Quaint cottage, well equipped. very comfy beds. Owner was very helpful and on hand if required. The cottage isn't easily accessible if you have a very large car as drive to cottage is very narrow. There is a cattle grid at the entrance which was a little tricky walking out with the dog. Great location for everything plus fairly local pubs
Just back from a lovely weekend exploring the New Forest by bike and the cottage was the perfect base. A little difficult to find in the dark, but once discovered it offers everything you need for a weekend stay. A well equipped kitchen, comfy beds and a warming gas fired stove. Our party of 4 adults had a most enjoyable time.
There don't seem to be that many small properties to rent outside of the main villages and towns so if you want to feel a little more in the forest this is perfect. Heath's, woods and Hatchet Pond are all walkable from your door in a few minutes. The house is cosy with a lovely living room and well appointed to kitchen. The hosts were lovely and even left us some wine and chocolates. Recommended.
This cottage has the potential to be really lovely! Itâs in a brilliant position, is cosy within and very well equipped. However before the season really gets going it could do with a thorough spring clean inside and out. Also the drive and turning area are too tight for anything but a small family car and this could be easily rectified.
Great communication with owners who promptly switched our stay following 2nd lockdown announcement, and throughout the process kept us informed about out stay. Contact less check in which was nice and easy. Cottage in the heart of the New Forest which is an idyllic setting for a nice relaxing time and a great location for the start of walks. Cottage itself was so homely and has all of the things you would need for a stay cation. We had a really enjoyable time, and our little dog loved it too. Thank you so much.
Excellent value for money and in an amazing location, great location to go and explore the surrounding area more, or even to sit and enjoy the peace and quiet!
Instructions were great and easy to find considering the remoteness of the property. The cottage itself is lovely, charming in fact with really easy access to the New Forrest on foot or by car. The only reason I mark it down a bit is it could do with some TLC and a good dusting. Otherwise itâs a perfect place for a short stay. Nice job.

My husband and I stayed in this lovely little cottage whilst visiting our daughter and her family.
The cottage is in a very quite country location in the heart of the beautiful New Forest.
Andrew, the owner ensured we had a comfortable stay with a friendly greeting and welcome basket in the form of a bottle of wine, chocolates and some scrumptious jam.
Even though the temperature was quite chilly, the cottage offed a wealth of heaters and a gas fire to keep us warm. The central heating within the cottage is not accessible until November.
We had a comfortable pleasant stay and Iâm sure we will be back again.

Everything you need in this lovely cottage - we cooked one night and the kitchen is very well equipped. Excellent communication, easy independent arrival instructions and the owners were available if we needed (we didn't) but equally very discreet. Outdoor dining table too which we used for breakfast - excellent access to bike rides and walks and we'd love to return
The cottage was very dirty, the owner told us the cleaner had just left. It was so bad we took photo
The parking was so small a larger car could not have turned round. There was a slug crawling up the wall in the bedroom. The window sill in the bathroom was full of dirt. The entrance door so just covered in dirt. There were cobwebs every where. Behind the toilet was dirty. Every where needed either cleaning or repairing. I have photos to back up everything have said
We had a wonderful 2 week stay in this well equipped and homely cottage just outside Beaulieu. The location was fantastic with direct access to moor land and beautiful forest and cycle paths nearby.
We enjoyed cycling, horse riding and archery, as well as long woodland walks and just hanging out in the garden.
The owners were friendly and unobtrusive. Would thoroughly recommend a stay!
The location is really good for direct access into the New Forest whilst Beaulieu & Lymington are also close by. The property itself is probably more suitable for couples over families with restricted ceiling height in the 2nd bedroom something else to note. The main thing to Probably highlight is the Wi-Fi router is located within the owners main house & it wasnât possible to connect to this within the cottage itself.
Initial experience on arrival wasn't good. Directions could have been clearer, especially if you arrive at night. Cottage was freezing cold. It has gas central heating, but incredibly the owner told me guests have left it on all day in the past, so it's off from Nov-Apr.... The alternative is cheap plug in electric heaters.. Not impressive.
Cottage is quirky and nice and in a lovely area. Once we recovered from the cold we had an very enjoyable time.
I rented this property for two residents I support who wanted to go away for a few days. This property ticked all the boxes. 3 bedrooms, quite location and near places to see. The property was next to the owners property but you would not think so as it was so quiet. The gas fire stove kept us warm. The kitchen had plenty of China and cutlery. The underfloor heating was great. Duncan the owner meet us with cake and apples from the garden. There is are plenty of things to do and see. Beaulieu is just down the road.
I have owned Boundary House and Boundary House Cottage since 1988. However, I have had a much longer association with the Beaulieu neighbourhood because my grandparents came here in the 1930s. I am married with two sons in their 30s. I live in London during the week where I run my publishing business, Duncan Petersen Publishing.
