Beautiful home located in the Mad River Valley
Come relax in the quiet woods in the Mad River Valley in this well appointed standalone home. Half a mile walk to Warren Falls and 3.9 miles to Sugarbush Resort. The home is situated on 10 acres offering places to explore and hike in the woods and a fire pit out back. Two minutes from Warren Village and 8 to Waitsfield provide you with dining and shopping close by. This home is well equipped with all you need to enjoy a home cooked meal with a cozy living room to play games and entertain.

Walking distance to Warren Falls (0.4) miles down the main road!! Avoid the madness of parking down by the falls and walk down Rt 100 to enjoy a swim.
Four wheel drive and snow tires are required for safe travel in winter months in this region of Vermont.
The living room offers many cozy seating options with a 55" TV for your viewing pleasures. On the other side of the living room is a large kitchen with all you need to create your finest meals! Upstairs has a full bath with tub and multiple sleeping options in each bedroom. Outside you will find acres of woods to go explore and a fire pit as well.
Please note there is another house about 300 ft away that shares the driveway through the woods. The residents are very quiet and keep to themselves so no need to worry as you will have all the privacy you need! : )
Cars are necessary to get around. It is highly recommended to have both snow tires and 4WD when driving anywhere in Vermont in the winter and spring due to snow and mud. The driveway to the house is maintained to Vermont standards, i.e you will be driving on snow as the majority of our driveways are dirt and that is how they are plowed/snowblowed. We are not responsible for cars off the road due to not having 4wd/awd and snow tires (please note all season radials are NOT snow tires).
This home is pet friendly and there is a $45 fee PER pet per stay. The first fee will be collected via the booking medium and subsequent pet fees if necessary will need to be collected. Please reach out if you desire to bring more than two pets.
Bookings made through an "Instant Booking" option within 7 days of the Check In date may be canceled without penalty to the host and with a full refund to guest, if the cleaning company can not be scheduled in time due to short notice of the reservation made. The host holds the right to cancel reservations made with the "Instant Booking" option without penalty if there is any suspicion of an upcoming party planned on the premises.
Once booked over this medium you automatically agree to all terms and conditions stated below and the booking will act as your signature.

THE UNDERSIGNED hereby AGREES TO INDEMNIFY AND SAVE AND HOLD HARMLESS the releasees and each of them from any loss, liability, damage, or cost they may occur due to their presence in or upon the area and whether caused by the negligence of the releasees or otherwise. WARNING: Use of fireplace carries risk that may result in serious injury or death, and unsupervised use by children is prohibited. THE UNDERSIGNED hereby certifies that he/she and guests (they) have adequate insurance to cover any injury, illness or damage that may be caused or suffered while in or upon area, or else agrees to bear the costs of such damage or injury. The undersigned further that he/she/they have no medical conditions which would interfere with use of hiking, climbing stairs, and other activities on the premisis or else assume and bear the costs of all risks that may be created, directly or indirectly, by any such condition and expressly acknowledges such physical activities are dangerous and involve the risk of serious injury and/or death and/or property damage. The undersigned further expressly agrees that the foregoing release, waiver and indemnity agreement is intended to be as broad and inclusive as is permitted by law and that if any provision is held invalid, it is agreed that the balance shall, notwithstanding, continue in full legal force and effect. Any dispute, controversy or claim arising out of or related to this Agreement or the interpretation of this Agreement shall be settled by arbitration in accordance to the rules of the American Arbitration Association, except to the extent modified below. The place of arbitration shall be Washington County, VT.

Bugs and pests: The cabins are up adjacent the Green Mountain National forest and although we perform regular pest control on the cabins we cannot guarantee it to be pest free of all bugs and animal and pests. We cannot compensate for the presence of pests, insects and animals. We also ask that all guests respect nature that you Do Not feed wildlife. Road conditions: Recommend four wheel drive in Winter/snow months with snow tires. We do not refund due to weather conditions. Code of conduct rules must be followed by all guests: In appropriate conduct /behavior includes and not limited to violence, verbal or physical abuse, violating all part of this said agreement, act or acts that threaten the safety to others, loud music, repetitive noise that disturbs others, annoying to others or unauthorized services, programs or gatherings. Guests will be asked to leave and no refunds.
