Bnb Booking are excited to host you and want to ensure you have a relaxing stay. To create a seamless experience, weâve outlined some important details and house rules.
##Important Information##
* We do not take same-day bookings after 6 pm for same-day check-in. If you have booked after 6 pm to check in that night, you must cancel within the next hr hour to receive a full refund, as you will be blocking our forward calendar. If you do not cancel and leave the dates blocked, no refund will be issued. Our staff finish at 6 pm. (Airbnb guests â please reach out to Airbnb for the refund, as they hold your payment.)
* No more than 8 adults. If you have booked for more than 8 adults, please reach out to our team. If you have not responded to our requests and it is less than 30 days before your stay, no refund will be given and your stay will be cancelled.
* We have a rental agreement as part of our terms and conditions. Guests must sign the rental agreement.
* We also require a copy of your ID (front and back).
* No more than 2 cars please use garage . No parking on driveway shared driveway
* No schoolies.
* No loud noise / no parties or events of any kind. ~~ - quiet hours start from 9 pm otherwise eviction could occur.~~

* We require all guests to inform us at least 48 hrs in advance of any special requests (e.g., cot, high chair, baby gear, extra kidsâ bed, and which room).
â Last-minute requests cannot be accommodated without a minimum 2-hour setup charge of $100.
* Call-out fee from our security: $250 for the first call-out. Second call-out: $500 and immediate eviction.
* Neighbour Complaints / Security Charges: Guest actions that result in neighbour complaints or the involvement of security or police will result in forfeiture of their bond ($2,000) and an additional charge of $3,000 for rule violations.
* Guests shall be liable for any and all costs incurred by the hosts due to breaches or damage. The security officer has the ownerâs consent to enter and inspect the property if there are concerns. If unauthorised guests are found, the bond will be forfeited, and immediate eviction may occur.
* Any type of function, party or gathering will incur a aditional charge $5,000 charge and the booking will be immediately terminated without a refund.
* Accidental or deliberate damage will incur additional cleaning or replacement charges. Most guests respect the property, but we must advise of extra charges where applicable.
* SMOKING: This is a non-smoking home. Violation will incur a $1,000 âSmoke Damageâ cleaning fee to remove odours from the house and/or linens.
* No smoking on the property.
â Cigarette butts found will result in forfeiture of the bond.
* The listing must be left in a clean condition with furniture returned to its original position, or an extra fee will apply.
* Pets are allowed by prior approval only A pet fee of $37 per animal, per night (maximum 2 pets per stay) will be charged separately. No pets on furniture. We do not accept pets that bark excessively or shed hair. If there are neighbour complaints of barking, the pet must be removed immediately or your stay will be cancelled. No pets allowed without prior approval due to wildlife/animals on the property.
* Bins must be placed out for collection on the day indicated on the bin or Monday night. Yellow bins are collected on alternate weeks.
* Only registered guests are permitted unless arranged in writing beforehand. Unauthorised guests will incur a charge of $100 per guest, per night for the entire stay.
* Check-in from 3 pm, check-out by 10 am unless otherwise arranged with prior written approval.
* Late check-out without notice: $100 per hour charged while cleaners wait.
* If no back-to-back booking, a half-day charge of $400 allows a 2 pm checkout with 24 hours' notice.
* We have a rental agreement as part of our terms and conditions. Guests must sign the rental agreement.
* We also require a copy of your ID (front and back).
* For last-minute bookings within 3 days, guests must send a selfie holding their credit card as an additional security measure. This is to ensure legitimacy and prevent fraudulent transactions.
