The Space:

THE HOME

Bright, open, and made for making memories. This 5-bedroom Kissimmee villa wraps you in comfort the moment you walk in — generous living spaces, soft furnishings, and an effortless flow that gives everyone room to breathe.



FIRST FLOOR

The main living area is your go-to after a long day at the parks — sink into the sofa, pull up something on the Smart TV, and let the evening unfold. The fully equipped kitchen and spacious dining area seat the whole group comfortably, with extra spots at the breakfast bar for the early risers.

Slide open the glass doors and step out to your private covered lanai, pool, and spa — your own quiet corner of Florida, ready whenever you are.



SECOND FLOOR

Upstairs is where the fun continues. A loft with a pool table keeps everyone entertained, while a second lounge with leather sofas and a large TV gives the kids their own space — and the adults a little peace downstairs.

• Parking

A maximum of 3 vehicles is permitted per reservation. Please ensure all vehicles comply with community regulations.



• Check-In / Check-Out

Check-in begins at 4:00 PM

Check-out is by 10:00 AM

Early check-in or late check-out may be available for an additional fee of $45 per hour, subject to availability.

If you need this service, please contact us in advance so we can check availability for you.



• Trash & Waste Disposal

All trash must be placed in 13-gallon trash bags and disposed of in the trash bins located at the front of the house.

Trash is collected every morning by HOA.



• Pool & Spa Heating (Optional)

Pool and hot tub heating is available for $35 per day.

We recommend requesting pool heat at least 3 days in advance for optimal temperature upon arrival.



• Grill Rental (Optional)

A 4-burner grill is available for $105 per week, including one full propane tank.

• Additional days: $15 per day

• Extra propane refill: $40



• Starter Supplies

We provide a starter supply of trash bags, toilet paper, and paper towels.

For longer stays, guests are responsible for purchasing additional supplies as needed.



• Towels Policy

Bath towels are provided for indoor bathroom use only.

Pool towels provided at the home are for the private pool area only.

If you plan to visit the clubhouse pool, water park, beach, or other off-site locations, please bring your own towels from home.



• Quiet Hours

Quiet hours are observed from 10:00 PM to 7:00 AM.

Please be respectful of neighbors and the surrounding community.

Free Wi-Fi, free parking, and in-home laundry with a washer and dryer mean everything you need is already taken care of. And if anything comes up, our team is available around the clock, any time of day or night. Resort amenities at The Club are also included with your stay, completely free of charge.

Getting Around:

The best way to get around is by car with free parking included during your stay.



Guests can also use a taxi service or a ride share company like Uber with plenty of cars at any time of the day or night.



Other Things to Note:

Parking Notice: Please be advised that parking is limited, and a maximum of 3 cars is allowed for guests. We kindly ask that you adhere to this limit to ensure a smooth experience for all our guests and neighbors. Unauthorized additional vehicles may result in the cancellation of the reservation or additional charges. Thank you for your cooperation!



For parking, 3 primary drivers can be registered with no pass sharing between guests.

NO STREET PARKING. Please park in the driveways and designated area only.

Resort pass sharing is not allowed.



Due to food and safety concerns, we do not provide amenities related to food including salt, pepper, sugar, and spices.



Additional Services (requires extra payment):

Pool heat ($35 a day)

The pool heater must be turned on for the full duration of your stay.



Grill Rental

4 Burner ($105/week) One full propane tank is provided.

Additional day: $15 per day

Extra Propane Gas: $40



Please note that f you require an extra propane tank during your stay (for example, if the gas runs out due to frequent use), the vendor charges an additional $40 for the refill.
