Smaller than expected, no closet to hang clothes in upper & lower bedrooms, porch dusty and cobwebby. Otherwise good.
Donna, thank you for staying with us and for taking the time to share. It is always our intention to portray our cabins accurately and we sincerely apologies Komfy Kozy was smaller than anticipated. We will make sure that housekeeping sweeps the front porch in between guests. We invited you to stay with us again on your next trip to the Smokies.
The cabin itself was nice. However, there were several issues that contributed to a less than great experience. First, there was a giant ball of hair on the floor in one of the bathrooms when we got there. All of the toilet bowl cleaners that sat next to the toilets were full of dirty toilet water. Several of the tv remotes didn’t have batteries and a lot of the lamps didn’t have bulbs. Bring a kitchen counter cleaner if you plan on cooking. The pillows were cheap and some had stains on them. I wouldn’t consider the sleeper sofa as a bed option because you’re literally laying on the metal springs. Hot tub was nice. Kitchen is stocked well.

Overpriced for what it was. Carpet on stairs was old and had stains. Most of the TVs were old and outdated with VCRs. All 3 of the beds were extremely uncomfortable and hard. For the price paid, we expected things to be nicer. The place has good potential, but needs to be updated.

Best for 6, cramped with 10
We had a delightful trip to Gatlinburg staying at the Komfy Kozy home. We filled the house with 10 people -- 6 adults, two teens, a 9-year-old and a 6-year-old. We loved sitting on the deck for breakfast in the mornings and for sunsets at night. The view over the mountains is breathtaking. The kids took the pull-out couches. Adults got the king-size beds. The house was clean, and had plenty of bedding for us. There were enough pots/pans/serving dishes and utensils, plus 10 dinner plates, 10 bowls, 10 forks, 10 knives, etc. That means there were just enough, which was good, but it would have been nice to have a few extras. The air conditioning kept us cool, and everyone loved the hot tub and pool table.
The location is ideal. It's close to Gatlinburg and Pigeon Forge, and surrounded by the Great Smoky Mountain National Park. There's so much to see and do nearby.
A few nitpicks: The beds are hard and pretty uncomfortable. There's no gas grill. The grill that is provided is really not good for much. There's no lid. You have to buy your own charcoal for it. We had hoped to grill potatoes and veggies in addition to chicken. But the grill is so tiny, we had to cook our chicken in batches. We gave up on grilling the potatoes and other veggies.
Also, there aren't enough seats at the table for everyone to eat together. The dining table only seats 6. The rest had to eat later or sit with plates on their laps on the sofa or outside on the picnic table.
This house would be best for 6 people. Our 10 was OK, but pushed the limit, for sure.

a wonderful place to stay!
We enjoyed our mini vacation and loved the cabin. It was perfect in size for our 2 families. The cabin looks exactly how the pictures show online. The main floor and bottom floor are about 600 sq feet each with a bedroom and bathroom, the 3rd bedroom is a loft style with it's own bathroom. There IS a stacked washer and dryer too! There is a turnaround at the top of the street, which we didn't know about until a neighbor in the next cabin mentioned it-- made it ALOT easier to pull into the driveway. The cabin and decks are clean and comfortable, the galley kitchen provided enough space for preparing small meals, has a full size fridge and stove/oven and microwave.... and for us coffee addicts, there is a working coffe maker!!! One of the biggest bonuses for us, was that there is a Food City (like a Kroger for us Michiganders) that has practically everything you need for groceries---which in our case included emergency diapers, baby food, coffecake and pickles. We plan to return, not only to Gaitlinburg, but to Black bear falls...and if the family doesn't grow, the same cabin. Thank you Graber's!!!

Our stay was care free, everything was easy from the check in to the check out. Great location&view!
The property was awesome. Our view was incredible. The house was in really good shape and clean. There were only a few concerns, but not enough to take away from our positive experience. The jetted tub in the upstairs bathroom needs to be checked, when we tried to use it it produced black water through the jets. The pool table sagged in the middle, but that seemed to add to my boy's enjoyment. And finally the bedroom on the main floor could use some type of curtains. In its current state it does not lend itself to sleeping past daybreak. Even though there were these concerns, we will absolutely consider using these properties again. Once again, the house was spotless and all our amenities were provided.
