OCT provides 8 bedrooms homestead on 6 acres surrounded by State Forest and National Parks, we are located 2.5 Hours from Sydney,5 mins off the M1, 10 mins from the town of Bulahdelah, 45 mins to Taree, Forster. We have an abundance of wildlife, walking, cycling and riding trails. A pool, BBQ. You can byo food or organise the local courtesy buses to take you into town for a meal. Our dam is about 3 acres with an island that you can kayak around.

The host was fine, he proved all the relevant info for us to enjoy our stay.The property has great bones, but is sadly quite run down. The list of things that need cleaning, fixing or attention is too big to list. However, I can't not mention the mould growing underneath the kitchen sink. It is absolute disgusting, and really should be reported to the health department or something.

Great time had by all, plenty of room to run around and keep the kids entertained. Rolling in the autumn leaves was a highlight for the little one's..grounds were all mowed and tidy, thank you.

Perfect bang for your buck for large group

I doubt there is any better place to accomodate large groups for such a reasonable price Plenty of activities for everyone already on site and house was in much better condition and cleaner than some other reviews made it out to be Anybody looking to play golf at Buladelah the golf club knew exactly where to go with a shuttle bus to grab large groups for a very cheap price if you call and book in advance Thanks for the stay!

Comfy stay

Great house, clean, easy to find comfy rooms and beds, only down side is the property needs a bit more upkeep. The tennis court needs a pressure wash and the flora needs a gardener to trim the bushes. Other than that a very enjoyable stay

Beautiful weekend

Excellent stay for families, very private and isolated. I would definitely recommend this property for large families, they have a fire pit which was good for roasting marshmallows for the kids, a lot of ground to play activities on. I would recommend taking towels as these are not provided and tea towels as there was 2 available but when you have big families you will need more to help with the cleaning up. We would definitely be interested in future accommodation with this property. Thank you.

Great Family Getaway

Fantastic location and house is comfortable with enough bedrooms and en suites. It does need some repairs (shower doors are cracked, towel railing are broken etc) but overall a very comfortable stay. Surroundings are beautiful and calming. Although its an old house its cleaned very well and this def helps. To the owners... thank you, we will be back.. but if you could repair all those small issues it will make the stay more worthwhile. Thanks.

Past its best

It’s such a shame this property has fallen into disrepair. With a lot of TLC I’m sure it could return to its former glory. Lights not working & ceiling fans just filthy. The list goes on. A thorough clean could go a long way. However the outside was really great. The pool area & surrounding grounds were where we spent most of our time.

Great space

We had planned to catch up with family and the location was a good half way point for all of us. Lots of bedrooms for us all a spacious kitchen and dinning and living room. Pool was clean. Pity it had rained so the spacious grounds were soaked and we couldn't really even walk on the grass! We did some sightseeing and walks. Some went golfing and some fishing! We did wine tasting at "The Great Lakes Paddocks" they were fantastic! Great space and very accommodating to our tastes! The only down side is the house is old and needs a little TLC. In some of the bedrooms the water pressure was low and a couple of couches were mouldy. The ceiling fans were really filthy too! Good space for big groups though.

Misleading and poor communication

My family booked this stay months ago. We were messaged by the owner 36hrs before our check in time that the pool pump was just broken and unable to be fixed in time. This was disappointing since we booked this location for the pool (young children) He said he wanted to cancel our booking after we asked for a discount. Instead of just saying no, he threatened with a last minute cancellation Which made us panic since we were unable to get another booking within that price range for our group size This made us agree to continue the booking, eventually he was happy to give a discount and early check in Upon arrival, the pool was bright GREEN. clearly it's been broken for months and the owner either never checked it, or used the same tactic to bully other customers into agreeing with the conditions We felt very lied too. If they were honest early we could have found another property.It is a very old property but expected for the price range. However the neglect is clear -air cons leaked inside and outside -some windows and doors didn't have fly screens so unable to open the windows at night -some doors leading outside had no lock so anyone can get in/out But the bonfire and location was beautiful. 8 bathrooms was great too It just needs some TLC and maintenance for customers come. Especially the pool However the owner communication leaves much to he desired.

Thanks for your stay.Actually we had a group stayed before you(6th-8th December) and and they had the pool.but the pump broken down on Tuesday and couldn’t secure a new one because we are in rural area.the water can turn into green even in one day.I knew the pool is very important for our guests especially on this season and maybe can’t not meet guest’s requirement. That’s why I asked the guests is it very important for them or not? If so I suggested to cancel the booking because guests experience is most important for us.cancelling booking is the last thing all hosts want to do in Airbnb. Anyway still thanks for your stay and review.

Great property for large groups or families but needs some TLC.

This is our second stay. 8 couples, longtime friends. The main attraction here is 8 bedrooms all with ensuites. Large, comfortable and clean. The kitchen and living area is suitable for purpose. Two fridges and ovens, dishwasher. A pool table for fun. The pool is clean and inviting. The whole place just needs some TLC . Gardening around the pool, the tennis court, some updated outdoor furniture. A new larger hooded bbq. So close to being very, very good.

Really great place for a large group

My wife, I and 14 other friends stayed at this 8 bedroom property. Loved the place - the fact that all 8 had ensuite was convenient. Property had all the serenity of rural living while having comforts of city like living. We loved the place. Thank you Kent - thank you Sandra

Friends trip

The access to the property was easy because it is off the road. Inside the property it was clean and things were accessible. Rooms were spacious and clean. Kitchen was clean. Only suggestion is kitchen has few cooking utensils for cooking. There are large ones but very few small ones. Overall it was good.

Great place for large family/friends getaway

This is our second visit to Forest Lodge. It is a great place for a large family getaway. Maintenance and general uptake could be done better. Lawns mowed, grass cut down it is snake season so this will help in seeing them. One of the rooms back in November had a broken towel rack this us still broken now in February. Tennis court needs a lot of attention and could be great court if looked after. Overall a good place but could be excellent with a bit of TLC.

Beautiful area for a family stay

Had an amazing whole week at boolambayte- a mixture of adults teens and children- enough space for everyone - loved the mini bar fridge for the kids to keep their water bottles in and save space in the main fridges - there was two in the kitchen which was great - the large gas stove was great too- was nice to see the pool was clean and big as sometimes people take photos making it look bigger than what it was - but this place was the opposite- we didn’t expect it to be so big ! Absolutely will be booking again some time in the future ❤️😍😍😍🙌🏻🙌🏻👍🏻

Accommodation was better than what the pictures showed

The accommodation easily slept 22 people. We celebrated one of our friends 60th Birthday. There was plenty of room for everyone (5 Families). The rooms were conveniently located and each had their own bathroom and toilet. The holiday was a perfect farm stay. The kids would have liked better wifi, but as a rural listed accommodation, it was understandable. The rooms and living area was clean and the kitchen was stocked well. We could have stayed there for more than 3 nights, had we not been starting work on Monday. There were plenty of activities available and there were a lot of farm animals and wild native animals as well. Very quiet and away from the main road and hence, no traffic noise. Reasonably close to scenic towns like Forster, Nelson Bay and Bullahdelah. Teenagers were also impressed with the accommodation facilities. A recommendation would be to provide a later model bigger TV in the living room and maybe netflix or satellite box. But, the snooker table in the living area was sufficient to remove any teenage boredom. Landscaping around the house was good and the grass well kept. Our stay was superb and I would not hesitate to recommend this accommodation to my friends and if we get a chance, we will stay there again in the near future. Owner's communication was very quick at all times and we got sufficient information before, during and after our stay. Thanks.
