at the theme parks so we made do. All in all would not book here again.

Hi Kalie, thank you for the details. Our homes usually get routine preventative maintenance at intervals throughout the year but this year was different due to hinderances as a result of the pandemic. Though we admit the homes are due the upgrades, we've never had a case a severe as the one you're describing. We have had issues in our homes in previous times but we would never rent a home that has no electricity and we fail to believe that this was the case here. You said you made do but how could one survive an entire stay without electricity with the need for WiFi, to charge gadgets and watch tv among other things. How were you able to tell the TV was unusable if there was no electricity in the outlets? We usually try to be as neutral as possible when responding to reviews but fairness and honesty needs to be exercised on both ends. Nevertheless, we apologize for any inconvenience you may have experienced and hope that you enjoyed some amount of your stay.

Inaccurate posting

Most of the things in the house was broken: tv, air hockey, blinds, dryer, garage, projector, cabinets, etc The property was also dirty: oven, pillow cases, sheets, etc The house had roaches and ants. Contacted the property manager, maintenance, and customer service and nothing was fixed before we left. We had to buy batteries for the remotes, cleaning supplies, raid, and go to the laundry mat. Terrible place to have a family gathering especially with kids.

Lovely Property

This property was as pictured, but does show some wear and tear. My family had a great time. We were a bit startled by the strangers coming in to clean the pool, but it was greatly appreciated. There were a few problems; however, none of them impacted our stay. I have decided to break this review up into three parts - pros, cons, rooms for improvement. Pros 1) as pictured 2) easy check-in 3) comfortable beds 4) two types of coffee makers 5) electric tea kettle 6) adequate cooking utensils 7) excellent working A/C Cons 1) peeling wall appliques 2) trash not picked up everyday 3) foosball without a ball 4) no a/c in the game room 5) lack of bath clothes 6) missing toilet paper bar in one bathroom 7) QR code did not work for all the guests 8) mouse spotted on the patio Rooms for Improvement 1) welcome book to explain how to work the appliances 2) enough wash cloths to accommodate guests 3) larger trash bin 4) ceiling fans on the patio 5) a/c vent in the game room

Very Inaccurate Stay

The overall cleanliness of the property is poor. I didn’t put 1 star because it was at least tolerable, but it was unacceptable. The photos shown on the listing are very inaccurate to the actual place. The amount of wear and tear done to the property is extreme (broken furniture, cracks, etc). The owners need to do some serious fixing. Communication was okay but I’ve had better. The fire alarm in one of the rooms kept going off due to low battery or something and it made some of my friends unable to sleep at night. The owners didn’t respond so we had to improvise for lack of a better word. TL:DR The place is nice and spacious and the neighborhood is safe but most of the homes are rented out so the amount of loud parties that are hosted can put your sleep at risk. If the owners fixed the broken furniture and kept the place clean this could be an amazing stay…. But they didn’t so unfortunately it’s my first bad stay on Vrbo 😞

Not as advertised, wife got injured from the broken patio furniture and nobody came to check on us.

This was the absolute worst experience we have ever encountered. It was absolutely filthy, the entrance smelled bad as you walk up. Open the door and it looks nice then we walk I'm and see the blinds broken and the sliding door lock was broken, I messaged the property manager and got no reply. Then as was go through the house the game room only has the pool table because everything is literally broken. So we go outside to enjoy the spa and heated pool I paid extra $ for that we never received. Yes I did get a full $refund for not receiving the heat for the pool. The we noticed the jets done work in the spa so I message the property manager again yet no reply. So the I contacted VRBO and sent videos and pictures of this things that are an issue. So as we waited for someone to contact us my wife let the kids swim and she sat down on the loveseat outside and a sharp metal bar punched though her skin and injured her so I contacted VRBO again sent more pictures then after 3 days Nova Resort returns led my message and even called 1 time. I asked for a full refund so we could find a home that everything works. But still after my was was injured NO one came out to look at the furniture to check on my wife's injury. The washer and dryer never worked I emailed,messaged, called and still nobody came out to address 1 thing. My family was trapped into staying into this home.. i asked to speak to the home owner and let them see the pictures of my wife's injury the broken patio furniture and the broken spa the videos of the washer and dryer not working. They didn't care about out stay. We had to endure 10 days of this nightmare of a stay to be refused only a small amount for our stay. Because they would not give us a full refund from the first day so was could have gotten a better place. The host for this property doesn't even live in Florida nor comes out to check the property. They told me everyday that the property manager was going to come out and address everything. Never happened. Then we looked up previous reviews and all my family hell other guests have experience some of the same hell and NOTHING HAS EVER BEEN ADDRESSED. I personally am seeking legal counsel to get fully refunded. VRBO doesn't stand behind thier bookings either. I have all the emails, text messages, pictures and videos.

Great Week

We had a great week. Loved the house and the location. Couple of things: Master bedroom on the first floor has an electrical short. Thought I should share as I don’t want it to be a hazard for the homeowner. Also, please consider leaving directions for your guests on how to run the dishwasher etc., it took us a couple of tries to figure out you needed to turn the switch on inside the cabinet to get the dishwasher to work. Not AC for 3 days with 82 degrees

Unacceptable we stay for 5 days and I keep asking for support on the Ac issue , everyone that come over can’t fix the problem but mean time I have to hear the complaints of everyone on the second floor ,now 3 day w no ac and 82 degrees this not the vacation that I have in mind please make this Right for me and the other guess here since they are correct on been unhappy about this .

Nice but not luxury home

Clean and roomy but not luxury standard. Media room not working. Air hockey and fuseball table not working. Circuit breaker kept tripping causing internet to go out and couldn't get it fixed over our 6 day stay - property manager promised, to no avail; VRBO promised action to no avail. Since our focus was Disney, we managed well enough, but were not impressed with inoperable items and inability to get needed repairs.

We have a dedicated team that is willing and able to assist guests once requested. We would also like to use this opportunity to remind you and advise future guests to take the time out to carefully peruse our listings, as we provide a detailed list of the starter/basic amenities we provide for our guests and this can help to avoid confusion. We however can understand that there might have been some amount of miscommunication. By booking this reservation, you agree to the additional policies, terms, and conditions below.

GENERAL RULES:

Must be 21 Years of Age to rent this property. Please do not inquire if you are not at least 21 at the time of booking. Our insurance company mandates that the main guest on the reservation be at least 21 years of age or older. We will decline/cancel any reservation that does not meet these criteria.

The property shall not be used by more than the number of adults and children listed in your reservation. Maximum Occupancy. The number of people present at the Property may not exceed the maximum posted occupancy.

This property does not allow pets. This includes emotional support animals. Only registered Service Animals will be allowed and only when documentation is provided that the pet is registered with the guest's home state. Special allergic preventive treatment may be needed after check out.

PARTIES:

The neighborhood enforces a strict no-parties/noise violation policy for all its residents. This includes all Airbnb guests as well. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined the security deposit.

QUIET HOURS:

The resort has a 10 pm quiet time and we ask our guests to adhere to this policy. Please keep noise after 10 pm down to a minimum. Non-compliance of this policy could lead to immediate termination of the rental agreement with no refund provided.

Absolutely no parties allowed, no loud noise and no extra people sleeping other than those agreed before booking.

PARKING

The resort only allows Cars and may not allow Boats, RVs, Motorcycles, or trailers to be parked or stored on the resort property at any time. If they find guests to have a Boat, RV, motorcycle, or Trailer they will tow it at the cost of the owner of the vehicle or trailer. Parking rules are set by the Resort HOA, it is out of our control.

Guests must follow the resort parking rules. It's the guest's responsibility to check the parking rule with the resort parking authority. The host is not responsible for the vehicle being towed because of a parking violation. No refund or reimbursement for these incidents.

TOWELS & LINENS

Please be respectful of bed sheets and towels (normal wear & tear is expected). Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Unsalvageable linens/bath towels will incur a fee of $25/each. PLEASE DO NOT USE TOWELS PROVIDED IN THE UNIT FOR OTHER USE OUTSIDE OF THE APARTMENT.

Towels, sheets, pillows, and blankets are not meant for outside use. Furnishings of the Premises are subject to change without notice. Furniture, bedding, utensils, or any other property supplied with the Premises must not be taken out or transferred from one property or another. Loss of these items, as well as damage to the property or furnishings in excess of normal wear, will be charged to the Guest. Moving of furnishing inside, outside, or in the game room of the Premises is strictly forbidden.

SMOKING

This unit is a Non-Smoking Unit. We allow smoking in the outside areas, such as the patios but guests are required to use a proper ashtray and not bowls, cups, or any other utensil from the property's kitchen. Anyone found to have smoked or vaped in the unit or left cigarette butts or ashes on outside areas will be charged a minimum $500 fee.

Smoking is not permitted in any Nova Vacation LLC property. If there is any tobacco smell in the cabin after your departure, you will be charged a cleaning fee. Oil lamps and incense are not permitted due to the long-lasting odor. If these policies are violated, there will be a charge for excessive cleaning.

EARLY CHECK-IN / LATE CHECK OUT

Early check-in or late check-out may be available; additional charges may apply. If you do not vacate by check-out time (or late check-out time as agreed by Nova Vacation Home), you authorize us to charge a late departure fee of up to one night's rental and we may remove all Occupants and their personal property from the Property.

Criminal Activity Prohibited.

Criminal Activity Prohibited. Use of the Property for any criminal activity is prohibited and may result in fines, prosecution, and/or your immediate removal from the Property. This prohibition extends to the use of the Property's Internet service, if any, for criminal activity, including but not limited to unlawful downloads of copyrighted material, including movies, music, software, or other material. We may cooperate with any investigation of alleged criminal activity that occurred at the Property during your stay.

You and other Occupants agree to conduct yourselves throughout your stay in a manner that is respectful of and not disruptive to neighbors, traffic flow, or the community and that will not prompt complaints to Nova Vacation from police, neighbors, or neighborhood or homeowner associations.

Maintenance or Housekeeping Issues

Property Conditions. The Property is provided as is, and we are not responsible for the interoperability or unavailability of any amenities. You agree to contact Nova Vacation using the contact information provided in your confirmation email, as soon as you notice any maintenance or housekeeping problem, or any potentially hazardous condition, at the Property, or if any incident occurs at the Property that is related to such a problem or condition. You further agree to give Nova Vacation a reasonable amount of time to respond to your report and to cooperate with Nova Vacation's efforts to address the concern or provide a remedy. We will take reasonable and appropriate steps to remedy any reported problem as soon as practicable. We may enter the Property at your invitation to remedy any problem you report, at reasonable times and with reasonable notice to inspect, maintain, or repair the Property, and to address any situation that we reasonably deem an emergency that threatens persons or property. You acknowledge that if the Property has access to amenities that are shared with other properties, such as a shared pool, hot tub, parking lot, or fitness center, the availability and condition of those amenities is outside Nova Vacation Home's control.

ISSUES AND REFUNDS

The host will not compensate or refund for any issues not reported within 8 hours after check-in.. Guests must also allow host and/or repairman access to the property to remedy any issue after the host has been notified. Guests must also allow entrance for regular maintenance. If a guest stays after the issue is remedied or addressed, there will be no further remuneration or refund.

FORGOTTEN ITEMS
We are more than happy to mail back forgotten items. There will be a fee to cover the cost of picking up and mailing the item. Please note that we are not responsible for the things that are being left on the property though rest assured that we will help to ship it back once found.

DELIVERY

Please make sure to have the package delivered within your stay.

SWIMMING POOL/SPA AND POOL HEATING

The owner and management do not accept responsibility in the event of injury or death caused as a result of the use of the pool. All children must be supervised at all times. Diving, horseplay, or running around the pool area is prohibited. Caution must be taken around wet areas. The owner cannot guarantee the water temperature in either the swimming pool or spa. The actual water temperature will vary with the ambient temperature, time of use, and prevailing weather conditions. In the unlikely event of any pool heating equipment failure, guests shall report to the Property Manager. The owner and Management will do everything in their power to rectify any problems as quickly as possible.

OPTIONAL SERVICE

Pack N Play: only includes Full Crib if the Crib is not available please feel free to rent it to our local vendor which will be provided once you request.
BBQ Grill Should be requested 1 week prior to the arrival If you were not able to request please feel free to Order it directly to our local vendor which will be provided once you request.

Pool Heater:

Pool/Spa heat is an optional amenity that is an additional cost to the reservation.
Pool heat will be turned on ONLY IF you requested a prepaid pool heating fee. Please order at least 3 days prior to the check-in date (For standalone Hot Tub extra fee apply, please contact us).
Pool/Spa heat must be purchased for the duration of your stay
When pool/spa heat is requested by the Guest for their reservation, the heater is turned on 24 hours prior to the Guests' check-in date, and runs for approximately 8 hours per day
Pool/spa heaters operate on a timer that is set to come on in the morning and go off in the evening
The pool heater works through HEAT EXCHANGE and might not function if the outside temperature is below 55F." If the outside temperature is below 55F and the pool heater does not work, guests can request to turn off the pool heater and we will refund the pool heater fee.
If pool heat was included complimentary in your reservation, no refund will be offered.
During cooler weather, pool heaters may struggle to keep the water temperature above 80 degrees. This does not constitute equipment failure and no refund shall be given.

SECURITY & SAFETY RISKS

Always lock doors and windows when you leave the vacation rental! When you rent the vacation rental, you assume responsibility for it and its contents, as well as your personal property. Nova Vacation LLC does not assume any responsibility for injuries resulting from your failure to use due caution. Children must be supervised at all times. Candles are not allowed due to fire hazards except citronella candles in buckets outside or supplied emergency candles in case of a power outage.

INDEMNIFICATION & HOLD HARMLESS

While Nova Vacation LLC and its property owners strive to maintain vacation properties in the finest condition, no guarantees are expressed nor implied regarding suitability or for any particular purpose. All guest(s) and their invitees use the vacation property structures and premises at their own risk. Nova Vacation LLC and its property owners shall not be held liable or otherwise responsible in any way for injury to any guest and/or their invitees that is caused or permitted to be caused by the intentional or unintentional acts of said guest(s) and/or invitees, or by the failure of structures, appliances, (including hot tubs and BBQs) furnishings, and/or other equipment, whether by malfunction, misuse, acts of god/nature, and/or are otherwise naturally occurring. No guarantees are expressed nor implied as to the suitability of utilities and other services provided to the vacation properties and adjacent structures and premises. No guarantees are expressed nor implied regarding the suitability/compatibility of materials utilized in the construction of the vacation property and/or its contents. Nova Vacation LLC and its property owners shall not be held liable nor otherwise responsible in any way for allergic reactions to guest(s) or invitees, caused or permitted to be caused by materials utilized in the manufacture of the vacation property and/or its contents, nor from mold and/or airborne spores, nor from pet/animal allergens, nor from chemical agents including, but not limited to appliances, linens, carpeting, utensils, fixtures, hot tubs, and/or other equipment. By written or electronic endorsement of this agreement, guest(s) and invitees hereby agree to forever hold-harmless and indemnify Nova Vacation LLC and its property owners from and against all claims, demands, loss, liability/responsibility of any kind and character, including cost of defense, arising out of or in any way connected with the guest(s) use of the property. Any guest who violates any law or ordinance will immediately terminate occupancy without a refund.

We reserve the right to refuse accommodation or demands from rude, disrespectful, and/or discourteous guests. We will not hesitate to terminate your reservation at our discretion without refund if you continue to harass/verbally abuse our staff.
