Wonderful Oast barn on a lovely property. The hosts are lovely, friendly and helpful people and made sure we had everything we needed. Definately recommending this place!
I can thoroughly recommend this as a place to stay. Liz and Paul are the perfect hosts. We were made to feel very welcome. The barn is clean, comfortable and well equipped. We would definitely consider staying here again.

We spent 2 weeks here, in what turned out to be a perfect base for visiting family and many of the beautiful places in Kent. The cottage was cosy, clean and comfortable with everything we needed and in a lovely, quiet location. The children loved playing in the woods. Comfortable, well equipped and spacious 3 bedroom cottage in a lovely part of the Kent countryside. The owners made us very welcome and have obviously spent a lot of time and care in maintaining the property. Would happily stay again, and can definitely recommend.

Wonderful garden with chickens, veg patch and woods to explore. A Great Adventure for supervised children to enjoy. Very hospitable owners. Highly recommended.
With great equipped kitchen and living room and a huge lovely garden to sit outside. in the environment we found nice footpaths

We had a lovely time and were made to feel very welcome. Being able to pick fruit and wander in the woods was a bonus and made our little girl happy.
The cottage was a perfect base for visiting various parts of Kent including Canterbury and Leeds Castle.

It was such a wonderful and peaceful place to stay! Lovely setting and surroundings. Beautiful barn and very comfortable. And the hosts go out of their way to help you in all your needs. The barn has all the utilities you need and more. If possible I would surely come back. Coming from the mainland it is only a one hour drive from the Eurotunnel and you arrive in beautiful Kent. In one word Perfect!
We had a wonderful stay at this Kentish property! We enjoyed walking around the several acres, and sitting near the apple orchard. Liz was kind enough to share her vegetable garden with us so we had fresh tomatoes and peppers in our salad. It was also very handy to have two bathrooms, one upstairs and one downstairs, the latter of which had accommodations to assist my elderly father. Thanks Liz!! Would definitely visit you again!
Just what we needed. A comfortable place with everything you need for a quiet stay in the country.
We had several pleasant, interesting chats with our hosts but it was clear they never wanted to feel intrusive.
A bit off the beaten track as pretty much everywhere is at least a twenty minute drive. Beware: the local roads have plenty of potholes.
And then there's Elvis, the very friendly black Labrador.
Definitely coming back if circumstances allow.
This was our second visit to the property. We love the accommodation which is clean, well equipped & comfortable. The garden is fantastic, & the hosts are so helpful & accommodating. Lizâ jam is delicious! Highly recommended.

Our stay was so much better than expected! A cosy retreat, perfectly well-equipped. Many sights we wanted to visit were within a 30 to 45 minute driving distance. Liz and Paul are the nicest hosts - what more can you ask for for a week in lovely Kent! Thank you so much, Liz and Paul!
What a beautiful property! Tastfully decorated, lovely comfortable beds and excellent showers! Downstairs bedroom was just right for my 90 year old Mum, with shower room and toilet just next door. Two bedrooms upstairs were roomy with beautiful views. Underfloor heating downstairs and radiators upstairs kept the cottage super cosy and warm. Really well equipped kichen with dishwasher, washing machine (i think) and plenty of crockery, glasses etc. Lovely rural position in beautiful grounds. Liz and Paul were excellent hosts. We had a super time.
You can just relax in this cozy barn. The kitchen was very well organised. We enjoyed ten days with tips from Liz and Paul to get around. They were exceptionally friendly and helpful. We loved the garden and the surprises in the barn. Just marvellous. Early in the mornings and late in the afternoon you can watch some rabbits. We didnât need the books or the TV - but it would have been great options. Liz made sure everyone of us was happy and had everything. A perfect holiday. Thank you.

The Simmonds family have lived at Den Farm Oast (next to the Barn) for 20+ years. We thoroughly enjoy meeting and greeting people from all over the world and helping guests make the most of their time in Kent. We are very relaxed about sharing our grounds and facilities with visitors and have many repeat visitors including regular ones from Australia and Germany. We have a very kind & friendly black Labrador called Elvis who adores meeting people and is very good with nervous people. We respect the fact not all people are doggy people but please respect the fact this this is his home & he will spend time outdoors! There is usually somebody at home to answer any questions guests might have. We have tried to make the Barn as comfortable as possible and take pride in its appearance. Having experienced a few dodgy self-catering holidays we know what we would like (or not like) to find in a holiday home inc. a comfortable bed(!), plenty of crockery, a dishwasher so you're not always washing up, good cooking facilities and a decent shower and bath to name a few!
We fell in love with the property as we came up the drive. It is peaceful but not too remote, close enough to all the facilities but with plenty of space and virtually no traffic except the very occasional car or tractor. Our home, Den Farm Oast, consists of part of a barn, 1 round roundel and one square roundel. The kitchen is round as is the master bedroom! The property is surrounded by orchards (beautiful in the spring) and hop fields. It is rural but so easy to get to towns either by car, bus or train. London is only about 50 mins away by train. The neighbours are all friendly, it is safe for children and great for walking and cycling. What more could we ask for! Den Farm Oast Barn is close by but detached. You have the choice of relaxing and enjoying the peace and quiet or hopping in your car and visiting one of the many famous sites around here including the Hop Farm at Beltring, Sissinghurst Gardens, Leeds Castle, Bedgebury Pinetum & Scotney Castle to name a few. A day trip to France is also easy to organise!
We have received many compliments over the years but the majority have been about the peace and comfort of the Barn, the warm welcome visitors receive from the Simmonds, the pick and eat invitation as well as its close proximity to so many wonderful sights. The number of repeat visitors is a testimony to how hard we try to make this a memorable visit for everybody! There are many lanes here for cycling and footpaths for exploring so plenty to do literally on your doorstep. This location is wonderful - in the middle of the countryside but very close to lots of famous sites and main line stations if you fancy a trip up to London.
