SPA : can be used all year around.
Pool : Sep to Apr - is heated to 30 degrees.
Pool : May to Aug - can be heated on request for fee of $150.

With a further generous alfresco entertaining area effortlessly blending indoor and outdoor living. With an additional second living area offering a tranquil setting or excellent children retreat.

With 5 spacious bedrooms (all with split system cooling/heating) with considered bedding configurations, three of which offer private bathrooms and a further centrally located family bathroom ensures this holiday rental in Rye offers comfort and amenities during your stay.

This oasis in Rye provides guests with an envious location within a short drive to the Mornington Peninsula wine region, world class golf courses district, hot springs and much more or you can just stay put and enjoy the relaxed coastal setting of this holiday rental in Rye.

Guests have the choice of:

BYO Linen / Towels - Guests bring own fitted, sheets, flat sheets and pillowcases for each bed, bath & beach towels. Refer to the home’s description for the bedding configurations.

Hire Linen / Towels - Guest can hire for $25 per person. This includes fitted sheet, flat sheet, pillowcase for the bed and bath towel.

If you wish to hire linen / towels - please let us know at the time of booking.

Garage is NOT available for guest use. Parking for up to 6 cars is available in the driveway.

Trampoline Use:

An older style Trampoline is present on the property but use is solely at the discretion of the guests. This outdoor trampoline has been exposure to the salt & coastal environment. All use, safety & supervision regarding the use of trampoline is fully the guests responsibility. The host is not responsible for any guest use or injury while using the trampoline.

Smoking is NOT permitted inside and all butts have to be disposed of outside prior to your departure.

The cleaning fee covers the 4 hour departure clean, if extra cleaning is required guests will be charged the extra hours required.

Our property is not for groups or individuals who wish to make excessive noise, day or night. maximum of 12 guests for booking on premise - no visitors, we are NOT a party house.

Let us know your full name, your age, number of guests, age range of guests, and the nature of your booking - we are NOT a party house and Mornington Peninsula council restrictions must be followed.

Failure to tell us the correct details in relation to your booking, or having additional guests on site, during day or night, will result in immediate termination of your booking and bond. No refund will be given.

There is a code of conduct for short stay rental accommodation. If the code of conduct is not followed and we get complaints from neighbours, we lose our registration and lose our business. I have uploaded the code of conduct under rules and policies. The key items are:
